    This Project Information Memorandum (the “PIM”) is issued by Rail Land Development Authority (RLDA)

    in pursuant to the Request for Proposal vide to provide interested parties hereof a brief overview of plot of

    land (the “Site”) and related information about the prospects for development of multifunctional complex

    at the Site on long term lease.

    The PIM is being distributed for information purposes only and on condition that it is used for no purpose

    other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the

    public in relation to the Site.

    The PIM does not constitute a recommendation by RLDA or any other person to form a basis for

    investment. While considering the Site, each bidder should make its own independent assessment and

    seek its own professional, financial and legal advice. Bidders should conduct their own investigation and

    analysis of the Site, the information contained in the PIM and any other information provided to, or

    obtained by the Bidders or any of them or any of their respective advisers.

    is advised to carry out its own investigation into the prospects of developing the Site, the legislative and

    entering into any agreement or arrangement relating to the proposed Site.

    The PIM is for use only by the Bidders. The PIM may not be copied, or distributed by any Bidder to third

    parties (other than in confidence to that Bidder’s professional advisers) or prospective consortium

    members. Under no circumstances should Bidders make contact with officers or employees of MOR

    unless invited by the MOR or in accordance with the PIM.

    CITY PROFILE

    1.1 INTRODUCTION

    Sanchi is a small village in Raisen District of the state of Madhya Pradesh, India, it is located 46 km north east of Bhopal, and 10 km from Besnagar and Vidisha in the central part of the state of Madhya Pradesh. It is the location of several Buddhist monuments dating from the 3rd century BCE to the 12th century CE and is one of the important places of Buddhist pilgrimage. It is a nagar panchayat in Raisen district in the Indian state of Madhya Pradesh. Toranas surround the Stupa and they each represent love, peace, trust, and courage.

    The 'Great Stupa' at Sanchi was originally commissioned by the emperor Ashoka the Great in the 3rd century BCE. Its nucleus was a simple hemispherical brick structure built over the relics of the Buddha. It was crowned by the chatra, a parasol-like structure symbolising high rank, which was intended to honor and shelter the relics.

    1.3 LOCATION AND CONNECTIVITY

    Sanchi is well connected to the other Indian cities through rail road and airways.

    Roadways

    The road networks that link Sanchi to places in and around Madhya Pradesh are well-laid and well-maintained. These motor able roads connect Sanchi to places like Bhopal (46 km), Vidisha (10 km) and Indore (232 km). There are regular tourist buses (deluxe/ non deluxe) that motors between Bhopal and Sanchi. Various tour operators also provide private taxis and cabs for travelling to Sanchi.

    The nearest railhead from Sanchi is located in Bhopal. Sanchi is connected to the rest of the state via the railways.

    Airways

    The nearest airhead is the ‘Raja Bhoj’ Airport, located in Bhopal, the capital city of Madhya Pradesh. It is 46 km from Sanchi and is an important domestic airport of the state. Major airlines like Jet Airways (to Delhi, Indore and Mumbai), Air Deccan (to Delhi and Jabalpur) and Air India Regional (to Delhi, Mumbai, Indore and Gwalior) connect the airport to other important places in India. The only international airline is Air India, which operates flights to Dubai and Sharjah.

    1.4 DEMOGRAPHY

    As per the census of 2001, Sanchi had a population of 6785. Males constituted 53% of the population and females 47%. Sanchi has an average literacy rate of 67%. Male literacy is 75% and female literacy is 57%. In Sanchi, 16% of the population is under 6 years of age.

    1.5 RAIL PASSENGER TRAFFIC

    Sanchi Junction falls in the West Central Railway zone of the Indian railways.

    1.6 SITE LOCATION AND ATTRIBUTES

    The site is spread over 4000 sqm. To the north of the plot is the Yard. To the east is the railway staff

    quarters, to the west is the station circulating area and to the south is the Sri Lankan society building. At

    present 3 nos. abandoned staff quarters exist on the site which are to be dismantled by the developer if

    required.
