Antonio Butts, Executive Director of Wal-nut Way, tenant business owners, fundersand other community leaders were on handto celebrate the new development at a smallprivate ribbon cutting which was live-streamed to the public.

Butts announced a $350,000 donationfrom the Greater Milwaukee FoundationAnonymous Fund, which recently closedthe capital campaign, making the projectdebt-free.

“The Covid-19 pandemic has exacerbatedwhat we already know to be significantgaps in health and wellbeing and access toservices between white, black and brown

communities. The Wellness Commons of-fers culturally relevant services to meet theneeds of Lindsay Heights residents and thebroader community,” said Gina Stilp, Exec-utive Director of the Zilber Family Founda-tion, a major funder of the project.

Tenants of phase two include an array ofservices including mental health counsel-ing, nutrition, and recovery. The MilwaukeeArea Health Education Centers, UnitedNeighborhood Centers of Milwaukee, theBenedict Center Sister’s Program, Perse-verance Health and Wellness by BridgettWilder, Living Well by Marrika Rogers, andthe Milwaukee School of Engineering(MSOE) Scholar’s Program are scheduled tomove in by the end of the year.

The first phase of the project, a 6,500 sq. ftrenovation of an existing building and a4,500 sq. ft. new addition, is equipped witha commercial kitchen operated by Milwau-kee Center for Independence (MCFI). Theproject is home to MCFI, Fondy Food Cen-ter, and Walnut Way’s new social enterprise,Walnut Way’s new enterprise, “Desig-naway” apparel printing and maker’s space.

Walnut Way Conservation Corps is theowner and Antonio Butts, Executive Direc-tor, was the project developer for the Inno-vations and Wellness Commons phase two.Additional partners included: Mayer-

Helminiak, LLC, architect; Michael Emem,Owners Representative; JCP Construction,construction management; and ReinhartBoerner & Van Deuren, legal services. Fi-nancing was provided through a mix of phil-anthropic gifts and nonprofit financingthrough IFF.

“Our goal is to create a highly sustainabledevelopment that will allow Walnut Way toprovide affordable space for small busi-nesses to learn, connect, and grow. Nowthat the bricks and mortar phase is done,we can focus on the economic aspects andsupporting the best programs and servicesfor our community,” said Butts.

At the event, Butts also announced Wal-nut Way’s next major project, a multi-parcelnew construction and renovation project tobuild a permanent home for their social en-terprise, Blue Skies Landscaping. The proj-ect is a continuation of efforts to transformthe Lindsay Heights neighborhood into amodel for Green Infrastructure and ClimateResilience. Butts said the project will serveas a long-term home for Blue Skies Land-scaping to support its continued growth,and serve as a demonstration and trainingsite for green infrastructure and sustainableurban landscaping, in addition to officesand equipment storage.

Furloughed employees clock-in for fewer hours each week thanthey normally would and are paid less. For example, some fur-loughed employees work a four-day, 32-hour work week rather thana traditional five day, 40-hour week, typically while performing thesame duties.

“I’m not in favor of rubbing salt in the wounds of County employ-ees – who have already suffered a loss of pay through no fault oftheir own – and cutting their pension credits, when the savingswould amount to very little compared to the size and scale of ourpension fund,” said Supervisor Moore Omokunde.

There are no new costs to taxpayers because the pension contri-butions were already budgeted. There would be a minute loss ofsavings, estimated at roughly $3,700 to $11,100 annually over 20years. Milwaukee County’s pension contribution for 2020 was $64million.

The change would affect at least 160 out of more than 1500 em-ployees who had their hours and pay reduced due to the Coron-avirus pandemic and puts these workers in the same category asemployees on military leave and those who are out due to work-re-lated injuries.

“Not only is this the fair and reasonable thing to do, but it alignswith our racial equity mission,” said Supervisor Willie Johnson, Jr.“Many of the affected workers are frontline employees who are pro-viding essential services in the field, can’t telework from home likeother employees, and in many cases are people of color who havealready faced significant barriers to economic security".

Active Milwaukee County employees contribute about $12 millionof their own salary towards the County pension fund every year.

COVID-19 forced a nationwideexperiment in online learning,and one lesson stemming fromthat experiment may be that fur-thering your education doesn’tnecessarily need to mean pay-ing high tuition to earn a formalpost-graduate degree.“We all need to be lifelong

learners if we hope to achieveour goals and lead a fulfillinglife,” says Kimberly Roush,founder of All-Star ExecutiveCoaching (www.allstarexecutive-coaching.com) and co-author ofWho Are You… When You AreBig?“But that can mean many

things, and because of the pan-demic I think it’s become evenmore clear that the ways we ap-proach educating ourselvesdon’t need to be stuck in the no-tions from the past of how learn-ing takes place.”Harvard’s and Columbia’s

business schools are alreadyadding certificates and lifelonglearning to their programs. In-stead of immersing themselvesinto a degree program for acompact period of time, studentshave the option to stretch theirlearning out over years, latching

Knowers operatemore out of control than out ofcuriosity. They do not really leadso much as they manage.” Life-long learners, on the other hand,have a predisposition to be curi-ous. “They have a healthy ego,”she says, “so they have no prob-lem saying, ‘I don’t know the an-swer, but let’s figure it out.’ ”Recognize that your joy for

learning can impact others.When business leaders arelearners, this creates more of apartnership approach with em-ployees, who feel empoweredas a result. “The focus is onworking together,” Roush says.“It all stems from that natural cu-riosity. By asking ‘what’ and‘how,’ leaders encourage moreconversation—and more learn-ing by everyone.”Understand that self improve-

ment doesn’t always involvemajor change. Roush hasworked with many executiveswho made adjustments in theircareers, but those adjustmentsneed not be dramatic. “Often, people have been de-

liberate about their careerchoice and love their field; theyjust have gotten caught up in apart of it that they don’t like,” shesays. “Sometimes, it’s just amatter of getting back to theirroots and remembering what

they love about their job and al-lowing themselves to focus farmore on that. “You don’t necessarily have to

make the big right turn and com-pletely change what you’redoing. You’re not necessarily onthe wrong path; you may justhave hit a rough stretch or don’tknow exactly where you are.”“Great coaches are always still

learning too,” Roush says. “I’mconstantly looking for new op-portunities to learn and growand I get to learn from everyperson I coach – we learn to-gether. One thing I always wantto do is spread the word aboutthe power that resides withineach of us if we reach for ourpotential.”

The appliance shortage brought on by the pandemic isstill rippling through retailers in the U.S., meaning thatmany models of major appliances for the kitchen andlaundry room are harder to get, especially if you needthem fast. Deals have been even more scarce. To get abargain, you need to be alert and flexible—and willing topounce.

Lower Discounts, and Fewer of ThemBack in the spring, as people began sheltering in place,

Americans took a closer look around their kitchens andlaundry rooms and started ordering replacements and up-grades for their appliances. With that increased demand, manufacturers didn’t need

to give retailers the usual rebates to help them move mer-chandise. And that means the Best Buys and Lowe’s of the world

haven’t been passing along the cost cuts to you in theform of deep discounts. Just look at the stats from this year’s Black Friday. In

major big-box stores, advertised discounts on refrigera-tors averaged 24 percent, down from 36 percent in 2019,reports Gap Intelligence, a market research companybased in San Diego. Laundry machines also were dis-counted at an average of 24 percent, compared with 30percent last year. “There’s no reason to be promotional, because of high

demand,” says David MacGregor, an appliance-industryanalyst at Longbow Research, based in Cleveland. And even when a store offers a discount, the actual

savings aren’t as great, says Seth Basham, managing di-rector at Wedbush Securities, based in Los Angeles, andan industry analyst who covers appliance retailers BestBuy, Home Depot, and Lowe’s.“Discounts may appear similar,” he says, “but base

pricing or other factors will likely make the products moreexpensive compared with last year.”Then there’s the issue of supply—shortages, specifi-

cally, as manufacturers have struggled to recover fromfactory closings and production changes to implementCOVID-19 safety protocols to protect workers.“The Asian economies were hit in particular by the lock-

down, so there was a period of six to eight weeks whennobody in Asia was making steel,” says Tom Derry, CEOof the Institute for Supply Management, an industry groupin Tempe, Ariz. “All of that adds up to months of backlog.”

Some Appliances Will Be Hard to GetThat means no matter how much you’re willing to

spend, you may or may not be able to get your hands onthe appliance of your dreams.

For instance, when we recently scrolled through BestBuy’s selection of 35- to 37-inch-wide French-door refrig-erators, at least a third of the 313 models were on backorder or unavailable. A Sunrise, Fla., outpost of Lowe’sfeatured more than 465 dishwashers on its website butshowed only 25 models to be in stock.“Back orders are still very high,” says Ken Miele, CEO

of Appliance Dealers Cooperative, which is based in NewJersey and buys appliances from manufacturers to dis-tribute to around 200 independent retailers, mainly in theEast.

7 Tips for Buying an Appliance Right NowThat doesn’t mean you’re completely out of luck if your

dishwasher quits right now—though if you just want to up-grade, consider waiting until next spring. That’s when theexperts we interviewed expect the supply to begin to re-turn to normal. But if you can’t wait—or just don’t wantto—here’s our insider advice for getting an appliancepronto, at the best possible price.

1. Try an independent retailer. Local independent re-tailers can offer selections comparable to those of big-boxstores, thanks to their membership in cooperative buyinggroups. “Buying groups put independents on an equalfooting with Home Depot or Lowe’s,” MacGregor says.“They also provide a superior level of service to theirclientele, not just in selling the product but also in thehand-holding and support after the purchase.”Independents may offer other perks as well. Collins of Midlothian, Va., a fan of the “Consumer 101”Facebook group, says her local appliance dealer loanedher a refrigerator while she waited for her new Whirlpoollast summer. “The loaner helped tremendously,” shesays.If you see lower prices at big-box stores, it’s worth ask-

ing whether an independent will match the price.2. Use online tools to research. Take advantage of a

retailer’s online shopping filters to narrow your appliancesearch to what’s in stock or in stores now. If you want to see an appliance in person, some retail-

ers, like Lowe’s, will tell you the nearest store that has themodel you’re considering. Use the online chat if it’s avail-able, too. We tried Home Depot’s, and a rep spent half anhour helping us find an in-stock LG French-door fridge.Consult Consumer Reports for prices and product avail-

ability from the retailers in our shopping program. The in-formation is updated regularly, but you should alwayscheck the retailer for real-time pricing and stock availabil-ity.

3. Prioritize your must-haves. When inventory is lim-

ited, it helps to be flexible with features. For instance,Nish Suvarnakar, a market analyst for major appliancesat CR, recommends choosing basic stainless steel in-stead of a specialty finish, because it’s a popular finishthat’s often manufactured in larger batches.Consult our appliance buying guides to learn about the

4. Consider a model with cosmetic flaws. You maybe able to get a floor model or an appliance with a fewdents or scratches right away and at a discounted price.Best Buy, for one, has a search filter for discounted “openbox” appliances on its website. We found a GE Space-maker washer-dryer combination discounted by 28 per-cent. It was in “satisfactory” condition, which Best Buydefines as having possible minor to moderate signs ofuse that wouldn’t have an impact on performance. Openbox buys may be missing nonessential parts.

5. Order—and keep browsing. If you see somethingyou want online, buy it! Then keep looking. When you finda better or quicker deal, go back and cancel the firstorder. The big-box stores generally allow order cancella-tions and a refund up until the appliance is delivered.(Check the cancellation policy first.) And be sure you canhandle multiple purchases on your credit card; a refundmight not be instant.

6. Always haggle. Just because appliances may beharder to come by shouldn’t stop you from bargaining fora better price. When we surveyed 25,029 Consumer Re-ports members about the 33,947 large-appliance pur-chases they made between January 2019 and spring2020—including a couple of months during the pan-demic—only 28 percent said they’d haggled for a lowerprice. But 72 percent of those who did haggle succeededin getting a lower price. The median savings was $113.When we recently called Best Buy about an LG bottom-

freezer fridge, we were able to get the $25 haul-away feedropped. John Hinnenkamp, who lives outside of Omaha,Neb., got even better results. After waiting for weeks for agray GE washer and dryer set from Nebraska FurnitureMart, he settled for a white one instead. But when he asked the retailer to make up for his time

and trouble, the store discounted $120 from his purchaseand waived the haul-away fee. He also got a $100 storecredit. “Why was I compensated? That’s simple,” Hin-nenkamp says. “I called them and complained. Thesqueaky wheel can get the grease.”

7. Use your own vehicle. With access to a truck, youcan cut the wait for delivery by picking up your applianceyourself. Or try what Scott Cook of Cumberland, R.I., did:Have it delivered to a nearby location that offers a betterdelivery date. When Home Depot gave him a three-monthlead time to deliver a freezer, he entered his sister’s ad-dress in Massachusetts, 15 minutes away, into the onlineorder. That ended up shaving a month off the delivery date. At

his sister’s house, Cook had the delivery crew put thefreezer box directly into his truck, and his wife and fatherhelped him unload it at home.
