How does it work?
You can buy as little as 25% of the purchaseprice, and pay rent on the remaining amount. Ifyou buy 75%, you don’t pay any rent at all.Depending on your personal circumstances, youmay be eligible for Housing Benefit.
An affordable service charge also gives you aworry free future covering such items as yourproperty insurance, gardening, window cleaning,communal cleaning, and external and commonarea maintenance and management charges. ASinking Fund will cater for long term needs ofthe building.

Eligibility Criteria
The properties are available to people over theage of 55 (in the case of couples, only oneperson in each household needs to be over 55).
In deciding on priority between applicants,Wulvern will take into account:
Any medical problems affected by yourpresent accommodation (e.g. if you need tolive on the ground floor)
Your health and care needs (which willnormally be assessed by means of aCommunity Care Assessment)
Whether your present accommodation isunsuitable in some other way (e.g. if toolarge, too difficult to look after, in poorrepair, or isolated from transport and shops)
If you live locally to the development
If you have friends or relatives living near tothe development
Whether you need to sell the home you areliving in
Assets
Existing owner occupiers are also eligible toapply. Preference will be given to owners ofproperties where the market value is close to orlower than the price of the leasehold property.This is because the owners of more expensiveproperty are more likely to be able to affordother suitable housing.
Applicants are expected to have sufficientsavings and income available to meet the initialcost of the purchase and the ongoing costs ofrent, service charges and other expenses.
Waiting List
All applicants will be asked to complete anapplication form outlining their currentcircumstances. Applicants will normally be visitedby a member of the Association’s staff prior toan offer of sale being made.
Selection will be made by a group of staffexperienced in housing the over 55s. Applicantswill be advised in writing whether they havebeen successful in obtaining a property.
