THEMIDTOWNMOVEIt’s not every day 300,000 square feet of Class A office space

becomes available in one of the hottest mixed-use destinations going. CAPTRUST Tower, developed jointly by Duke Realty and

Kane Realty, opened 70% leased in December 2008, literally break-ing new ground and defining the skyline for Midtown Raleigh.

OUR NAME IN LIGHTSFor CAPTRUST Financial Advisors, a Raleigh-based national retirement advisory firm on a sharp growth curve, the decision to become the anchor tenant in the bold new office tower being created at North Hills – literally putting their brand name in lights on the Midtown horizon – has been a good decision from day one and the benefits keep accelerating. Fielding Miller, Chairman and CEO, speaks with excitement about CAPTRUST’s ground-breaking move to Midtown.

Miller estimates their brand recognition has increased ten-fold since they put their brand name in the sky.

Think about buying a new dress or suit, a singular brand that not only fits you to a T, but has the power to make you feel invincible and completely at ease because it tells the world a lot about who you are. That same experience describes just what creating a new global center at CAPTRUST has been for Wasserman.

“Of all the properties we looked at, North Hills was #1 for its central location, giving us the ability to recruit employees from all over the Triangle; we liked and trusted the Kane vision for ongoing development at North Hills; and we were really excited about creating our own space from scratch, an internal space that relates to our mission and integrates our brand.”

“Recruitment is off the top of the charts! We have hired eight people, top talent, who were driving by, saw the name on the building and looked us up.” Miller notes “this is of course unique to us, but just the environment here alone bolsters the opportunity to hire and retain talent.”

“CAPTRUST is a productive work environment that team members are proud to call home, with outstanding amenities, and in which we are proud to host key clients and partners.”

“The unique office space we have created captures our firm’s core values and provides a wow factor that reflects and extends our brand. An office doesn’t close the deal, but without question, it’s been part of the process.”

SINGULAR ADDRESS THAT SAYS IT ALLAsk any real estate broker what drives their clients’ decision making – it’s Location, Location, Location. For Wasserman Media Group, creating one of six global centers for the leading edge sports and entertainment agency in the sleek CAPTRUST Tower at North Hills took location to the next level, a true extension of their corporate brand and a bold statement to their clients about who they are. Malcolm Turner, Golf division President in Wasserman’s New York office, elaborates.

“The Tower’s strategic location at I-440 and Six Forks Road has proven more accessible than we even anticipated! Easy on and off the Beltline, and access to anywhere in the Triangle has been much better than we thought, even during rush hour.”

“Making it so easy to go out and take care of the necessary things on our daily lists frees up time, boosting productivity but more importantly creating windows of opportunity for interaction – collaborative thinking and team building – during what would otherwise be downtime.”

SINGULAR ADDRESS THAT DELIVERS IT ALL… AND THEN SOMEKilpatrick Townsend & Stockton’s move to Midtown began with the question, “Where do we want to be for the next 30 years?” For all the research and preparation that went into their decision, Gary Joyner, Managing Partner and past chairman of the Greater Raleigh Chamber of Commerce, readily admits their new address at CAPTRUST Tower has delivered unexpected payouts.

Much like the icing on the cake, Kilpatrick Townsend is ecstatic with their just-earned LEED Gold Certification from the US Green Building Council, the first and only law firm in all of North Carolina to garner this designation. “The very footprint of the building and the building shell’s LEED Gold Certification allowed the firm to achieve a LEED Gold build-out of our space.”

CLOSER TO HOMEFor Regus, choosing Midtown with its rich Live Work Play environment was the way to bring business closer to home and home closer to business, a perfect fit with their flex-ible space business model and natural desire to connect with local community. Chris Cline, Area Director, believes the support of the Midtown community has been integral to their success. “ ““ ““During lease-up and construction, we invited our

neighbors within a five to ten mile radius to come get acquainted. We did very little work, designed it and put it up, and the community sold it for us.”

“Customers tell us they want to be right here, working in the community where they live.”

Making the move to Midtown Raleigh can be an eye-opening

experience that just keeps on paying it forward. Brad Armstrong, Executive Vice President of UGL Services, and Butch Miller, Managing Director at CBRE Raleigh, whole heartedly agree.

“CAPTRUST Tower’s location makes the commute equidistant for all of us. No other Triangle loca-tion can do that.”

“We underestimated the cachet of the CAPTRUST tenants, and the opportunity to interact with the key business leaders who are our neighbors.”

“This is our third location in the last 15 years, and we feel we finally got everything right.”

For Regus, the pleasure of doing business in Midtown Raleigh has been the warm welcome from the neighborhood.

“The Live Work Play atmosphere is a complement not available in any other location, making it easy for people to connect around a vibrant center of activity that has its own distinctive sense of place.”

Hilton Hotels’ commitment to sustainability is global in scope and passionately local in

practice. Christopher Nassetta, President and Chief Executive Officer, elaborates, “As a global business serving more than a quarter billion guests a year in over 3000 hotels, we are in a position to make a big difference.” Closer to home, Philip Clausen, Chief Engineer, heads up the Hilton North Raleigh/Midtown’s sustain-ability initiatives with a passion that is central to every decision made and visible in the details of the hospitality for which they are known. The central fixture of the main lobby is a friendly, but somewhat goofy looking guy named Recyclatron, inspired by the local Barrel Monsters created by NC State student Joseph Carnevale. This public figure serves as spokesperson

for the hotel’s commitment to sustain-able practices, and a visible reminder to guests and staff that the real basis of sustainability at the Hilton is simple, everyday things you would do in your own home.

During a recent walking tour with Philip, we were able to see some of the top performing measures in action:

Installing an Ozonated Laundry System, a major retrofit that eliminates the need to use hot water, sanitizing ef-fectively with cold water, an enormous energy savings when you consider they do

over 937,000 pounds of laundry per year.

Putting Photo Sensors on Hallway Lighting, Philip’s first project in 1990, and a major ah-ha moment when he identified the waste in lighting long hallways in the meeting spaces where floor-to-ceiling windows deliver generous amounts of natural light.

Printing Both Sides of Copies before Recycling, this one espe-cially pleases Clausen because with little prompting the entire office adopted this practice. You also never know what you might find on the back page of a report you are reading.

Reducing Water Use by Displace-ment, began in response to Raleigh’s severe drought, a practice that continues today, and was accomplished with nearly zero cost by placing two-liter plastic bottles filled with two inches of sand in the commodes.

Next time you’re in the neighborhood, Hilton North Raleigh/Midtown invites you to stop by and meet their memorable mascot (a great photo opp, by the way), and remember, it is the little things we do every day that make a big difference.

- BREAKING NEWS -Kilpatrick Townsend Earns LEED Gold Certification

Kilpatrick Townsend & Stockton proudly announces their LEED Gold Certification from the US Green Building Council, the first and only law firm in North Carolina to achieve this distinction. Managing Partner Gary Joyner attributes the CAPTRUST Tower’s green design, as well as the firm’s own green initiatives, to their recognition. In addition, the Raleigh office has two LEED accredited attorneys, John Livingston and Jamie McCaskill.
