    Melridge Elementary School is a two (2) story structure totaling 30,350 s.f. The original facility of 25,563 s.f. was constructed in 1957. The media center addition totaling 4,797 s.was constructed in 1994. The facility contains one (1) gymnasium of 1,937 s.f. which also serves as student dining, one (1) kitchen of 459 s.f. and one (1) media center of 1,259s.f. Melridge Elementary currently provides space for grades K-5. The complex provides partial accessibility but does not fully conform to the provisions of the Americans withDisabilities Act Guidelines. The second floor of the school facili ty is not accessible. Typical classrooms throughout the complex are undersized and do not conform to the currentstandards established by the State of Ohio. The school facility is located on a 15 acre site in a residential area. School buses load/unload along the main entry drive which share

    access with vehicular traffic. The existing structure is constructed with load bearing masonry walls with supported deck and slab on grade construction. The structure is outfit tedwith a motion sensor and camera security system and a fire alarm system with manual pull stations. The complex does not contain a suppression system. A portion of the 1994addition is equipped with an air-conditioning system.

    A. Heating System

    Description: The existing system for the original building is a gas fired converted coal furnace. The existing system for the Media Center Addition is a hotwater boiler system which is original to date of construction. A limited portion of the 1994 addition is equipped with air-conditioning. Typicalclassrooms throughout the complex are equipped with unit ventilators.

    Recommendations: Provide for complete replacement of the entire heating, ventilation and cooling system throughout the entire complex due to condition, use ofdated equipment and lack of proper ventilation and ai r-conditioning.     Description: The electrical system for the complex is split-phase (3 wire, single-phase) 208/120 v. 400 amp service. A separate 3 phase 120/208 v. 225 ampservice was extended to serve the roof mounted condensing units and the 1994 Addition. Dated equipment remains in service in many areas.

    Description: The school facility contains 6 group restrooms (3 girls, 3 boys) and 2 single occupancy toilet rooms. Fixtures are a combination of newer andolder equipment. A portion of water closets/toilets are floor mounted. The majority of the toilets at the 1957 building are not accessible and do notconform to the provisions of the ADA. The restrooms at the 1994 addition provide accessible accommodations. The lavatory installations arelacking pipe insulation. District officials noted domestic supply piping is copper.

    Description: The majority of the existing window installations at the 1957 building are not equipped with thermally efficient units. Typical widnow installationscontain single pane glazing. A portion of the existing fenestration openings contain dated glass block assemblies. The 1994 Media CenterAddition is equipped with thermally efficient window assemblies with insulated glazing. The window installations are operable and can not beequipped with integral blinds.

    Description: The existing structure is constructed with masonry bearing wall assemblies with brick and concrete masonry exteriors.     Description: The current finishes at the 1957 building are dated. Casework is wood and worn. The majority of the complex is lacking lockers/cubbies. Thecorridors are equipped with coat hooks. District officials did not provide the specific date of kitchen equipment but noted the majority of equipmentis dated.
