The project comprises extensive high

quality refurbishment of a 3 bedroom

Grade II Listed Building close to Oxford

Street in central London. Following the

careful demolition of several internal

walls and construction and remodelling

of the layout, we have installed new

mechanical and electrical services,

carried out extensive repairs to the

existing timber windows on site using

our own directly employed craftsmen

andinstallednewfloorscreedsand

constructednew‘acoustic’timberfloors.

As all the other apartments were

occupied, careful liaison was required

with the building management, concierge

and residents association, particularly

as the majority of our materials had to

be transported along the rear service

corridoratgroundfloorlevelandthen

hoist on to site via an internal lightwell.

Close liaison and planning was also

required to allow the client’s own marble

and joinery contractors to carry out their

works.

this project was critical in terms of

managing and maintaining the safe

access and egress to all common areas

extensive chimney stack repairs and re-

weathering, in situ external joinery and

glazing repairs to all sash and timber

windows and doors, external Plumbing

repairs and drainage inspection, repairs

The property is a Grade 1 Listed early

Georgian Town House of the First Class

with six storeys, including the ground

original house is one of a terrace of four

designed by the noted architect, Colin

Campbell and built for Lord Burlington

dating from 1718 to 1724.

The principal main 18th Century oak

staircase, serving the Ground and 1st

Floor, is hand carved and decorated to

the highest of standards with enriched

mouldings and carvings.

The works undertaken were external

brickwork and roof repairs. Extensive

replacement of mechanical and electrical

services and upgrading to enable its

conversionintoaHeadOfficefora

major retailer. Structural remedial works

and redecoration works were also

completed , all of which required Listed

Building control approval.

managing noise, liaison with the

surrounding GSTT & KCL departments,

construction work on the surrounding

areas of the hospital which remained

fully operational throughout the course

The Darwin building forms part of the

University College London campus and

is located on Gower Street London WC1.

The works were completed on

programme and meeting all Client dates

as part of a fast track project. Our

works comprised the full refurbishment

and alteration to parts of the basement,

fourthandsixfloorstoprovidenew

specialist research laboratories for the

biology department (basement and

fourthfloor)andeducationalspace,

seminarroomandofficesonthe6th

floor.Thepremiseswerefullyoccupied

for the duration of our works and

the project additionally required that

no inconvenience was caused to the

existing research facilities. This was

achieved by utilising dedicated times

during the working day to carry out

noisy operations, detailed programming

and daily liaison with The University’s

Estates Department, teaching and

research staff. Dedicated access routes

were created to all our work areas. The

installation of new mechanical plant at

roof level via crane, was programmed to

accommodate the restrictions imposed

by The London Olympic games, Gower

Street having been designated as an

Olympic route.

The works involved the removal of

common part corridors and all main

stairwells within the Richard Hoggart

Building. Remedial works including

levelling and repairs to existing timber

nosings). The works were programmed

to be carried out over 7 phases, in order

to minimise inconvenience to students.

During this period further areas of work

were instructed due to the working

procedures we had adopted, which

allowed the college to not only operate

a full normal working timetable , with

access/egress maintained to all areas

but to hold examinations immediately

adjacent to our work areas.
