ASSET MANAGEMENT

We will evaluate the client’s real estate asset/s, and develop a long-term Asset Plan designed to maximize the yield from these resources.

We will conduct economic studies to establish the highest and best use of a property, undertake valuation, hand-hold the client make strategic decisions [i.e., retain, dispose or develop], prepare a market-focused development concept (if the decision arrived is to develop), oversee the execution of the development, and provide related services such as asset preservation and maintenance, leasing, and disposition.

REAL ESTATE DEVELOPMENT

We will assess the situation and condition of the property and develop the most efficient and relevant “transformation” strategy, hand-hold the client through different stages of project development and achieve the most profitable operations possible given the prevailing economic, market and regulatory conditions.

For investors, we will assist the client identify, package, and invest in real estate development projects – either as a financial partner or as a joint venture partner with landowners and developers -to profit reasonably in said collaboration.

OUR PAST & CURRENT ENGAGEMENTS

We were engaged by a group of investors to incubate a start-up property development company, and to identify real estate investment and development opportunities in the Philippines, from low-cost housing to high-end developments, hospitality, office and commercial facilities, as well as mixed-used developments. MDMI services provided include project concept development, initial project development and investment packaging, negotiations with landowners, and conduct of due diligence, economic studies and development strategies.

We were commissioned by a landowner, a partner in a failed joint venture development in Baguio City. MDMI’s role is to assess the remaining real estate assets (in the form of unsold residential lots and raw lands) of said project, and to look for a new developer to continue the development of said assets in order to unlock its monetary value.

OUR PAST & CURRENT ENGAGEMENTS

We were commissioned by a landowner to conduct a Highest and Best Use Study for a substantial and strategically-located property holdings in Tagaytay City, to develop a project concept, and to establish the financial investment requirements and financial rewards of said project concept.

We were engaged by one of the biggest real estate developers in the Philippines to assess its property management operations, to develop programs to improve productivity and cost efficiencies, and to strengthen the relevance of the property management operations within the group of companies. Additional MDMI scope of works also include the conduct of organizational re-development, corporate planning, corporate budget development, key process reviews, decision protocols, roll-out of an enterprise risk management program and enhancement of the insurance coverage of the real estate assets. The engagement encompasses more than 120 BPO office sites, residential condominium projects and mixed-used estate developments, in major urban cities in the Philippines.

OUR PAST & CURRENT ENGAGEMENTS

We were engaged in the packaging and promotion of a proposed project involving the development of medium-rise, residential condominium complex on a 4-hectare property located in Bacoor, Cavite. MDMI prepared the initial concept and financial plan for this project.

We were commissioned to undertake a focus market survey of the feasibility of developing a 5-hectare property in Calamba, Laguna into a BPO campus. MDMI was further engaged by the owner to provide executive project management services in overseeing the execution/implementation of the project from design concept, development and construction, and was also appointed as exclusive leasing agent for the project. The project has since been sold by the owner to another development company.

MDMI was commissioned to undertake a focus market research to assess the feasibility of developing a property in the Quezon City area for a mid-rise residential condominium development.

OUR PAST & CURRENT ENGAGEMENTS

We were commissioned to package the sale of a pool of real estate assets by a two (2) related entities comprising of commercial and retail condominium units in Ortigas, and another, a prime property in Quezon City via the private auction mode.

MDMI was commissioned to undertake the economic due diligence involving a 3,000 square meter prime real estate property in the Pasay City area with MDMI providing market review, development of a project strategy and positioning, target market profiling, project concept, financial planning and simulation as a strategic basis for a “go and no go” decision. The recommendation included the development of the property into a rental apartment business.

MDMI was involved in undertaking market and financial studies for two (2) proposed reclamation projects in the Manila Bay area for the purpose of securing regulatory approvals and in the structuring of the joint venture arrangement.
