WINDCREST EAST HOA BOD MEETING
APRIL 27, 2015
The meeting was called to order by Felicia Ayoub at 10:45 A.M.
The attendees were Felicia Ayoub, Barbara Caramore, Frank Cavallaro and Jack Tyniec;
Walter Blanck was absent.
The Minutes of the meeting of March 30, 2015 were reviewed, Motion made by Jack and
seconded by Frank to accept the Minutes; all in favor, Motion approved.
Financial Report
March income was $52,936 and operating expenses were $50,849 for a variance of $2,087.
Year to date income was $168,492 and expenses were $168,245 for a variance of $247.
Condo 1 & 2 income vs. expense are under budget by less than $250.
April checks issued through April 28 totaled $58,124.11.
Bank balances (as of March 31) for the HOA are as follows:
Operating account $26,120.81
Working Capital account $268,207.93
Capital Reserve Account (SFCU) $120,944.57
Capital Reserve Account (BCU) $126,010.97

Old Business
DC Electric has completed all of the street light repair work except the replacement of the
tops on the light fixtures, where they are missing.
We are still waiting for a copy of the official report from CertainTeed which we expect to
receive from our attorney once it is delivered to him by Greenview Properties.
North Fork Seal Coating will be scheduling the necessary roadway repairs as soon as
weather permits.
Steve from Lawn Elements has started removing the sand and salt that remained on our
street after the winter storms. He will also be taking care of the rocks that have been
displaced due to natural forces at the front pond. This will be done when the sprayer is put
back in the pond. Additional landscaping issues will be addressed with both Steve and
John from Decorative Gardens. Belgian blocks that were damaged this winter have been
repaired and replaced. The charge for the repairs, caused by snow plowing, has been back

The officers of the Social Committee have indicated that the Social Committee will take responsibility for the cost
of removing and replacing the television in the card room.
The repair of the leak at (address) required that a new flat roof be installed over the front porch. This work has
been completed.
New exterior mats have been purchased and placed at both the front and rear entrances of the Clubhouse. The cost
of these mats was $48.00.
The contract with Rainman has been signed.
New Business
An application to have masonry work done at the rear of the residence at (address) along with a deposit check
in the amount of $1,500.00, has been received from the homeowner. Motion made by Jack, seconded by Frank
to approve this work, all in favor, Motion approved.

An application to expand the beds around the patio at the rear of the residence at (address) along with a deposit
check in the amount of $1,500.00, has been received from the homeowner. Motion made by Barbara, seconded
by Frank to approve this work, all in favor, Motion approved.
Homeowners at both (address) and (address) have reported problems of leaks in their homes near the chimney.
These problems are being evaluated.
Aquatec has started to prepare the pool for the summer season. The pool is being marble dusted and is
expected to be completed and ready to open by Memorial Day. The cost of the marble dusting is $12,000.00.
The posts at the front and rear of the residences will continue to be repaired as needed.
The Engineering Capital Reserve Study is expected to be done later this year. It will include evaluating the
gunite pool structure, the roadways as well as siding and roofing on the homes.
The Pond Guy will once again be dying the water in both ponds to control the algae. This application is done
April through October at a total cost of $2,300.00
The directory hardware at the entrance is to WCE is malfunctioning. Intellitec is working to correct the
problem but the system may need replacement. As a result of this problem, the guest entrance gate will be left
up until the system is functioning properly.
The next meeting of the BOD will be Thursday, May 28, 2015 at 10:30 A.M.

Many, many thanks to my wonderful Windcrest East neighbors and friends who supported and
encouraged me throughout my six month battle with lymphomic brain cancer. The many calls, beautiful
cards and heartfelt words of encouragement never ceased. Your personal prayers kept me focused on the
positive when I was most needy and afraid. I am especially grateful to my car-ride buddies who drove
me to NYC for treatment. Last week my doctors told me that the cancer has completely left my body. It is a
miracle and all of you helped that happen. I love you all. Patrick Welby

WINDCREST EAST BOOK CLUB Our next meeting of the Windcrest East book club will be held at the clubhouse on Wednesday, May 17th at 7 p.m.

What the Lady Wants by: Renee Rosen Our April Meeting was cancelled so we are discussing the book chosen for April.
The next Social Committee Meeting is Thursday, MAY 21st at 7PM. All meetings are held on the THIRD Thursday of each month, so if you want to mark your calendar, those are the dates. The Social Committee is happy to announce that Ursula Mocniak will be our new recording Secretary.
Our Long Island Cares Food drive is scheduled to run during the month of May-
starting May 8th through the 26th
. While you are out shopping, plan ahead and pick
up a few items for it. Non-perishable food, baby needs, household necessities (paper
products, cleaning, & laundry supplies), personal items and cosmetics are all needed,
and gratefully accepted. The boxes will be in the Clubhouse.

CALVERTON NATIONAL CEMETERY
On Saturday May 23, 2015 at 9:30 a.m. (rain or shine) volunteers will gather at pre-assigned areas to place flags at each grave site to honor our military men and woman. All volunteers are asked to return on Saturday, May 30, 2015 at 9:30 a.m. to remove the flags. Windcrest East Veterans are asking the community to come join us in this special day of recognition at Calverton National
Cemetery. We have been assigned to section 34. We are meeting on both days at 9 a.m. in the clubhouse parking lot. If you go on ahead just go to section 34. Families of a deceased veteran can place a flag on that grave between 8 & 9 a.m on the 23rd. There will be refreshments in the clubhouse after the placing of the flags.
Memorial Day, Monday, May 25th Come down to the flag Pole in front of the Clubhouse at 4 P.M. to attend the memorial
ceremony by our Veterans for all who have died in the service of our country. We will be
having a Memorial Day Bar-B-Que right after the ceremony.

PAST EVENTS
On Friday April 25, fifty-three friends and neighbors gathered in the Club House for an enjoyable
evening of Bingo. There was coffee, cakes and cookies and plenty of conversation. In addition to the
standard variations of the simple Bingo Game we also played Lines and Sit Down Bingo. Everyone
seemed to have a great time especially those who went home winning.
I want to thank my wife Rosalie for registering those who would be playing and being the cashier;
Annette Blasi and Lucille Guarasci for shopping and setting up the snacks; George Fischetti for
helping to set up the Club House and calling back the winning Bingos; Tony Blasi for helping to set
up the Club House and keeping track of called numbers for each game; and all the other people
who helped to clean up afterwards. Surely, this event would not have been the success that it was

CLOTHING STILL NEEDED
When you clean out your closets, if you have any clean, usable clothing you no longer want, call Bruno Meloni at 369-3069. He will collect them and take them to the Living Waters Church, Riverhead, for use by the needy in the town. They take shoes as well.
. Notice to all residents: Please do not put your garbage out until after dusk the night
before pick-up.
Calverton/Baiting Hollow Civic Association meets the 2nd Wednesday of each
month, at 7:30pm in the Riley Avenue School cafeteria. Come down and support
your community. CLUBHOUSE KITCHEN All beverages stocked in the clubhouse--soda, water, coffee or tea
cost $.50 each. Please put your money in the box on the counter next to the refrigerator. We now have a new Keurig®. If you wish to bring your own coffee or tea “k-pod”, there is no charge for using the Keurig®. Thanks.
Also, if you have any bottles or cans (5 cent deposit) you wish to recycle, put them in a bag and leave them at Linda Nemeth’s garage door (9 Black Pine St.) and she will cash them in and give the proceeds to the Social Committee.
Please note that any food items left in the clubhouse kitchen are for consumption in the clubhouse and are not to be removed except by those on kitchen duty.
