Homeowners choose ren-ovation projects for a variety of reasons. Al-though many improve-

ments are made to increase function-ality and comfort of a home, several others are seen as worthwhile invest-ments. These investments can add up to a higher resale value when the time comes to sell a home.

Certain projects have a history of providing a greater return on home-owners’ investments than others. The following renovation tips can add beauty to your home and generate great returns when you put the home up for sale.

· Invest in your kitchen. Kitchen re-models are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. It’s possible to recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. Home-owners should know that a deluxe renovation may not be necessary, as

relatively moderate improvements can create a whole new look for a kitchen.

· Look to paint. One of the least expensive improvement materials, but one that has a signi� cant impact, is paint. Neutral, modern colors can eas-ily liven up any space. If you paint with low-VOC paint, you also can advertise an eco-friendly home, which is very de-sireable these days.

· Put in another bathroom. Mul-tiple bathrooms are an attractive sell-ing point, particularly in older homes that may not have been equipped with more than one bathroom. Finding ex-tra space for a bathroom can be tricky, but consider closets, areas under stairs or even taking some space away from another room. Popular home-improve-ment television channel HGTV advises that half-bathrooms require at least 18 square feet of space, while full baths need 30 to 35 square feet for a stand-up shower or bathtub.

· Renovate the HVAC system. Aes-thetic improvements aren’t the only ones that add value to a home. Many home buyers are eager to purchase a home that has a new heating and cool-ing system, as buyers understand that furnaces and air conditioning units are

substantial investments that can last for years. Other improvements, such as adding attic insulation or replacing older windows and doors with more energy ef� cient options, also are smart bets.

· Add illumination to rooms. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows.

· Put a deck addition outdoors. Out-door living spaces have become more desireable, especially as the “stayca-tion” has grown in popularity. Decks and patios can make backyards more appealing. The scope of your invest-ment will depend on the size of the deck and design. Doing the work your-self can cut the cost of decks in half, but only if you have the speci� c tools or experience to tackle such a project.

· Improve curb appeal. Adding at-tractive landscaping and freshening up the entryway to a home can add con-siderable value to your home, as buyers judge homes by their exteriors. Com-pletely renovated interiors may never

be seen if buyers pass up your home because of a less attractive exterior. Classy, subtle changes, like well-placed shrubbery and a green lawn, can work wonders. An inviting front door and well-lit entryway also add curb appeal to a home.

Before making improvements, homeowners should determine if a given project will provide a solid return on their investment.

Tiny houses are a recent phenomenon and have

spurred many businesses - from builders to deco-rating experts - looking to connect with consum-ers who want to go small. The small house move-ment advocates for living simply in small homes, some of which can be as small as 100 square feet or less.

Although living in a tiny house is not for ev-eryone, many people pre-fer small-space living to living in larger, more spa-

cious homes and apart-ments. For those looking to make the most of their small living spaces, there are ways to make such living arrangements feel larger.

· Light is your friend. Establish adequate light-ing in a room that in-cludes at least three work-ing lights. Varied light sources from different angles will eliminate dark corners and shadows that can make a space feel smaller. Lighting also can draw the eye where you want it and distract at-tention from the room's � aws.

· Make use of verti-cal space. Homes where space is at a premium may have limited storage ar-eas. An often-overlooked storage option is vertical space. Space above doors, shelving, and areas above cabinetry are ideal places to store items. Use hooks on walls to keep belong-ings off the � oor.

· Choose light-colored paint. Choose lighter hues for your home fur-nishings and wall colors. You do not have to limit this to white (unless land-lords require white walls). Pale colors will help re-� ect light and can make the room seem larger than it really is. Using a dark color on the � ooring can make other lighter shades really pop in contrast.

· Think about built-in furniture. Traditional fur-niture may not be practi-cal for small spaces and can waste a lot of room. Custom-built furniture is often the way to go to maximize the area you do have. Employ a little do-it-yourself initiative as well, customizing items for the perfect � t.

· Work with a designer. If you're having dif� culty making a small space work for you, consult with an interior designer or a contractor for some ideas.
