SALESI am pleased to say that 2012 has started much as 2011 ended with serious house hunters out in force, arranging viewings and agreeing to purchase property throughout our area.

Indeed record numbers of buyers have registered with us so far this year – 15% more than the same period in 2011 – and encouragingly nearly 30% of these are first time buyers. This number is higher than normal, and is much more than the national average, although I believe this may be attributable to the imminent end to the first time buyer stamp duty holiday.

What is even more encouraging is that this buyer activity has led to an increase in the number of agreed sales, 20% up year on year, across the board from one bedroom flats to £4m luxury homes. Our continued investment in the latest technology, being featured agents on the major portals and including cinematic style property videos, is quickly attracting the best buyers to the properties we are selling.

However buyers are now being frustrated as fewer properties are coming onto the open market. A recent Rightmove survey reported average weekly listings running at approximately 25% below pre-credit crunch levels, with new properties coming to the market in February running 9% below the levels of the same period in 2011. With this imbalance in supply and demand it is likely that the next couple of months will provide a great opportunity for those thinking of selling, especially in the sought after areas of North and North West London that we deal with.

LETTINGSThe letting market continues to perform extremely well this year. January and February, are traditionally slower months, but NOT SO THIS YEAR. In fact, our 8 offices working together have achieved in February three times as many lets than February last year.

As with the sales market, demand for rental properties continues outstripping supply and this is seeing rents in many of our areas continuing to edge up, as much as 4% in some cases.

There are reports of rent arrears rising in many parts of London, which will inevitably concern landlords. However we can offer total peace of mind to our landlords, since we are able to offer a rent guarantee, free of charge, on all our letting services. This is in addition to the high professional standards the Association of Residential Letting Agents requires for us to be a licensed letting agent which also provides Client Money Protection. This is not the case for many of the newer cut price agents who are unable to do this due to recent FSA regulations and/or not being ARLA licensed agents.

out and dispose of things you no longer need.

Store or give away excess furniture that makes

the room appear cramped.

• Clean and arrange cupboards and fitted

wardrobes; they will look bigger with less clutter.

• Make your kitchen appliances shine.

• Clear off work tops to make the kitchen look

spacious and neat.

• Wash walls and woodwork.

• In the bathrooms, scrub soap film from tiles and grout.

DecoratingDecorating can help assure you will get the

best price for your home. But before you begin

pretend you are a buyer or tenant seeing your

home for the first time, or get a fresh, neutral

pair of eyes to give an un-biased view – your

Buy-to-Let

Buying a property to generate regular income and as a long term investment has become a popular option for many as bank interest rates remain at historic lows. This is why Buy-to-Let has become the busiest part of the market.

The end of 2011 has been the busiest

for Buy-to-Let since 2008. Figures

from The Council of Mortgage Lenders

show 34,500 Buy-to-let mortgages

were made in the third quarter of

2011, a 39% increase on the same

time in 2010.

The letting market in the areas of North & North West

London that we cover remains in excellent health with the

demand for all types and size of property continuing into

2012. This demand is down to many reasons including

first time buyers struggling to get on the property ladder,

uncertainty around the economy and employment, all

fuelling increased demand for rental properties.

If you are thinking about buying your first buy to let property

there are a number of factors you need to consider before

you start looking for a suitable property to buy:

Do the Maths – Make sure you have done your sums.

Think of the costs involved. Not just the purchase price,

but also the running and ongoing costs such as insurance,

property maintenance and service charges, fees and the

tax obligations. You should also remember there may

be void periods – where the property is empty between

tenants – if you use an experienced letting agent these

void periods will be minimized. Tax is payable on the

profit made from a letting and there are many deductions

that can be made to offset the tax liability, so make sure

you take proper professional advice.

Do your research – Check what kinds of property are in

demand and the actual prices being achieved (rather than

just looking at the asking prices, which some agencies will

inflate to gain an instruction) in the area you are looking

in, and that there is interest from potential tenants for the

type and size of property you are thinking of buying.

One of the most important things to remember is that

you should look on Buy-to-Let as a business. Don’t make

the mistake of decorating and furnishing the property

to your own tastes – keep it simple. You are there to

make money out of the property, so keep your market

in mind. This also applies to furnishing. Many tenants

have their own furniture and just require the basics, i.e.

washing machine, cooker, fridge/freezer etc. So don’t fill

your property with too much furniture as it can seriously

affect the number of tenants you are likely to attract.

Landlord’s legal obligations – There is a significant

amount of regulation that a Landlord must comply with

such as the gas and electrical safety regulations, furniture

and furnishings fire safety regulations and tenants

deposit protection legislation. The legal requirements

can be a minefield for an unwary landlord. However if

you use the services of a “Licensed Agent” member of

ARLA, such as Martyn Gerrard, they can easily guide you

and make sure you and your property fully comply.

Tips for First Time Buyers

Michael Lawlor is from Mortgage Advice Bureau and comments on the latest Bank of England’s MPC’s decision to hold interest rates at the record low of 0.5%.

“The Bank of England’s Monetary Policy Committee has again decided to hold interest rates at the record low of 0.5% for the 35th month and has announced that it is to increase its Quantitative Easing (QE) programme as it bids to stave off a recession.

Overall Product Numbers. Overall mortgage product numbers reduced a little in January, although we continue to see an increase in the number of mortgage products both at 90% and even 95% loan to value. This will enable more potential purchasers and in particular first time buyers to potentially enter the housing market.

Average Rates. February has witnessed a small rise in the average cost of 2, 3 and 5 year fixed rates and also in 2 year trackers, although all three categories of fixed rates remain below the same period in 2011. This would indicate that people who are coming to the end of their current mortgage deal within the next six months would be well advised to start exploring the options that are available now.

The UK is directly affected by what happens in the Eurozone and with this latest round of QE and with the base rate again held at 0.5%, this could end up providing a boost to mortgage borrowers.”

At the end of 2011 Mary Portas presented a 28-point plan for the Prime Minister with a view to “saving” Britain’s High Street.

Recognising the delicate economic

climate, talk of recession and the need

to support the local High Street, there

is now an imperative for landlords to be more pragmatic

in helping to effect the letting of shops, rather than

holding out stubbornly for higher rents. There is also a

need for innovation in the use of commercial premises to

ensure that the High Street remains viable and premises

remain occupied.

Whilst in general pragmatism is recommended to

landlords in their approach, the more affluent parts

of North and North West London covered by Martyn

It has been well publicised that a number of well

recognised names such as La Senza, Blacks and

Peacocks have experienced difficulties or closed down.

It is just as true, however, that there are a large number

of multiple retailers looking to enter good high streets,

particularly those in North and North West London that

we deal with.

We at Martyn Gerrard highly recommend local businesses

taking an active interest in local initiatives working with

traders associations to ensure an improved shopping

experience from their high street.

It is important that businesses ensure they are being

innovative to create a shopping environment that is

welcoming and inviting. Those businesses must stand

together on tackling issues such as rising business rates

(that so many small businesses find crippling) and parking

restrictions to combat the free parking at superstores, and

encourage customers back to our High Streets.
