Datuk Hoe Mee Ling is the Divisional General
Manager of Eco World Development Group Berhad
(EW Berhad), responsible for Eco World industrial
and business park developments, high end
township development and Singapore office
specializing in overseas projects ( London and
Australia). She has 22 years of experience in the
property development industry.
She holds a Master of Business Administration
(Distinction) from Heriot Watt University,
Edinburgh, United Kingdom. Prior to joining EW
Berhad, she was the Divisional General Manager
for the Southern Property Division of S P Setia
Berhad taking charge of the residential,
commercial and business park developments. She
spearheaded the eco development of S P Setia
Berhad in Iskandar Malaysia and one of her
projects, Setia Eco Gardens, was conferred the
FIABCI Prix d' Excellence Award in 2009 and 2012.
She was also responsible for overseeing the

YY Lau is currently the Country Head/ Managing
Director of JLL Property Services (Malaysia) Sdn.
Bhd. YY graduated as an Accountant from
Chartered Institute of Certified Accountants (UK).
Her last position was the Financial Controller of a
Finnish Group of Multinational companies before
she embarked her second career in real estate and
joined an International Real Estate Country firm in
1992.
In 1995, she founded YY Property Solutions
whereby she established her reputation as being

consultancy firm in Kuala Lumpur in the early
1990s. Here he was exposed to all facets of the

My career as a real estate negotiator started in
1998 and I have been in this profession for a total of
18 years. During my journey to strive to reach the
top. I have experienced both the agony of rejection
and the sweetness of success. Needless to say as
in all journeys. the beginning years were the most
painful ones. During the course of my job. I have
been asked to present myself at a police station in
relation to a drug investigation as well as being
asked by my tenant to ' evict " some troublesome
spirits. There was no such thing as working hours
then as I was always on call 24 hours a day. Come
to think about it. I am still on call 24 hours now.
There is no big secret in order to succeed as a
negotiator. There is no magic formula either. There
is however for those daring enough to venture into
this field a road full of pot holes which can only be
overcome by hard work, dechcation and a never
say die attitude. Many a times I told myself that the
road to success is not lined with roses. One has to
plan and be prepared to answer all if not most of the
questions asked by everyone involved in the deal
be it a sale or rental. I do not profess to know the
answer to every question but I do know that every
closing is a learning journey. The more we learn,
the more we realise. the lesser we know.

Mr Harry Yeo Hock Chuan is a real estate
practitioner and trainer. He has a total of 41 years of
work experience, with 19 years of teaching
experience in real estate and other courses. Harry
has authored two textbooks on real estate in the
year 2011. He has also developed and written
many Continuing Professional Development (CPD)
courses, these CPD courses are recognized and
approved by the Council for Estate Agencies, a
statutory board under the Ministry of National
Development.
Today, Harry is a principal lecturer and adult
educator for real estate courses at the Institute of
Estate Agents, Singapore. He conducts training
there for examination and non-examination
courses.
Harry holds a Master of Business Administration
degree from Oklahoma City University of U.S.A.
and several real estate qualifications from
Singapore, including Cer tificate-in-CEHA,
Cer tificate-in-REA, Cer tificate-in-RES and
Certificate in Elements of Conveyancing Practice
from SIM University. Harry is also professionally-
qualified. He is a Chartered Secretary & Chartered

Her career star ted by chance when she was

MIEA has been organizing the Malaysian Annual Real Estate Convention or MAREC for the last 30
years. It has been the annual event for real estate practitioners to congregate to learn, to network and
to get recharged for the year ahead.
This year, themed “Transforming your Real Estate Business in a Changing Era”, Marec'17 is set to
deliver an urgent message calling for all real estate practitioners to keep pace with the fast-changing
business environment before technological advances make us dinosaurs.
To make this convention possible, Marec'17 organizing team has been working very hard for the past
9 months to deliver not just “another MAREC” but a “transformed” one. We want to take this

I am proud of MIEA for having successfully organised MAREC for the past 30 years. I am also happy to
note that each year of the convention draws more and more professionals from the different
disciplines in the property industry. This is proof of an industry that is progressive and far sighted.
The landscape of how business is being done is changing even as we speak. The rate of change today
is faster than it ever has been. If we are not constantly diligent and embracing this change, it will

Times flies, we have entered into the third month of 2017 and MAREC reminds us that we are moving
into another quarter of the year. It is a great pleasure to convey my message to all Real Estate
Practitioners on this annual convention organised by the Malaysian Institute of Estate Agents. The
Board of Valuers, Appraisers and Estate Agents Malaysia has been participating and supporting
MAREC over the years since it started in 1985.
MAREC being a hallmark of the real estate convention in Malaysia through its theme reflecting the
maturity of the industry and resistance to adapting the changes in current environment. The theme
“Transforming Your Real Estate Business in A Changing Era” emphasising the fact that we need to
keep up with new technology, change the way we run our business, creating new mind set, reinvent
ourselves and upgrading of knowledge as well as skills.
As Mlaysia is strategically situated along the one belt, one road, opens up a great prospect to
investors. It is vital for MIEA to prepare members and to play an active role in providing education and
training to real estate practitioners to further enhance the industry by playing a pivotal role in the years
to come. The platform does not limit to education but also a place to foster friendship for business
opportunity through networking. Therefore, it is crucial for practitioners to come together to enhance
the profession. I would like to urge real estate practitioners who have yet to join MIEA to sign up as their

Welcome to MAREC’17, the largest Real Estate Convention in Malaysia; organized by the Malaysian Institute of Estate Agents
(MIEA) for the 31st year running.
This year is particularly special as we embarked into positioning MAREC’17 as an international real estate convention to meet
changing and challenging market environment in a growing global market place. The organizer had set very high standard to only
invite a pool of Speakers with diverse experiences in real estate and related fields who will be sharing with you during these two
days event. There are also a few international real estate Speakers who come from as far as United States of America, Australia and
regionally to provide a wide spectrum of sharing experiences.
We are pleased to welcome our fellow Practitioners and Colleagues who have make MAREC’17 their annual event to attend, update
and recharge their energy for the foreseeable year. I am pleased to inform that among us today will be participants from seven (7)
ASEAN Countries and Presidents of their respective real estate institutions from Singapore, Philippines, Indonesia, Thailand,
Vietnam, Cambodia and Myanmar. We are honour to welcome their participation which will definitely add on to the standard of our
professional practices regionally and promote regional cross border real estate business. Forming strategic alliances with regional
countries (ASEAN) is important as Malaysia population is only 31 million compare to the ASEAN Regional population of more than
600 million people.
We will be introducing ARENA (the ASEAN Regional Real Estate Networking Alliances) initiatives to promote ASEAN regional cross
border real estate business, a private initiatives by 10 ASEAN real estate associations. This is in support of our respective
government’s initiatives for the establishment of ASEAN Economic Community (AEC) as one single market, which was launched in
January, 2015.
Our globalization initiatives started with MAREC’11 wherein we adopt the title of “Malaysian Real Estate Profession: Glocal or
Global” which literally focus on expanding our services to do global real estate business with local knowledge as our strength and
competitive edge. At that convention, we were blessed with the present of Mr Ronald L. Phipps, the President of the National
Association of Realtors (NAR), USA. Since then, we are enjoying bilateral relationship with NAR which more than 1.2 million
membership worldwide in 88 countries. NAR representative had since attended MAREC annually to share their global initiatives.
To be relevant and competitive today, we need to own a smart phone, well verse in social media, download countless Apps
Applications, IT savior and well-connected anytime and anywhere. We have to adopt change in the way we do business today.
Successful real estate practitioners attend convention to learn the latest technology, techniques and smart ideas; and that’s the
main objectives of the convention.
For the first time in the history of MIEA, we are introducing the National Youth Summit for real estate practitioners who are 40 year
old and below. We would like to welcome the Youth leaders and their delegates from Sabah, Sarawak, Johor, Perak, Penang and
Selangor under the Stewardship of MIEA Youth Council Representative Mr Ethan Leong. Their theme for this inaugural event is
“Network & Connect with Young Entrepreneurs Across Malaysia”. It is our fervent hope that the youth will strive to work hard and be
ready to take over the leadership of the aging real estate fraternity players.
We must acknowledge that the past year had seen much challenges in the real estate fraternity and a “Buyer” market sentiments in
the local market. The prospects of the global market are also challenging with UK exit or “Brexit” from EU (European Union), a new
US President, many challenges with the refugees crisis facing European countries and a weakening Malaysian Ringgit.

In recent years, the crowdfunding movement has been
gaining momentum in Asia and more people are
becoming aware of the potential crowdfunding has.
Notably, Malaysia is the first country in ASEAN to
introduce a regulatory framework to facilitate
crowdfunding in 2015 ahead of its neighbouring
countries.
According to Massolution’s 2015 Real Estate
Crowdfunding Report, real estate crowdfunding is one
of the fastest growing segments in the global
crowdfunding industry. The amount invested through

This figure is forecasted to grow to US$250 billion by
2020. Hence, it is important to note how crowdfunding could reshape real estate investing and development in Malaysia and the positive impact on real estate agents.
Crowdfunding is an alternative and new way to invest in real estate. It involves raising capital for a particular real estate investment or project from a ‘crowd’ of investors rather than one or a selected few using the traditional approach. During times where the market is quiet and pre-sale of units is sluggish, boutique developers may run into cash flow issues and require additional working capital. This is where crowdfunding comes in to fill the funding gap and property agents can tap onto their vast network of property investors to fund the project. Real estate crowdfunding will be increasingly
attractive to property investors as the initial capital investment is often significantly less than most of the traditional approaches. This not only makes real estate investment accessible to the casual everyday investors with limited capital but allows them to both limit their overall financial exposure and to diversify their investments more easily.
In the near future, we are likely to see a shift in the way people invest in real estate. While the traditional methods will still play a role in real estate investment, the rise of crowdfunding platforms will potentially change the real estate scene and play a bigger role with real estate stakeholders including property agents.

industry. In today's digital world the property industry
are faced with new challenges as the internet and
technological advancement have not only changed the
way we live, communicate, buy and sell, source for
information but they have also shaped the very future
of how we will do business.
Due to the rapid development in technology and the
internet space in this region, we see many new IT
Startups trying to get a piece of action in the property
landscape. Are these online property startups
generating more value to the property community or
are they creating more competition among property
agents and negotiators in the market?
In my topic of presentation, we will look into the pros and cons of these digital startups and what property agents and negotiators could expect with their presence in their market. In summary, do we see these startups with their respective business model as a friendly foe or are they directly competing with agents and negotiators in this challenging market landscape.
While the traditional property marketing methods are still very much alive in today's market, the addition of digital marketing strategy can be used to influence and interact with prospects and customers. We see a very large number of agents and negotiators are utilizing online property portals and social media as a key component to their property marketing strategy. This is largely because consumer behaviour has changed
considerably over the last decade, with 90% of property buyers make their searches first in the internet before using any other form of media to look for a home, as it is both instantaneous and convenient.
In my session, we will also cover the new millennium property buyers trends and behaviour as well as their expectations from property agents and negotiators today. We have come to a point that why and how agents and negotiators should leverage on technology and the internet to stay relevant in the game or will be left out in this fast moving 'bullet train' of opportunity.
