“Many of our agents are already reporting increased activity and enquiries from first home buyers and investors, with some posting record sales during the months of December and January,” Mike said.

“This is a result of a number of factors, including improved housing affordability and house prices coming into line with market expectations and growing consumer confidence due to the introduction of a range of federal and state government initiatives.”

Mike said while the lower end of the Australian market was already rallying, the same could not be said for the top end of the market, which he expects will fare worse in the coming

the predictions are for median house prices to fall anywhere from 0.5 per cent up to 40 per cent (although only a few analysts believe it will get as high as 40 per cent). But the consensus is that it will be at the top end, rather than the lower end of the market that the pinch will come.

What should be remembered is that in the long term, Australian property owners remain well ahead – no postcode has yet shown a negative 10-year return.

“Over the next five years, rental yields will move to being almost on par with home loan interest rates,

making the incentive for investing in property even stronger,” Mike Gray said.

The current average national yield is 5.5 per cent, the figure usually required to entice people to invest in property. The latest available statistic (September 30 2008) shows the national yield was at 5.05 per cent for units and 4.6 per cent for houses.

“As well as great potential for the commercial sector, rental markets will be one of the key drivers of improvement in residential markets in 2009,” Mike said.

REIQ DECLARE LOCAL AGENCY STATE’S BEST

First National Nerang was an-nounced Queensland’s top Agency in the medium size offi ce category, winning the coveted Agency of the Year title at a gala event held in Brisbane last week.

The Real Estate Institute of Queensland (REIQ) 2009 Awards for Excellence recognise agencies with superior levels of agency practice in the residential sector. The medium category applies to agencies employing between10 to 20 people in a single location.

Standing before a capacity crowd of 500 industry delegates, Mike Gray, Principal of Nerang First National, accepted the award on behalf of his team.

The REIQ is Queensland’s peak professional association repre-

senting more than 2,000 real estate offi ces and more than 15,000 agents, salespeople and associ-ated property profession-als statewide.

First National Nerang has previ-ously won this accolade in 2000, as well as being named “Gold Coast Agency of the Year’ for four consecutive years.

As an REIQ Award for Excellence winner, First National Nerang will go on to represent Queensland at the National Awards to be held in Melbourne in April 2009.

TAKING A HARD LINE WITH PAINT DISPOSALWhat do you do with leftover paint? It is no longer acceptable to pour it down the drain or into the garden. More often than not, we store those half-empty tins in the garage thinking they may come in handy one day.

But the problem remains. Until now. Dulux has just released a new product that can be used to harden water-based paint into a disposable block.

Dulux’s Envirosolutions waste paint hardener can be poured into the tin of paint, stirred then left for a couple of hours to solidify. It can then be wrapped in newspaper and disposed of like normal waste.

Buying your own home is more affordable now than it has been in a long while and if you are renting in the current economic environment you could possibly afford to purchase a property with little to no change to your current expenses, says national broker Mortgage Choice.

Mortgage Choice Senior Corporate Affairs Manager, Kristy Sheppard suggests that renters should definitely consider moving into property ownership, whether to buy a home or an investment property.

“At present, opportunities are fantastic for potential property owners who are confident of their job security and/or financial situation.

“The historically low interest rates, Government incentives such as the First Home Owner Boost, low rental vacancy rates and continuing high levels of population growth are all positive factors for Australians looking to buy a property,” said Ms Sheppard.

“Those who are currently renting are paying their landlord’s mortgage repayments when in fact they could be

Ms Sheppard has the following tips for saving for a deposit to buy property.

Putting cents to good useWork out a property purchase plan and timeline. Firstly, go through your incomings and outgoings and establish a weekly or monthly budget (depending on your pay schedule).

Secondly, set yourself limitations and realistic expectations of what you want to achieve, then adjust your savings plan to suit. Finally, consider any sacrifices you could make. You may find that if you knuckle down now you are able to afford some luxuries further down the track, when you are closer to the goalposts.

Make it, don’t fake it

There are simple ways to save money week to week. One idea is to make your lunch. Takeaway food is expensive; purchasing your lunch each day usually costs upwards of $30 per week. If you’re a coffee drinker or smoker now is a perfect time to give up your addiction and improve your long-term health and wealth.

Other cost cutting ideas include contacting your pay TV service provider to see if you can reduce your package to suit your lifestyle by eliminating unwatched channels. Buying in bulk is another easy way to save, and public transport systems often offer discounts to passengers who purchase multiple

trip travel cards in advance.

Rent a roomWhy not ask someone else to move into your spare room and help to pay half your rent. This means you will be able to save half of your weekly expenses (or more if you’re clever).

Cheap TuesdayIf you want to see the latest movies then wait until Tuesday when ticket prices are reduced. You may also want to keep in mind that many restaurants have a weekend surcharge and often have weekday specials, so consider getting the gang together for a mid-week catch up instead.
