According to Quail Homes owner Jon Girod, more than half of the buyers they are seeing at his Quail Cottages at Quail Grove community are single empty nesters.
Jon said it’s the home size, location, and quality product that’s driving the bites from this buying group, and that Quail Homes is in a unique position to meet their needs. So what exactly is it that these buyers are shopping for?For one thing, safety and security, or “safety in numbers,” as Jon puts it. He understands that people, and especially individuals living alone, appreciate a secure community where they can just drive into their garage and close it behind them—“easy in and easy out”—and feel safe at home before even getting out of their car.“There is also a communal social component,” he says. “Because there are others there like them.”The Quail Cottages at Quail Grove is a desirable community for active adults, busy professionals, and other small households wanting a traditional yet relaxed living space where the yard is taken care of and most of the exterior maintenance is centrally managed to allow for easy living and no worries while traveling.
Quail Homes understands that wider doors and hallways, fewer steps, and better lighting helps their clients live better. They also understand many of their clients love and care for pets, so they take extra care to design homes for furry family members also. On the inside, the Quail Cottages have all the comforts of a traditional home, with three bedrooms, two full bathrooms, and an emphasis on simple, handcrafted designs and beautiful details. “We offer a high quality product,” Jon says. “The colors are nice, and people like the old school hardwood fl ooring.”Quail Homes has catered to the particular building needs of the active older adult buyer group for 25 years. “We are empty nester specialists,” Jon says. “We have perfected a building process that allows each client to get exactly what they want.”There are still Cottages available for sale at Quail Grove, with prices starting in the high $300,000s. For more information and to meet the builder, Jon Girod invites visitors to stop by Quail Grove on weekends between 12pm-4pm.

NEW LISTING
Don’t trust luck in the market to sell your home!Last month, I discussed the title company’s role from the buyer’s perspective. is month, I would like you to consider how a title company can help you when you’re selling, focusing on the time after you sign the Purchase and Sale Agreement. Instead of nancing being the big hurdle as with a
buyer, it’s a whole list of things that can mess up your sale: problems discovered in an inspection, problems discovered in a
title search, the appraised value for
buyer’s lender
comes in low, or the buyer keeps looking even after they’ve agreed to buy your house and have found one they like more. Whew!We can’t do anything for you about the nicky (“I want the doorknob tightened”) or ip-opping buyer—that’s when your capable Realtor comes in handy. We can help with title problems like judgments or old loans that need to be cleared up at closing. For example, you paid o your home equity loan years ago, but it still shows up in the title search. You got behind on your credit card or child support payments, but didn’t realize that would surface in your sale when a judgment was entered or a lien led. What do I mean by “We can help?” I mean, we want your sale to close just as you do—just like the Realtors or buyer’s lender, we don’t get paid unless your sale closes. We’ll work overtime to clear up any title-related issues so you can close. If it can’t be xed prior to
closing, we will work with buyers and sellers so that the roof (or the doorknob) can be repaired after closing—holding a portion of seller’s proceeds until the work is complete.Exceeding expectations--doing more than expected and brainstorming solutions—has been the key to the success of Clark County Title since 1980. We’re not just one of the expenses to be paid when buying or selling real estate; we add value to the transaction with our service to our customers and Realtor and lender referral partners.Clark County Title is ready to team with you and your Realtor and lender to accomplish your real estate goals in 2019. Please call our friendly, professional sta if we can assist you in reaching your “pot of gold!”Happy St. Patrick’s Day from your friends at Clark County Title,
Scott
