HISTORYEarly records show Kirtlington Manor dating from AD 945 and further records show visitations from King Edward the Martyr in the year 977. Before the Norman invasion, in the 11th Century Edward the Confessor held the L-shaped Manor featuring the polygonal turret, which still houses the staircase today. The house has only been owned by two families in the last 100 years.

SITUATIONManor House occupies a lovely position fronting the village Green, with south facing views of the church to the rear across the gardens and within a short walk of the wonderful grounds of Kirtlington Park designed by Capability Brown between 1755-62.

Kirtlington lies adjacent to the River Cherwell and comprises mostly

period stone houses and thatched cottages on two village greens. Its

amenities include a pre-school nursery group, village hall and cricket

pitch, primary school, The Oxford Arms public house, the Dashwood

Hotel and Restaurant, a post office/general stores and the 12th

century Parish Church of St Mary’s. The nearby towns of Bicester and

Woodstock provide a full range of shopping facilities, with further

extensive educational, transport, cultural and shopping facilities in the

University City of Oxford, only 10 miles away.

There is an excellent choice of independent schools in the area

including The Dragon School, Summerfield’s, Radley, Oxford High

School, Headington School, St Edwards, Stowe, Cothill and

Chandlings, to name but a few.

The village is extremely well placed for travel being only 10 miles from

Oxford city centre, approximately 6 miles from Junction 9 of the M40,

and the railway station at Bicester provides a regular train service to

London (Marylebone about 50 minutes). There is also a regular bus

service to Oxford. The new Oxford station at Watereaton, planned to

open in the Autumn of 2015, is within 6 miles of the house and will

provide a service to Marylebone.

Sporting activities in the area include a golf course on the edge of the

village. Kirtlington is well known for polo; The Kirtlington Polo Club

was started in 1926, in the beautiful setting of Kirtlington Park.

Hunting with the Bicester.

DESCRIPTIONSet within about 1 acre of gardens and grounds, this substantial

Grade II listed historic Manor House has undergone an extensive and

sympathetic program of restoration over the last 3 years using mostly

reclaimed materials. The exterior stone work on all of the buildings

has been repaired and repointed, windows refurbished and new roofs

and drainage installed. Internally, the property benefits from new

plumbing and heating, electrical systems, insulation and underfloor

heating. The result, a new house, yet one retaining all of its period

charm and history.

Dating from the late medieval period and 16th/17th centuries, the

house has many features including flagstone and wooden flooring,

exposed timbers and moulded medieval beams, sash windows with

shutters and window seats and a stone fireplace in the drawing room.

A particular feature of the house is the polygonal stair-turret on the

south side.

Internally the accommodation provides well-proportioned rooms

arranged over three floors. Please refer to the floor plans for room

dimensions and layout.

The barn adjoins the house and has been re-built; this has planning

consent to create a magnificent double-height kitchen and family

room with galleried study and utility room.
