6. IN AREAS WHERE THERE ARE NO ALTERATIONS INDICATED THE EXISTING FACILITIES SHALL BERETAINED IN SERVICE. IN CASE OF DOUBT ASSUME THAT THE EXISTING ELECTRICAL WIRING ISTO REMAIN IN OPERATION THROUGHOUT THE CONSTRUCTION PERIOD AND THEREAFTER.
7. WHERE CONSTRUCTION TO BE REMOVED INTERSECTS CONSTRUCTION TO REMAIN, WORK SHALLINCLUDE ALL ATTACHMENT DEVICES (SHOT PINS, ANCHORS, LAG BOLTS, NAILS, NAILERS, SHIMS,(ETC)
8. IN ALL AREAS WHERE DEMOLITION (REMOVAL OF TILE, CARPETING, PARTITIONS, (ETC) CAUSESAND UNEVENNESS IN SLAB, THE CONTRACTOR SHALL PATCH TO LEVEL THE SLAB TO RECEIVENEW FINISHED FLOORING.
9. ALL WORK DEMOLISHED SHALL BE REMOVED FROM THE PREMISES EXCEPT ITEMS TO BEREUSED OR RETURNED TO TENANT OR AS OTHERWISE NOTED.
10. UPON THE REMOVAL OF THE EXISTING CEILING, THE EXISTING MECHANICAL SYSTEM WILL BEEVALUATED BY THE ENGINEER FOR POSSIBILITY FOR RE-USE, IF THE EXISTING MECHANICALSYSTEMS ARE TO BE REUSED, EXISTING MAIN DUCT, VAV BOXES, PNEUMATIC CONTROLTUBING ETC SHALL REMAIN AND SHALL BE PROTECTED TO AVOID DAMAGE TO EXISTINGHVAC EQUIPMENT DURING DEMOLITION
11. THE GENERAL CONTRACTOR SHALL CAP AND FLUSH OFF BEHIND FINISH SURFACES ALLPROJECTING PLUMBING, FLOOR ELECTRICAL/TELEPHONE OUTLETS, AND ALL OTHERPROJECTING ITEMS WHICH ARE BEING ABANDONED.
12. THE GENERAL CONTRACTOR SHALL REMOVE FROM PREMISES CONDUITS LEFT AFTER WALLDEMOLITION, INCLUDING SWITCH BOXES, PLATES, BRIDGES OR ANY OTHER TELEPHONE ORELECTRICAL WIRING AND EQUIPMENT.
13. ALL REMOVED MATERIAL OTHER THAN ITEMS TO BE SALVAGED OR REUSED SHALL BECOMECONTRACTORS PROPERTY UNLESS OTHERWISE NOTIFIED AND SHALL BE REMOVED FROMOWNERS PROPERTY. CLEAN UP AND DISPOSE OF DEBRIS PROMPTLY AND CONTINUOUSLY ASTHE WORK PROGRESSES. SECURE AND PAY FOR REQUIRED HAULING PERMITS, DUMPINGFEES AND CHARGES.
14. ELECTRICAL, MECHANICAL AND PLUMBING TO BE REMOVED TO THE FURTHEST TERMINATIONPOINT ON THE FLOOR. REMOVE ALL UNUSED AND DISCONNECTED HVAC, ELECTRICAL,PLUMBING AND PHONE EQUIPMENT ABOVE CEILING AND REMOVE TO THE FURTHESTTERMINATION POINT ON THE FLOOR. COORDINATE EXTENT OF REMOVAL WITH MECHANICAL/ELECTRICAL/PLUMBING DRAWINGS.
15. THE GENERAL CONTRACTOR SHALL FURNISH A SYSTEM OF TEMPORARY LIGHTSTHROUGHOUT THE SPACE UNDER CONSTRUCTION AS REQUIRED.
16. MAINTAIN FULLY CHARGED FIRE EXTINGUISHER READILY AVAILABLE DURING ALL DEMOLITIONOPERATIONS.

GENERAL NOTES
MANAGEMENT SOLUTIONS
PROJECT
LOCATION
1. THE CONTRACTOR SHALL FIELD VERIFY ALL DIMENSIONS SHOWN AND NOTIFY THE CONSTRUCTION MANAGER OF ANYDISCREPANCIES PRIOR TO THE ORDERING OF MATERIALS, BEGINNING FABRICATION, AND/OR STARTING CONSTRUCTION. FOR ANYCONFLICT BETWEEN FIELD CONDITIONS AND THE DRAWINGS OR SPECIFICATIONS, THE CONTRACTOR SHALL NOTIFY THECONSTRUCTION MANAGER AND REQUEST CLARIFICATION OR DIRECTION PRIOR TO THE START OF WORK AND IN SUFFICIENT TIME FORTHE CONSTRUCTION MANAGER TO RENDER A DECISION WITHOUT DELAYING PROGRESS.
2. CONTRACTOR SHALL COORDINATE KEYING REQUIREMENTS WITH CONSTRUCTION MANAGER.(MASTER KEYING, GRAND MASTER KEYING, ETC.)
3. ALL WORK SHALL CONFORM TO THE REQUIREMENTS OF THE BUILDING CODE CURRENTLY IN EFFECT AT THE SITE OF THE WORK,OSHA, ADA AND ALL OTHER APPLICABLE CODES AND ORDINANCES OF AUTHORITIES HAVING JURISDICTION.
4. THE CONTRACTOR IS TO OBTAIN AND PAY FOR ALL REQUIRED PERMITS AND FEES.
5. CONTRACTOR SHALL MAINTAIN CLEAR AND UNOBSTRUCTED MEANS OF EGRESS FOR BUILDING OCCUPANTS, WITHOUT REDUCTION INEGRESS WIDTH OR CAPACITY, AT ALL TIMES.
6. PROVIDE DELIVERY, UNLOADING AND INSTALLATION OF CONSTRUCTION MATERIALS AND INSTALLED ITEMS. PROVIDE DEMOLITION ASSHOWN AND REQUIRED FOR INSTALLATION OF NEW WORK, INCLUDING REMOVAL OF WASTE MATERIALS FROM THE SITE, INCLUDINGOFF-SITE DISPOSAL.
7. COORDINATE WITH BUILDING MANAGER DELIVERY AND DISPOSAL ROUTES AND SCHEDULES, HOURS OF WORK, SITE ACCESS ANDSECURITY.
8. ALL SUBMITTALS BY CONTRACTOR OR SUBCONTRACTOR SHALL BE APPROVED BY CONSTRUCTION MANAGER PRIOR TO PURCHASEOR INSTALLATION.
9. NO SUBSTITUTIONS SHALL BE ALLOWED WITHOUT PRIOR APPROVAL BY CONSTRUCTION MANAGER. REQUESTS FOR SUBSTITUTIONSSHALL BE MADE PROMPTLY TO AVOID DELAY OF CONSTRUCTION.
10. DIMENSIONS ARE CENTER TO CENTER AND PARTITIONS ARE LOCATED ON CENTERLINES OF MULLIONS AND COLUMNS OR FACE OFCOLUMNS AND EXISTING WALLS UNLESS OTHERWISE DIMENSIONED OR NOTED.
11. PROVIDE PROTECTION FOR FINISHED SURFACES OR AREAS SUBJECT TO DAMAGE FROM CONSTRUCTION OPERATIONS, INCLUDINGPROVISION OF DUST PARTITIONS WHERE NECESSARY. COST OF CLEANING AND/OR DAMAGE REPAIR CAUSED BY CONSTRUCTIONOPERATIONS SHALL BE BORNE BY THE CONTRACTOR.
12. PRIOR TO FINAL ACCEPTANCE, CONTRACTOR SHALL EMPLOY A PROFESSIONAL COMMERCIAL CLEANING CONTRACTOR TO PROVIDECOMPLETE CLEANING OF ALL SURFACES INCLUDING WIPING DOWN, CLEANING GLASS, WASHING, VACUUMING OR OTHER CLEANING ASREQUIRED.
13. SEAL JOINTS BETWEEN FRAMES, CABINETS AND MILLWORK AND ADJACENT OR ABUTTING SURFACES.
14. CONTRACTOR SHALL PROVIDE BLOCKING FOR ATTACHMENT OF CABINETS, RAILINGS, ETC. TO OTHER CONSTRUCTION.
15. WHERE NEW CONSTRUCTION ON ONE SIDE OF A PARTITION AFFECTS THE FINISHED SPACE OUTSIDE THE PROJECT LIMITS, SUCHAFFECTED SIDE SHALL BE INCLUDED IN THE PROJECT LIMITS. REPAIR OR REPLACE EXISTING FINISHES AS REQUIRED WITH NEWMATCHING MATERIAL.
16. WHERE PARTITIONS INTERSECT EXTERIOR WINDOW WALL, PROVIDE ACOUSTICAL CLOSURE TO PREVENT SOUND TRANSMISSIONBETWEEN ADJACENT ROOMS.
17. ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE CONSIDERED TO BE CONSTRUCTION STANDARDS. IF THECONTRACTOR HAS QUESTIONS REGARDING ABBREVIATIONS OR THEIR EXACT MEANING, CONTACT THE CONSTRUCTION MANAGERFOR CLARIFICATION.
18. DETAILS MARKED TYPICAL SHALL APPLY IN ALL CASES UNLESS SPECIFICALLY INDICATED OTHERWISE.
19. THE BUILDING IS EXISTING. AN ADA COMPLIANCE STUDY HAS NOT BEEN PERFORMED BY KPS GROUP, INC.
20. ALL EXISTING ELECTRICAL TO REMAIN UNLESS NOTED OTHERWISE. ALL NEW ELECTRICAL ITEMS SHOWN ARE DIAGRAMMATIC ANDINTENDED TO SHOW LOCATIONS ONLY.
21. ALL VENDORS ARE RESPONSIBLE FOR FIELD VERIFYING CONSTRUCTION PRIOR TO ORDERING FURNITURE OR EQUIPMENT.
22. ALL CONTRACTORS SHALL TAKE OUT ALL NECESSARY INSURANCE TO INDEMNIFY AND HOLD HARMLESS THE OWNER, ARCHITECTAND AGENTS THEREOF FROM ANY DAMAGES RESULTING FROM CONTRACTORS EXECUTION OF WORK.
23. REFER SPECIFICATIONS FOR ALL WARRANTY WORK. OWNER TO BE BENEFICIARY OF THE WARRANTY.
24. NO CHANGE TO THE DOCUMENTS CAN BE MADE WITHOUT PRIOR OWNER APPROVAL.
25. CONTRACTOR IS TO PROVIDE COPIES OF ALL PROJECT CORRESPONDENCE INCLUDING, BUT NOT LIMITED TO: SCHEDULES, CHANGE ORDERREQUESTS, BUDGETS, PAY APPLICATIONS & MEETING MINUTES TO CONSTRUCTION MANAGER.
26. CONTRACTOR IS TO INVITE CONSTRUCTION MANAGER TO ALL PROJECT AND CONSTRUCTION MEETINGS.
27. IN CASE OF A CONFLICT IN THE DRAWINGS AND CONSULTANTS DRAWINGS, OR A NEED FOR CLARIFICATION, THE CONTRACTOR SHOULD CONTACTTHE CONSTRUCTION MANAGER FOR A WRITTEN INTERPRETATION PRIOR TO PROCEEDING WITH CONSTRUCTION.
28. THESE DRAWINGS DO NOT PURPORT TO SHOW ALL OBJECTS EXISTING AT THE SITE. PRIOR TO COMMENCEMENT THE CONTRACTOR MUST VERIFYALL SITE CONDITIONS AS WELL AS EXISTING UTILITIES TO DETERMINE ALL REQUIREMENTS FOR DISCONNECTING, CAPPING, OR PROTECTING ALL SUCHWORK IN ACCORDANCE WITH THE UTILITY COMPANY OR OWNER.
29. THE CONTRACTOR WILL BE PRESUMED TO HAVE INSPECTED THE SITE AND TO HAVE READ AND TO BE THOROUGHLY FAMILIAR WITH THE PLANS,SPECIFICATIONS, AND DOCUMENTS. THE FAILURE OR OMISSION OF ANY CONTRACTOR TO EXAMINE ANY FORM OF DOCUMENT SHALL IN NO WAY RELIEVETHE CONTRACTOR FROM HIS OBLIGATION IN RESPECT TO HIS WORK.
30. UPON AWARDING CONTRACTS TO SUBCONTRACTORS; THE GENERAL CONTRACTOR SHALL SUBMIT TO THE CONSTRUCTION MANAGER AND THEOWNER, A SCHEDULE FOR ALL LONG LEAD TIME ITEMS ON THE PROJECT (I.E. MATERIALS, HARDWARE, FABRICS, ETC.) AND SHALL BE RESPONSIBLE FORNOTIFYING THE CONSTRUCTION MANAGER AND OWNER AS TO ANY ITEM WHICH MAY CAUSE THE PROJECT TO BE DELAYED, PRIOR TO ORDERING THATITEM.
31. THE CONTRACTOR SHALL SUBMIT TO THE CONSTRUCTION MANAGER (1) COPY OF ALL BUILDING PERMITS, INSPECTION, AND OCCUPANCYCERTIFICATES.
32. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ADEQUATE FIRE EXTINGUISHERS IN THE WORKS SPACE TO COMPLY WITH ALL FIRE REGULATIONSTHROUGHOUT THE DURATION OF CONSTRUCTION.
33. ALL WOOD BLOCKING IN WALLS OR ABOVE CEILING SHALL BE FIRE TREATED TO MEET LOCAL CODES. DIMENSIONS FOR BLOCKING SHALL BE MEASUREDTO THE CENTER LINE OF THE BLOCKING.
34. THE ARCHITECT HAS NOT CONDUCTED ANY INVESTIGATION AS TO THE PRESENCE OF ANY HAZARDOUS MATERIAL, INCLUDING ASBESTOS, WITHINTHE LIMITS OF THE PROJECT. THE ARCHITECT WILL NOT ACCEPT ANY RESPONSIBILITY FOR THE IDENTIFICATION AND REMOVAL OF ANY HAZARDOUSMATERIAL OR FOR ANY EFFECT FROM ITS PRESENCE. IF ANY SUCH MATERIAL IS FOUND IN THE PROJECT, THE CONTRACTOR SHALL NOTIFY THECONSTRUCTION MANAGER IMMEDIATELY.
35. ALL WORK IS TO BE COMPLETE, QUALITY CONSTRUCTION; FREE FROM DEFECTS AND DAMAGE. ALL MATERIALS IMPLIED AND/OR DESCRIBED ARE TOBE INSTALLED ACCORDING TO MANUFACTURER'S SPECIFICATIONS.
36. CONTRACTOR SHALL CONTACT PROPERTY MANAGER FOR CLARIFICATION OF BUILDING STANDARDS.
37. IN LAYING OUT AND DETAILING THE WORK TO BE COMPLETED, CONSIDERATION SHALL BE GIVEN TO VARIATIONS IN THE FLOOR LEVEL RESULTINGFROM CONSTRUCTION QUALITY AND LIVE LOADS IMPOSED ON THE STRUCTURE. FIELD VERIFICATION SHALL BE MADE OF CONDITIONS TO VERIFYCONSTRUCTION TOLERANCES. ALIGNMENT OF DOOR HEADS AND OTHER HORIZONTAL ELEMENTS SHALL BE MAINTAINED AT A CONSTANT LEVEL ANDSHALL NOT FOLLOW VARIATIONS IN FLOOR PLANE. LEVEL FLOORS AS REQUIRED USING APPROVED LEVELING COMPOUND.
38. ALL JOBS SHALL BE DESIGNATED AS "NO SMOKING" AREAS.
39. CONSTRUCTION FILTERS ARE TO BE PLACED OVER RETURN AIR INTAKE GRILLS PRIOR TO ANY CONSTRUCTION. AFTER CONSTRUCTION, THEY SHALLBE REMOVED AND NEW FILTERS INSTALLED.
40. WALK OFF MATS ARE REQUIRED IN EACH SPACE AT EXIT DOOR LOCATIONS. THEY ARE TO BE MAINTAINED BY THE CONTRACTOR.
41. ALL DOORS INTO THE CONSTRUCTION AREAS ARE TO REMAIN CLOSED AT ALL TIMES.
42. THE PROPERTY MANAGER RESERVES THE RIGHT TO STOP WORK OR REMOVE ANY PERSON FROM THE PROPERTY THAT IS IN VIOLATION OFBUILDING RULES.
43. WALL OUTLETS AND SWITCH COVERPLATES TO BE BUILDING STANDARD UNLESS NOTED OTHERWISE.
44. INSTALL ALL ELECTRICAL AND TELEPHONE OUTLETS AT 18" ABOVE FINISH FLOOR, UNLESS NOTED OTHERWISE.
45. FLOOR OUTLET LOCATIONS THAT CONFLICT WITH THE STRUCTURE TO BE REVIEWED BY DESIGNER BEFORE BEING RELOCATED.
46. POWER AND COMMUNICATION PLANS INDICATES THE LOCATIONS OF OUTLETS ONLY. IT IS NOT INTENDED TO INDICATE WIRING OF OUTLETS.ELECTRICAL CONTRACTOR SHALL BE RESPONSIBLE FOR CODE COMPLIANCE AND WIRING IN ACCORDANCE WITH THE ENGINEERING DRAWINGS.
47. ELECTRICIAN TO VERIFY PANEL LOADS PRIOR TO INSTALLATION OF NEW CIRCUITS.
48. PATCH AND SMOOTH PARTITIONS WHERE OUTLETS HAVE BEEN REMOVED.
49. FIRESTOP/PATCH ALL FLOOR SLAB OPENINGS AFTER REMOVAL OF FLOOR OUTLETS, STUB-UPS, ETC.
50. CONTRACTOR TO VERIFY THAT ALL EXISTING OUTLETS TO REMAIN ARE IN PROPER WORKING CONDITION, REPAIR AND MODIFY AS NECESSARY.
51.
