MFP does not use 2x3 lumber for rails. Over time, 2x3 rails tend to sag due to the weight of the

fence.

MFP uses 2x4 lumber for rails on all fences. Three rails are used on 6’ and 7’ fences; four rails

are used for 8’ fences. Customers may choose pressure treated or cedar rails. As a standard,

MFP uses pressure treated lumber; additional charges may apply for cedar.

2x6 pressure treated lumber is ideal for the Kick Board (shown below) on all fences. Upgrade

your fence to prolong the life of your pickets and add up to six inches of height by opting for a

Kick Board.

Choose Your Stain

Magnolia Fence and Patio offers Ready Seal® and

Wood Defender® Stains*

Stains can be applied using our Pre-Dipped method prior to

construction, or surface spray after your project is complete. As a

standard, we offer pre-stained lumber in Oxford and Leatherwood by

Wood Defender. Additional charges apply for other stains.

Semi-Transparent Stains provide a longer-lasting Ultra Violet

protection. These richly pigmented stains fade less and last longer,

thus requiring less maintenance. However, they cost more and cover

the natural appearance of the wood. Pre-dipped stain will last 4-6

years, and spray method should be reapplied after 3 years.

Transparent Stains also resist Ultra Violet Rays. These stains

enhance the natural beauty of wood, such as cedar. Pre-dipped stain

will last 3-5 years, and spray method should be reapplied after 2

years.

Customize your gates to enhance the beauty of your home. Arched gates add charm and character.

Metal-framed gates increase the durability of the gate, preventing sagging and warping. We strongly

recommend metal-framed gates for all fences over 6 ft.

The purpose of a Kick Board is to protect your fence

pickets from retaining moisture, and lawn care equipment

(like weed-eaters.) It also helps with grade changes

throughout the fence line, which is very common in North

Texas. The pickets are attached to the Kick Board, which is

a 2x6x8 treated board. This technique can add up to six

inches to the height of your fence and also prolongs the life

of your fence.

If you aren’t a fan of metal posts on wood fences, Magnolia Fence and

Patio can add custom Post Casings. These are a big hit with many of our

clients’ neighbors, or for clients with swimming pools.

landscape design and lawn maintenance to the DFW area, Mean Green has been building fences,

pergolas, water features, and other outdoor products for over seven years. We received such high

demand for custom fences that we decided to dedicate additional time and resources to our wood,

iron, and stone projects. We launched our fence and patio division in 2013.

FREQUENTLY ASKED QUESTIONS Q: What type of wood is available and what do you recommend? A: Cedar, Pine, and Spruce are commonly available. We

recommend using cedar. Although pine and spruce are easier on the pocketbook, cedar will last 5-10 times longer with proper maintenance.

Q: Do you use concrete on your posts? And how deep are the post holes? A: Yes, we use 60 lbs. of concrete for 6 ft. fences, 70 lbs. for 7 ft. fences, and 80 lbs. for 8 ft. fences. Six ft. and 7 ft. fences have post holes that are 2 ft. deep; 8 ft. fences have post holes that are 2.5 ft. deep.

Q: What type of posts do you use? A: For corners and gates, we use Schedule 40. The height of the fence determines whether we use .095 or Schedule 40 for the other posts. Alternatively, .065 posts are economical and may be used on 6 ft. fences. We do not use wooden posts.

Q: What type of nails do you use? A: We use ring shank, hot-dipped galvanized nails which are rust resistant. The polymer coating reduces staining and streaking by 80% compared to traditional nails.

Q: Do you offer a warranty? A: Yes, we offer a 5-year craftsmanship warranty on wood fences, and 3-year warranty on gates.

Q: Who is responsible for utility locates, and the permit if one is required? A: We will contact Texas811 upon receiving a signed contract and deposit. We are not responsible for private lines such as sprinklers or swimming pool lines. We will handle the permit process from beginning to end. Additional fees may apply.

Q: Who is responsible for clearing the fence line? A: Our team is equipped to clear the fence line. However, all personal items must be removed from the job area prior to construction date. Additional costs may apply and vary depending on accessibility to the job site.

Q: Who is responsible for locating the property line? A: If there is an existing fence, the property line does not need to be located. The homeowner is usually responsible if there is not a fence currently in place.

Q: When can you start? A: Once an estimate is approved, a contract will be drafted. Upon receiving a signed contract and 35% deposit we will coordinate utility locates through Texas811, order materials, and get your project scheduled.
