Dear Ms. Rhodes:
Attached is a Variance Application to seek relief from the R-2 set backrequirements on this pondfront vacant lot in the BMA on Pennington Pondin Mayo. The lot is a "flag" type lot with the "flag" being LDA Critical Areaand the "lot" being RCA Critical Area. The lot was platted in 1954 and isshown on the Plat of "West Shoreham".
We met with you to discuss this site on September 26, 2018, and have beenworking on the development plans since then to minimize Critical Areabuffer disturbance. No slope disturbance is proposed.
In accordance with our meeting, the proposed house and attached deck havebeen placed as close as possible to the west side of the lot to minimize bufferdisturbance on this BMA site. A comer of the proposed house and a comerof the proposed deck as placed will require setback relief due to the unique
shape of and constraints on the subject lot. On-site Stormwater Managementis addressed via MDE Ch. 5 ESD measures.
All of the required information has been included in the application packageincluding the Critical Area Report by Eric See (see Environmental Services).The pre-file review was done by Rob Konowal.
