The information gathered and analyzed in this study will be used to develop a new office space for Kellogg’s company. We will start by analyzing precedents and determining 3 main design elements that will be pivotal in the development of this work space. The client and site / building analysis will help create design guidelines for this project. The better we understand our client and the space will be designing in, the better chances of creating a successful design

After defining and understanding; user control, branding and wellness, these design elements we will used to analyze 2 different workspaces and determine which is more successful. As a result of the observations, 3 design guidelines will be developed and later incorporated in the G2 workspace design

One of China’s largest textile and garment manufacturing companies with several locations throughout the country. Their partners include brands such as Stella McCartney,Theory, Asics, Uniqlo, Patagonia and more.

• All spaces in the outdoor perimeter of the building include windows that let natural light inside the building • Almost all interior wall divisions are made of transparent glass to allow natural sunlight to permeate in the building.

• Kitchen away from studio area to encourage physical activity.• No physical or mental exercise room.

• Cold, monotonous color palette (gray and white)• Material such as concrete and glass give a sense of a cold atmosphere

• Very little use of indoor plants. • Low variety of working space configurations

• No place to be able to isolate and restore

• No designated space for individuals to put their belongings

• The studio space does not include divisions which encourages interaction between the users but allows for very little privacy

• Consumer store in first level

• Visual identity is old fashion corporate. Goes according with companies

• Echo produced due to the material used on floor and the amount of open space and high ceilings • Does not include wall or floor noise canceling elements • No control of artificial light

The north end of the building can be used as public, where entrance would be placed and can gradually turn into semi-private and private spaces towards the southern most part of the building.

The grid (2x6) structural system divides the space in equal parts. This symmetry facilitates the design process (patterns). The grid will help define the circulation as well as the workplace arrangements.

3’ x 3’ columns are arranged in the middle every 19’.

Bar joist truss system holds up the roof while I-Beams carry the weight to the floors

Columns split the space with 37’ on each side of thee floor

Glass curtain walls adorn the entire SW side. Fixed windows are installed on the SE side.

The main spine of columns and open floor plan of the building will guide the space planing. Sun light and heat gain are a main concern.

Heavy noise pollution from the NW facade due to airplanes and the expressway traffic

The absence of a second floor is a challenge but at the same is an opportunity to create a hierarchy of levels

To limit exterior noise, designers should incorporate ceiling systems, acoustical panels and or sound masking technologies to provide acoustical privacy in the office

To counter the effects of the heat gain throughout the building and issues of glare, windows should be treated specialized UV protection glass. Window treatments manual or automatic can be incorporated to reduce glare

dominant features

The Kellogg’s company is one of the top leaders in the food industry in the world, with over 32,000 employees across 180 countries, Kellogg’s has to make sure everything works according to plan. The essential purpose of the Kellogg’s headquarters in Blue Lagoon Drive in Miami is to create a collaborative space where people feel safe and happy. The more satisfied the Kellogg’s team and community is, the better they will perform.

The main goal for this office building is to create inviting and flexible spaces that promote safe collaboration. A team that feels appreciated will be able to fulfill their full potential. This space will also be a part of Kellogg’s humanitarian efforts to fight hunger by allowing the local community to participate during breakfast in the breakfast bar. This will allow and promote connectedness.

It is crucial that the workspace reflects Kellogg’s Company values. Inclusiveness, full transparency and love for the community will be appreciated throughout the layout. Innovative design ideas that make good use of the real estate and already existing factors like; natural sunlight coming in through the curtain wall will be used in harmony to make this design come into fruition. Making a good selection of material that represent the company will also be essential.

Public and private work settings as well as get away areas and “focus” areas will be fundamental for such a diverse team . Since collaboration is central, support spaces like huddle rooms, conference rooms and an open floor plan will be key components in the design. It will be important to make good use of the natural sunlight that come through the curtain wall and windows since it is not only breakfast what we need to have productive day. The space will be primarily composed of 40% private or enclosed spaces and 60% of open or public spaces.
