Where did you grow up?I lived in Kansas until I was

11. My family moved to Level-land, and I consider that my hometown.

Why do you live in the Lub-bock area? What do you like most about it?

After being away from Lubbock for seven years, my husband and his business partner purchased seven Fuddrucker’s locations. We chose to move the home office to Lubbock so that we could raise our family here. The people and schools are wonderful, and we are so thankful to be back in Lubbock.

What do you enjoy when you’re not working?

I enjoy spending time with my husband, Mickey, and our three children, Madison, Dallas and Brock. We enjoy coaching and attending their sports and school events and traveling.

How long have you worked in real estate?

I have always had an inter-est in real estate. Before I got my license, we had purchased a few homes to flip. I then took the courses to become a Realtor and have enjoyed a career in real

estate for three years.

What did you do before that? I was a stay-at-home mom.

What is your specialty?Residential sales

What designations do you have and what does that mean for the people you work with?

I am currently working on a Certified Luxury Home Market-ing Specialist certification. This designation helps broaden my knowledge of the market and to serve buyer’s and seller’s needs and expectations.

What is the most unique property you’ve listed or sold?

I have a wonderful home in Vintage Township that is currently on the market. The neighborhood is very unique from anything else in Lubbock. The home itself is very architec-turally appealing.

What are the most gratifying aspect and the most challeng-ing aspect of what you do?

I think the most gratifying part of this business is meeting new people on a regular basis

and having the opportunity to serve diverse real estate needs while building lasting relation-

ships. The most challenging part is to constantly improve my skills in order to deliver top

notch service to my clients.

What is one tip you have for someone looking to buy or sell a home?

Spend time with your real es-tate professional evaluating your wants and needs.

What do you see in the future for real estate prices?

I think Lubbock home prices will remain steady and improve as the national housing market continues to improve.

Why should someone select you as their Realtor?

Before I was a Realtor, I had purchased and sold several homes and used a real estate agent each time. I always re-member what it is like to be the buyer or seller. I strive to do the very best job I can for each of my clients and am continually improving my level of service.

What local organizations and charities are you involved in?

I’m involved with the Lubbock Association of Realtors, Lubbock Cooper Parent Teacher organiza-tion, Cooper Hoopsters Basket-ball, West Texas Homebuilders Association, Keller Williams Agent Leadership Council, and Agents in Action.

What is the most interesting place you’ve visited?

I visited New York City this year and loved it!

The children have gone back to school, profes-sional football is back on Monday nights and the summer’s heat wave is behind us – all signs that the fall season has finally arrived. Taking on some preventative home maintenance projects now will help keep you and your family cozy during the days and nights ahead and will even help safe-guard your home investment.

Here are a few areas of your home to pay special attention to in the next couple of months:

CheCk Roof InsulatIon Heat rises, causing heat from your home to es-

cape through any vulnerable areas of the roof. The most efficient way to stop that loss is by installing ceiling and roof insulation with an R-value of ap-proximately 30. The R-value refers to the ability of any material to resist the passage of heat. For ex-ample, a fiberglass bat or blanket 9½ to 10 inches thick has an R-value of approximately 30. You can raise that number to 38 simply by adding two or three more inches of fiberglass.

CheCk foR Gaps In the exteRIoRHeated air also can escape from gaps that

develop where building materials meet. Inspect areas where building materials may have pulled apart and caulk or seal any gaps that have formed. Check places where exterior siding meets windows and doors, around roof and foundation lines, around chimneys and where pipes protrude through walls or roofs.

InspeCt YouR heatInG sYstem Consider replacing an older or inefficient heat-

ing unit with a gas or oil furnace or a heat pump with a high efficiency rating. If your system already is efficient, be sure to inspect and clean it regularly. Be sure that filters are clean and that you change them monthly. A timer model ther-mostat that can turn the heat down while you sleep or when no one is at home can help you save money.

examIne WIndoWs Ensure that your storm windows and doors

are effectively keeping warm air in and cold air out. Look for any cracks around glass, sashes and window frames. Apply adhesive foam weather strips to the top and bottom window rails or nail felt weather stripping where window sashes and frames make contact. If you live in a home built in the last 15 years or so, you likely have double or triple-paned windows and low-emissivity (Low-E) glass. Both these products increase your energy efficiency and can lower your energy bills.

Clean GutteRs and doWnspouts Gutters and downspouts are easy traps for

leaves and pine needles, and squirrels often use them to store food. Be sure to clean gutters thor-oughly, and pay special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes and cracks. Touch up any sections showing signs of rust with rustproof paint.

Performing routine home maintenance is es-sential and well worth the time and effort to keep energy bills low, protect your investment, keep your family safe and prolong the life of your home.

6316 76th Street – Bacon CrestFeatured Floorplan – david rogers Homes

This week’s Featured Home, sponsored by the West Texas Home Builders Association in cooperation with the Lubbock

Avalanche Journal, is built by David Rogers Homes and is located in the Bacon Crest addition in southwest Lubbock. Located along Milwaukee Avenue, and between 66th Street and 82nd Street, Bacon Crest is located in one of the fastest growing areas of Lub-bock. Bacon Crest is in Frenship ISD and is within a few blocks of Frenship’s newest middle school, set to open this fall. David Rogers Homes offers new homes in Bacon Crest starting in the $220’s.

This 4 bedroom, 3 bath, 2 car garage custom home by David Rogers Homes has 2,643 square feet of living area and

serves as the David Rogers Homes model home for the Ba-con Crest addition. This rear entry home has a beautiful

exterior featuring a combination of brick, stone, and stucco. The three large stone and stucco gables create an impres-sive curb appeal. The large covered front porch, casement windows, and the double door front entrance makes for a

truly unique home. You will enter the home through a 10’ entry, where you’ll notice

the large family room with 10’ ceilings, crown molding, and a deco-rative rock fireplace with a cedar mantle. Adjacent to the entry is the formal dining room which features tile flooring, crown molding, and a 6-foot arch top casement window. Also adjacent to the family room is the home office. Double French doors and hand scrapped hardwood floors make this a great place to work or simply relax.

This plan features an open concept kitchen that overlooks the family room. Hand painted, antiqued cabinetry and a maple stained island give this kitchen a very eclectic feel. This kitchen has an assortment of features replete with granite countertops and breakfast bar, tumbled marble backsplashes, tile flooring, can lighting, stainless appliances, and a breakfast nook that looks over a large covered patio. Neighboring the kitchen is the laundry room and ever-useful mudroom. Custom built lockers, and a 4-foot desk/homework area make this a very convenient entry point into the rear of the home.

Elegant archways lead into the spacious master suite, where you will notice a boxed ceiling with crown molding. The master bath includes his/hers walk-in closets, double marble vanities, corner whirlpool tub, glass block windows and a 4-foot by 5-foot tiled shower.

This custom home also features a back patio anyone would love. Complete with a cedar pergola and outdoor kitchen that includes a gas grill, sink, and refrigerator, this back patio would be great for all those summer backyard cookouts. This home is priced at ap-proximately $288,575.

David Rogers Homes has been building custom homes for Lub-bock families without interruption for nearly 20 years. Through that time, the company has developed a reputation for superior quality and customer service that is second to none. At David Rog-ers Homes, the staff provides you the flexibility necessary to create a customized home that is uniquely yours. David Rogers Homes is currently a member of the West Texas Homebuilders Associa-tion, the Texas Association of Builders, the National Association of Homebuilders, the Better Business Bureau, the Lubbock Chamber of Commerce, and Bonded Builders Home Warranty Group.

While this week’s Featured Home is not for sale, David Rogers Homes can build one suited to your or your family’s needs. Stop by this model home at 6316 76th St. in Bacon Crest. The home is open from 11 a.m. to 6 p.m., Monday through Saturday, and from 1 to 5 p.m. on Sunday. You can also reach David Rogers Homes at 806-748-5574 or visit them at www.davidrogershomes.com.

Don’t be intimidated by the home buying pro-cess. If you take your time, keep things realistic, and spend time with your Realtor, the path to ho-meownership can be relatively simple. Here are five steps to get you there.

Know the scoreFind out what’s on your

credit report before applying for a loan. The Federal Fair Credit Reporting Act requires each of the nationwide con-sumer reporting companies – Equifax, Experian, and Tran-sUnion – to provide you with a free copy of your credit re-port, at your request, once every 12 months. If you find errors, fix them before contacting a mortgage lender. If you come across legitimate blemishes, you may want to take steps to improve your cred-it rating before applying for a home loan. Even if you aren’t looking to buy a home today, you might consider taking advantage of this service.

For more information about getting a free copy of your credit report, visit the Federal Trade Com-mission’s Web site, FTC.gov/freereports.

Get pre-approvedBefore searching for a new home, meet with

a few lenders and check out your options. If you don’t qualify for a loan or don’t like the terms of-fered, it will help to know where your deficiencies lie so you can work toward qualifying or getting a better deal in the future.

If the loan officer reviews your financial posi-tion and feels a mortgage loan is likely, ask for a letter of pre-approval. Getting pre-approved is an important step that will not only eliminate surprises, but will place you in a strong negotiat-ing position with sellers. Lubbock has many great local lenders, and I encourage you to visit www.LubbockRealtors.com to find them.

Finding a professional who understands your needs and serves your best interests is a vital component of the homebuying process. Alleviat-ing many of the administrative hassles of pur-chasing a home, a Lubbock Realtor can guide you through every stage—from helping you de-termine how much home you can afford to choos-ing a lender and loan product that works for you. Realtors have the knowledge and skills to ensure the transaction goes smoothly and are committed to finding a home that best satisfies your needs.

determIne how much you can ac-tuaLLy aFFord

Some lenders may be willing to loan you more than you ever imagined, but please be a respon-sible borrower. If you borrow more than you can really afford, your means to pay for other living expenses will suffer.

Typically, lenders do not like to see your total monthly debts, including your mortgage, exceed a third of your pre-tax income. If you’re thinking about purchasing a home, don’t tempt yourself with homes that are likely to stretch your bud-get too thin. Just because you’re approved for a certain amount doesn’t mean you have to look at

houses for the entire amount.

decIde what you wantNarrow your home search based on features

and amenities that are important to you. Weigh your needs, budget and personal tastes, and keep the home’s purchase and resale value in mind. Here are some things to consider.

• The neighborhood: Evaluate the characteris-tics of a neighborhood. There are Web sites that break down statistics about school districts, oc-cupancy rates, and crime rates. Visit mapping sites to identify the proximity of nearby parks, schools and facilities, retail outlets, restaurants and places of employment.

• Type of home: Depending on your needs and your budget, you might consider purchasing a single-family or multi-family home, garden home and town home. Discuss your preferences with your Realtor.

• Size and configuration: Consider size and lay-out. Is it right for you and your family? Can the garage hold your automobiles? If the house fits you perfectly today, can it be adapted to fit your life in the future?

• Resale value: Even if you plan to be in the home for a while, it will be for sale again some-day. Talk to your Texas Realtor about what fac-tors might contribute to a home’s resale value.

Knowing the preliminary steps to the homebuy-ing process will help you decide if homeownership is the right move for you. Your Realtor can help you understand the details through every phase and managing the details of the transaction.

For more information on the homebuying pro-cess, I invite you to visit LubbockRealtors.com.

AUSTIN – According to the most recent Texas Quarterly Housing Report, the effects of last year’s federal homebuyer tax credits continued to linger for the Texas real estate market in the second quarter of 2011.

As described in the report, the volume of sin-gle family home sales was 58,795, 12 percent less than the same quarter of the prior year during which sales volumes were bolstered by expiring homebuyer tax credits.

Dwight Hale, chairman of the Texas Asso-ciation of REALTORS®, commented, “Though statewide sales volume was down compared to 2010, when the tax credits were having the biggest impact on our market, we’re right on pace with the second quarter of 2009. In addi-tion, Texas has dominated national headlines for economic strength, which makes it clear the recovery continues in our state.”

Real estate prices during the second quarter of 2011 indicate strength in the Texas market. The median price was $150,400, one percent higher than the same quarter of 2010. The average price in 2011-Q2 was $201,288, 4.6 percent higher than 2010-Q2.

Another important market indicator is the inventory of homes available for sale com-pared with the demand to buy homes. Mea-sured in months, Texas had 8.1 months of inventory in the second quarter of 2011 com-pared to 7.2 months in Q2-2010. That’s 12.5 percent longer – or just less than 30 days of additional inventory – compared to the same time period last year.

The Texas Quarterly Housing Report is is-sued four times per year by the Texas Associa-tion of REALTORS®.
