LAF Now or Cry Later!This is a CRITICAL year for our industry in Nevada. The reason is plain and simple … LEGISLATIVE ARMAGEDDON.

It seems as if every division of government wants to place their hands into the “billionaire” landlord’s pockets. Now, if they only knew the truth … we are not billionaires, not even millionaires. We will go out on a limb and say not even “thousandaires”; we are just trying to survive like every other business in Nevada, penny by penny.

What Does LAF Mean?For those of you who cannot stand acronyms, we apologize in advance. Simply put LAF stands for Legislative Affairs Fund and our industry needs your help. The Nevada State Apartment Association (NSAA) has allocated $90,000 over the next two years to be spent on lobbyist(s) and political contributions. The NSAA would make political contributions based on recommendations from professional liaisons and the NSAA Legislative Affairs Committee. Any recommendations will be reported back to the NSAA Board and its membership. All fi nancial reporting of our legislative affairs will be relayed through our website and a NEW newsletter, aptly named The Legislative Advocate. The newsletter will be published twice in 2012 (April and October) and quarterly in 2013, beginning in January. The NSAA Legislative Affairs Committee has additionally created a special sub-committee, constructed to create additional ways to drive fi nancial contributions through special legislative events. This sub-committee is responsible to communicate with members and non-members the importance of legislative affairs in our industry and how every penny matters when it comes to fi nancial contributions and the viability of our industry going forward.

What Can You Do?Invest in your profession, period! A catastrophic legislative storm can create a tremendous amount of damage. Negative legislation and regulations can tremendously affect YOUR RESIDENTS, YOUR CLIENTS, YOUR JOB, and YOUR COMPANY’S FINANCIAL SECURITY. The NSAA advocates for and against legislation related to the problems and concerns of rental housing owners and professionals, but we need your HELP! Candidates elected during this election cycle will become the “decision makers” of tomorrow. The NSAA supports those candidates who UNDERSTAND and are receptive to our industry’s positions. NSAA members play a crucial role in protecting the industry’s bottom line by investing in NSAA’s LAF (Legislative Affairs Fund). If you DO NOT protect your industry, WHO will? In order to make an impact and a difference in our industry WE NEED YOUR PARTICIPATION TODAY. Invest in the NSAA LAF today and help us be the voice of the rental housing industry in Nevada.

LEGISLATIVE UPDATE

The Nevada State Apartment Association (NSAA) has allocated $90,000 over the next two years to be spent on lobbyist(s) and political contributions. Legislatively, we are committed to serving our members on all issues that impact our industry. We strive to monitor all industry-related local, city, state, and federal legislative changes and educate our members on the potential impact to their businesses. With the assistance of the National Apartment Association (NAA), professional liaisons, retained lobbyists and our dedicated Legislative Committee, we further strive to challenge adverse legislation so as to protect member rights and maintain a viable and productive industry. In 2009 alone, the NSAA helped every property SAVE, on average, $40,800**. NSAA helped SAVE industry jobs, for both properties and vendors alike. ** Based on a conventional 200 unit property in Las Vegas; Averaging 3 evictions per month, with an average Market Rent of $800 per month, with miscellaneous operating expenses and turnover costs included; Actual amounts varied based on unit count

On February 24th, 2012 the NSAA held its annual Market Trends event at the Plaza Hotel and Casino, in downtown Las Vegas. This year’s event was fi lled with the most anticipated lineup of panelists and speakers ever and it was safe to say … no one was left disappointed.
