Site HistoryThis property is located at 5401 Baumhart Road, west of Lorain, ohio� The entire site occupies 264 acres, and boasts 4 million square feet of manufacturing and office space that has since been split up, partially torn down, and some buildings sold� Originally, the entire Lorain Ohio Ford Assembly Plant was a final stage assembly facility for over 7,500,000 Ford vehicles, including 12 models� opened in 1958, the Lorain plant assembled such iconic Ford cars as the F-series, the Econoline, the Gran Torino, and the Ford Thunderbird� since announcing the plant’s closure in 2005, Ford sold the property to Industrial Realty Group and Chris semarjian, a local investor, with the intent to “recycle the plant to an industrial complex housing multiple companies�” IRG has also demolished one building, in order to separate the various other manufacturing spaces�

Site Description
The plant is located south-west of Lorain, tucked between U�s� Route 6 and ohio Route 2, on which it has a half mile of frontage� The Lorain assembly plant site has a nearly three-quarter mile frontage on Baumhart Road, which also provides access to Interstate-90, connecting to Cleveland, Detroit, and Chicago� Though the site has no direct access to Lake Erie, the plant is across Route 6 from the lake�

I-80 and I-90 run within parts of Indiana and ohio, though the two split just a few miles east of the site� Both highways continue west towards Gary, Indiana, and I-90 eventually splits north towards Chicago� I-80 extends east towards Youngstown, ohio, while I-90 connects to Buffalo, New York� Through both interstates, the Lorain ohio Ford assembly plant is also close to Cleveland’s many highways, including north-south bound I-71 to Columbus, ohio, I-77 to Charleston, West Virginia, and I-76 to pittsburgh� other freeways in the area include Us Route 2 and ohio Route 6, both of which run east-west into Cleveland�

Environmental Assessment Processafter its closure, the Lorain ohio Ford assembly plant has been investigated and remediated by IRG ohio LLC and the city of Lorain under ohio Epa’s Voluntary action program� In Febrary 2013, ohio Epa issued covenants not to sue for two protions (97 acres in total) of the plant, which protects the current and future owners of the plant from further environmental investigation and remediation when the plant is used and maintained in accordance with the terms and conditions of the covenant�

Current ZoningThe current zoning is for heavy industrial I-2. This districting is to encourage the development of major manufacturing, processing, warehousing, and research facilities� I-2 also requires reasonable access to arterial highways, which is evidenced at the Lorain Ford ohio plant through its access to various interstates and major roads� I-2 also allows for light industrial uses (I-1) and a wide range of manufacturing, including meat, paper, petroleum refining, and metallurgic industries. Local Land Use and Planning EffortThere is a concentrated effort by the city and local developers to see the Lorain ohio Ford assembly plant operable again� The Lorain planning Commission approved a lot split request for the plant in May 2012, allowing the plant to be devided into multiple parcels, and sold to smaller tenants�
