Loans What type of loans do we make? Wellesley & Co matches investors' funds against the loans made by Wellesley Finance Plc. Wellesley Finance Plc is a traditional asset backed lending company. Asset backed loans are made by Wellesley Finance Plc to small businesses and individuals. Assets that the loans are secured against include tangible assets primarily but not exclusively limited to residential property. In the event that a borrower was unable to repay a loan, Wellesley Finance Plc would attempt to recover the funds outstanding. Why don't we lend money to borrowers secured on their main residence? The Wellesley business model focuses on asset backed lending, predominantly property that is non-owner occupied because the process of recovery through the sale of the security is much quicker and easier in such situations. Our philosophy is to never make a loan that we do not expect to be repaid on, however it is inevitable that in some situations bad debt can occur, therefore our ability to enforce our security needs to be quick and free from legal complications, we do it this way for the protection of our lender's capital. How long is the average length of our loans? The typical borrower needs a loan of between 6 months and 12 months, and is normally a property investor or developer. Our maximum loan term is 18 months. We never allow borrowers to secure their loan on their primary residence.

Development Funding

We actively support property developer's and builders seeking funding to buy new land, or

a property requiring substantial refurbishment.

Our loans are either personal loans to the developer's, or through the developer's

company, in which case the developer's are required to give us a Personal Guarantee.

We only deal with experienced property developer's and every development is scrutinized

by the Wellesley credit committee.

Bridging Loans

A bridging loan is a short term loan on a developed property, which in some cases may

require minor development

Our maximum LTV on bridging loans is 75% of the value as determined by our panel

surveyor and subject to credit committee approval.

What size of loans do we make?

Our minimum loan size is £750,000, with no maximum loan amount.

What type of property do we lend against?

In the vast majority of cases we only lend on Residential Property.
