Located to the north of Barnham Road, the site is bordered to the west by Cherry Tree Drive and the land on which the medical practice has planning permission; to the north and east by fields and to the south by Barnham Road and the properties on the northern side of Barnham Road. It measures 10.9 hectares.

As you may be aware, the Barnham & Eastergate Neighbourhood Plan has been created over the past couple of years by a team of volunteers from the villages. The Plan allocated this land to provide up to 60 new homes to help meet housing need within the parish.

Award-winning housebuilder Linden Homes has an interest in the whole site and has held initial discussions with the Neighbourhood Plan Group over how the site could be developed. Linden Homes has no control over the land to the west of the site, so is unable to propose any development there. This land is under a different ownership.

Through those discussions, two options have emerged. One option provides 60 homes, as set out in the Neighbourhood Plan, alongside

allotments and a community orchard. The other option provides 100 homes. Along with the community orchard and allotments it would also provide additional community facilities, elderly care provision, enhanced public open space and access to the countryside, to further conform with the Neighbourhood Plan.

The 100 home option would also help contribute to future housing requirements for the area which Arun District Council is shortly to set out in its new emerging Local Plan for the period up to 2031.

Both options are available for you to review, discuss with the team and provide comments on.

The work undertaken to dateLinden Homes is in the process of undertaking detailed technical work to support the progression of the proposals. Winter ground monitoring has been undertaken over the past few months to help inform the proposals for surface water drainage. Linden Homes will draw up these plans and the proposals for foul water drainage in close consultation with Southern Water and the Environment Agency.

Linden Homes is also in the process of undertaking traffic counting, which will be used to model the impact of the proposals on the highways network.

Further details of both will be available at the next public consultation.

Public open space

Both of the options displayed today would provide a significant amount of public open space, including allotments, a community orchard and children’s play space.

Option B for 100 new homes would additionally provide enhanced open space and also access to the countryside by providing a link to the existing footpath on the east of the site.

Investing in local communities: A case study

Case Study: Ogwell Brook, Devon• 186 new homes are currently being built

• 25% (or 46 units) are affordable and are being made available through a local housing association to people on the local council’s waiting list

• 95% of all homes for sale have been bought by local people living within 15 miles of the development

• a direct investment of £19.4 million into the local community

• up to 280 jobs generated (research by the Home Builders federation concludes that every home built delivers 1.5 full time jobs on site and in the supply chain)

• 73 jobs have been created on the first two phases of this three-phase scheme, two-thirds of which are with firms based less than 30 miles away

• A further 13 architects, surveyors and engineers are retained on the project, in addition to our team of four locally-based Linden Homes’ staff

• Local businesses have undertaken the majority of the work on site

• 90% of our contractors are based in Devon and Cornwall

• Three-quarters of our suppliers are also based in the south west

• Working with local firms, we have been able to train 11 young apprentices
