Lease Agreement Of house Rent
This agreement is made and entered on 22Chaitra 2067(march 6 2011) between Saurya
International College residing Kathmandu District, Kathmandu Metro-Polician City Sinamangal -
10( here in after called the leaser) on the one party and Mr.Bhim chand, Director of Shikhar
college of information technology residing at Purano Baneswor ward no-32,Kathmandu (here in
after called the leaser) on the other Party.
1) Where it is agree as follows:a) The Lessor shall grant and lessee shall accept a lease the house land 5 Ropani +
25rooms Building situated at Kathmandu District. sinamangal for the period of 10
years, effectiveness 1st
Poush,2068 at a monthly rate of Rs. 100000 (one lack only.)
b) Lessee shall be responsible for the rented house in good and acceptable condition atthe time of leaving.
c) The increase of the rent is 10% on every two years.d) The lessee has already paid Rs.1`00000 to the lesser in the advance on the date of
21st
of Mangsir 2068.
e) The lesser shall be responsible to complete all the development works concerningthe making wideness of the entrance ( 5 meter wide ) including establishment of
boundary wall, final electrification in the house, establishment of telephone line and
cable TV connection till 30th
Mangsir2068.
f) After completion of above mention terms and conditions the lessor shall binding togive the house in a rent to the lessee.
2) The rent and further charges shall be paid as follows:a) As an advance payment, Rs. 100000(one Lakh) has already paid to the lessor on
advance date of signing this deed.
b) The amount referred above is adjusted in rental, after that the remaining rent shallbe paid to the lessor on 6 months basis.
3) Covenants by the lessee:a) The lessee shall pay the rent in above manner mentioned in the section 2 above
during the continuance of the said tenancy.b) The lessee will maintain the house properly and in clean condition during the leased
period.
c) The lessee shall pay house rent tax, telephone bill, electricity bill, cable TV bill andwater charge on behalf of the lessor in concern institution during the leased period.
d) The lessee shall not lessee or rent the house to other party except with the writtenconsent of the lessor of this agreement.

4) Covenants by the lessor:a) This agreement is the legal owner and the titleholder of the rented house and such
fully empowered and authorized to make this deed.
b) The lessor is responsible for the maintenance and the repair of the house due tostructural defects of the damage during continuance of the lease period.
5) Renewal of the lease:a) This agreement will come into force from 1stPoush2068 and it will remain valid until
10 years.
b) If any party of this agreement disagrees with agreement, can send the written noticeto other party 3 (three months) prior for terminate the contract. Otherwise the
agreement will extend automatically according to this agreement.
c) The period of the agreement shall be extended in the mutual consent of the bothparties.
6) Arbitration :Both parties agreed to settle any kind of disputes concerning the agreement by mutual
understanding, one mediator shall be appointed in the consent of the parties of this
agreement. The decision of the mediation committee (lesser, lessee and above
mentioned appointed mediator) shall be finalized.
