Our live-in Guardians act as an active deterrent to squatters, theft and the vandalism of vacant buildings. We ensure that our Lowe Cost Guardians are present daily within the building.

BUILDING CARE

We take great care of the buildings we secure. This means fully fitting out the buildings to a habitable standard, managing the building on a 24/7 basis and providing regular building checks to our clients.

COST EFFECTIVE SOLUTION

We do not charge the property owners for our services, and we will cover the cost of the fit out of the building prior to the guardians taking occupation. We will also be responsible for any contribution required for utility bills. In comparison to the cost of traditional security methods, we offer an extremely cost effective solution.

EMPTY BUSINESS RATES

We have an understanding from the Valuation Office that when we place guardians into a commercial property we are able to mitigate the empty business rates into Council Tax. We have a 100% success rate of achieving this. Lowe Cost Guardians recently saved a client over £370,000 per annum for a 40,000 sq.ft office building.

THE PROCESS

STEP 1 CONTACT

Contact us by phone or email and we will arrange a time to inspect your building.

STEP 2 INSPECTION

We will inspect your building and provide you with a free consultation report with our honest recommendations on how best to protect your building.

STEP 3 FIT OUT

We will transform your vacant building into a habitable environment for our guardians via our highly skilled maintenance team that adhere to all regulations and necessary standards. We do not charge for the fit out.

STEP 4 GUARDIANS

Our carefully vetted Guardians are then granted access to the building under legally binding license agreements, which clearly states that no tenancy has been created.

STEP 5 MANAGEMENT

Our 24/7 management team are on call to ensure the property is effectively managed at all times. We do not charge a management fee.

STEP 6 TERMINATION

Upon reaching the end of the agreed contract, our guardians are given a four week notice period to vacate the building, after which it is returned to its original state.

Our vetting process includes personal interviews and extensive background checks. All our guardians must be in full time employment and comprise of young professionals and key workers. We do not accept undergraduates or anyone under the age of 21.

In order to protect the property rights of the Owner, each Guardian enters into alicense agreement with Lowe Cost Guardians which clearly states that no tenancy has beencreated and they have no exclusive possession to the building.

They agree to abide by Lowe Cost Guardians key rules and regulations while living in the building. Lowe Cost Guardians ensures the guardians are managed by assigning a Community Host who manages the Guardians within the building and regularly inspects the Building.
