Locationthe site is located to the west of rumbling Bridge, a small village in Perth & Kinross. The settlement is conveniently located approx. 6km east of Dollar, 23km north east of Stirling, 25km south of Perth and 35km north west of Edinburgh. pLanning Lot 1 – Within the Perth& Kinross Local Development Plan (2019) the eastern part of Lot 1 is located within the rumbling Bridge Settlement Boundary as ‘white land’, meaning general development policies apply. the LdP notes that “rumbling Bridge has been identified as being able to accommodate some limited future growth to encourage some expansion of employment opportunities, as well as to allow some residential development within the settlement boundary”.

While the western part of Lot 1 is out-with the LDP Settlement Boundary, Policy 19 of the LDP sets out circumstances where they will “support proposals for the erection…of single or small groups of houses in the countryside”. These cases include infill development and development around building groups, with the western part of Lot 1 potentially fulfilling this criteria, as set out in the ‘Housing in the Countryside Supplementary Guidance’ document (March 2020).

Planning permission was previously granted for 15 lodges within Lot 1, with 5 now constructed – all year round use for private housing is now permitted, full details are available from the selling agents.
