REAL ESTATE UPDATE
ENVIRONNENT & ECONOMICVALUES
LDLA COMMUNITY
• Continued appreciation at all Lake Doster properties
• (Golf course and LDLA)
• New Construction in the LDLA is good for the community!
• 2018 was, on paper, a disappointing year
• Sold 10 homes in LDLA, average price $290,000+/
• This was not due to lack of demand
• Lack of high-end inventory (Nobody wanted to sell!)
• 2019 Looks Awesome so far in LDLA
• 2 current LDLA listings from $405,000 and $359,900
• 3 Pendings ($489,900, $484,500 and $345,000
• 3 Solds ($449,900, $365,000 and $315,000)
• Reasons for Price Appreciation• Beauty
• Member Amenities
• Lake quality and more
• Imbalance in the Buyer/Seller ratio• This appears to be the ‘New Normal’ in all real estate markets.
Demographics won’t change quickly
• Hiring in Greater Kalamazoo is robust
• Our new Silver Bullet: LAKE LEVELS• Other lakes are having horrible problems with flooding
• Closing the gap between other lakes
• Pine, Wall, south Kalamazoo County lake
• Constant Homeowner investment in their homes
• Private Lake…functioning, effective. Rules.
