President’s Perspective: An open Op-Ed to the Lake Arbor Homeowner Community Your Lake Arbor Homeowners’ Association is constantly working on our homeowners’ behalf. Below are a few of the initiatives we are currently negotiating for the benefit of all our homeowners: 1. We are in conversation with the City of Arvada to provide a boating service and dock launching ramp on Lake Arbor to include sailing, rowing, paddle boarding, and enhanced fishing. We have a lake, let’s use it. 2. We are in consultation with Sherwin-Williams to update our options of approvable exterior paint colors with a view to the new home buying population, ensuring Lake Arbor home values, and the related equity, that will be protected for years to come. 3. We are in conversation with the Arvada Police Department Neighborhood Services to ensure city code enforcement is prompt and thorough for those items not covered under our covenants. I envision a neighborhood of desirable homes within Lake Arbor. I envision an environment where we can utilize our Lake in the manner that it should be utilized: sailing, fishing, paddle boarding, and rowing. I envision a neighborhood that compliance letters would never have to be sent because homeowners, would simply do the right thing with respect to their neighbors and their neighborhood. These are a few of our initiatives. Next year there will be more, all on behalf of our homeowners. I hope you will join us. I hope you will take an interest in our neighborhood. Lake Arbor is special and we welcome all homeowners in helping us to determine our direction moving forward. President’s Perspective: An open Op-Ed to the Lake Arbor Homeowner CommunityYour Lake Arbor Homeowners’ Association is constantly working on our homeowners’ behalf. Lake Arbor Real EstateLake Arbor has sold and closed 52 homes since January 1, 2018, ranging from $310,000 to $500,000. Homes needing extensive work and/or remodeling are selling in the $300’s, homes partially remodeled are in the $400’s, and homes totally renovated (including redesigns) are high $400’s to low $500’s. Other factors that contribute to pricing are location, square footage, basement finishes, and landscaping.If you are planning to sell, make sure to notify your Realtor that Lake Arbor has an active HOA. This must be disclosed to the buyer or you may be liable after the closing for nondisclosure of the neighborhood HOA. Arvada municipal codes regulate what can and cannot legally be discharged into the stormwater system. Holiday Light ContestEach year, LAHO sponsors a holiday lights contest for homes in Lake Arbor. In mid-December, we will judge decorations and award prizes at the Annual Meeting at 7 PM on January 29, 2019, at Little Elementary school. First place: $55. Second place: $45, Third place: $35. Winners who are paid HOA members receive the full award amount; unpaid receive an HOA membership ($35 value) and the remainder in cash. Thank you for participating - we look forward to seeing your decorations!!

Thank You HOA Members!To all who have paid LAHOA dues in the past. Dues are used to enforce the protective covenants that help support our property values and keep Lake Arbor a great place to live. When you look around at other neighborhoods, it’s easy to see the difference it makes when folks comply with the covenants. At only $35 per year, it is a great bargain! Discounts at local merchants pay for the cost of membership. Pay your 2019 membership dues now and you’ll be set until December 31, 2019. Thank you for paying early! Or, send your check (with address, phone number, and email address) to Lake Arbor HOA, PO Box 745942, Arvada, CO 80006 THANKS!Lake Arbor HOA is a voluntary board of homeowners that are responsible for enforcing the covenants of record on behalf of all homeowners. There is an architectural committee that is in place to approve exterior enhancements as well as a committee of district representatives who help enforce the covenants and help homeowners prepare for home improvements that fall under covenants.Awareness of the HOA is important regardless if you choose not to become a paying member. Membership requires a small annual fee to support the neighborhood and its programs. Many new home buyers chose to purchase in Lake Arbor due to the overall condition compared to neighborhoods without an HOA.All homeowners purchasing in Lake Arbor are under the umbrella of the covenants, a legal and binding agreement for each property, regardless of their choice to become a member.

Unsigned LettersAt the August 2018 meeting, the LAHOA Board voted unanimously to “immediately dismiss without action” all unsigned letters to the HOA. The Board welcomes homeowners’ constructive comments and suggestions, but is unable to take effective action when the author is unknown or the content is malicious. We must focus our time and energy on issues that improve Lake Arbor.Thank you all for signing your letters or email correspondance. We try to address each letter, but because of volume, we are sometimes unable to provide an individual response.You may also address your concerns in person at one of our monthly board meetings. Refer to the Lake Arbor HOA website for meeting details.

Appliance CheckNow is a great time to check the waterheater, clean dryer vent pipes, check bathroom fixtures, and other items inside your homes.As your washing machines ages, inspect the condition of the hoses to make sure they have not become worn or deteriorated. A deteriorated hose can easily burst and cause thousands of dollars in water damage.It is also a good idea to check the water line from the wall connection to the toilet to make sure the connections are in good repair.
