The surrounding countryside is exceptionally picturesque with many ancient forests and stunning Alpine lakes which are perfect for summertime swimming and water sports.

Kitzbühel is very easily accessible as it is just 70 minutes from Salzburg and Innsbruck airports and 1 hour 50 minutes from Munich airport. There are also regular direct train services from Innsbruck, Salzburg and Munich.

As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. We would be delighted to recommend top tour operators to maximise the rental potential so that your property will earn an excellent income for you.

A dedicated management company can deal with the hand-over of keys for your guests, and the laundering and cleaning of your property when they have departed.

Purchase costs for buying a property work out at approximately 9.6% of the gross purchase price. The purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit.

Kitzbuhel - 170Km sKiing With 170km of skiing on the doorstep including the legendary Hahnenkamm downhill race piste, Kitzbühel has some fantastic skiing on offer including 91km of blue runs, 55km of red runs and 24km of black runs at altitudes up to 2,000m. The spectacular, world famous Hahnenkamm downhill race takes place in Kitzbühel every January and is known as the toughest race of the World Cup circuit. The ski season begins in early December and lasts until early May.

Located at the heart of the Kitzbühel Alps, the town is also surrounded by a 500km network of high quality cross-country trails. The Kitzbühel ski region has over 50 modern ski lifts and 100% snow cannon coverage to ensure great skiing plus over 50 mountain restaurants and bars so you have a fabulous choice of sunny terraces to enjoy the great views and traditional Austrian hospitality.

For non-skiers ice skating, curling and sleigh rides are also possible, in addition to plenty of alternative winter sports. Another option is the Mercedes-Benz sports park, which is open year round and has 10 tennis courts, a 17m climbing wall, 100m2 bouldering wall, ice skating, curling and skittles to keep you busy. The venue also hosts numerous concerts and events throughout the year.

SkiWelt Wilder-Kaiser ski region - 280Km sKiing

The Wilder-Kaiser area has 180km of classic cross-country skiing and skating courses plus 13km of floodlit slopes for night skiing and floodlit toboggan runs.

The Wilder Kaiser region also has 70 mountain huts dotted across the mountainside which make the perfect place to catch your breath. Other winter activities in the area include snow tubing and husky sledding.

Kitzbühel is also only 15 minutes from the huge SkiWelt Wilder-Kaiser ski region with a further 279km of pistes which are easily accessed by the local ski bus. This is Austria’s largest interconnected ski area and here you will find a superb range of family friendly slopes including 124km of blue runs, 128km of red runs, and 11km of black runs.

Just five minutes away, the town of Kirchberg also has a lively après-ski scene with over 45 restaurants and cafes in the village as well as 24 mountain huts and 21 bars and discos. As night falls the there is no shortage of entertainment to keep you happy into the early hours.

Kitzbühel has an exciting après-ski scene with over 125 bars and discos to choose from. The town hosts many interesting events and in January each year Kitzbühel plays host to an international polo competition, boasting four days of action and excitement. The fast-moving pace and skills required for the sport make this a must see event!

Kitzbühel makes a fantastic summer destination thanks to its warm temperatures, numerous scenic lakes and the wide range of hiking and cycling trails across the surrounding mountains. The region has 88km of Nordic walking and hiking trails and mountain bikers are well catered for with over 800km of well maintained bike paths.

Furthermore, if you don’t fancy cycling up the mountainsides you can even take your bike up the mountains in one of the many ski lifts and then freewheel down. Or if you’re feeling more adventurous you could always try rock climbing, canyoning down gorges and waterfalls or experience the full beauty of the mountains by paragliding over the Alpine landscape.

The Kitzbühel region also has some of the best golfing in Austria with four local courses and a further 19 within an hour’s drive. The four closest clubs are Kitzbühel, Eichenheim, Rasmushof and Schwarzsee.

The Kitzbühel club is the most traditional course in the area. Situated on Kitzbühel’s sunnier slopes and surrounded by beautiful mountain scenery, the resort, clubhouse, ponds with two island greens and the old castle walls provide a PGA quality experience. Its impressive central location and successful heritage have made it one of the best known clubs in Austria.
