A NOTE FROM YOUR BOARD
Andy Pederson, President, The Greens at Seven Oaks
Welcome to July. We are slowly emerging from the isolation of the Coronavirus pandemic. In
The Greens, we have been very successful in keeping the virus out of our community. Many
thanks to all of you for your diligence and patience helping to keep us healthy.
Our open board meeting and executive session were held on Monday, June 15th. The following
topics were discussed:
Our maintenance log was reviewed and approved. Everything is up to date. If any of you see
anything in our community in need of repair, be sure to report it to Management Trust.
The draft of our new election procedures was reviewed and approved. We were required to
change our election procedures due to changes in the California Civil Code.
The notice of Board of Directors election meeting was sent out earlier in June. The annual
meeting and board election will be held on September 8th. There will be two board openings
and I encourage any qualified resident interested in running to fill out the nomination form and
send it in. This is your opportunity to have input as to how the Greens is managed. The dead-
line to have nominations submitted to Management Trust is July 6th.
Bob Joy made a presentation to the board regarding installation of solar energy panels at the
Ridge Oak and White Oak Clubhouses. Our electric bill currently runs about $30,000 per year.
Installation of solar energy panels would eliminate this cost. The project would cost about
$200,000 with a payback of seven years. The best part is that there would be no increase in
HOA fees. Sounds like a win-win proposition. We will continue to study the project and
make a decision later in the year.
You have probably noticed the concrete work completed at 15 locations in the past few weeks.
Several sections of sidewalks were removed and replaced. Tree roots were removed to elimi-
nate trip hazards. This will probably be an annual project as the trees continue to push up
sidewalks.
You will be very happy to hear our pools, gym and clubhouses are now open. There are some
restrictions posted on the doors and gates to the facilities that need to be followed. Hopefully
these restrictions can be removed as we enter Stage 4.
At the request of many residents, we will have a flu shot clinic in the Ridge Oak Clubhouse in
September, details will follow at a later date.
Finally, I want to wish everyone a happy Fourth of July and a very restful summer.
Stay healthy!!
