FLOOR TO CEILING HEIGHTSThe building has varying floor-ceiling heights. On all office floors this height will be maximised by the omission of suspended ceilings. A typical office floor will have a clear floor-to ceiling height of 2.65m; no floor void provided; perimeter trunking throughout.

FAÇADE AND GLAZINGSlim-lined aluminium windows with an external anodised finish in ‘Anolok 545’, white PPC finish internally. Double glazed units comprising 6 mm thick toughened outer pane with neutral solar control and 6mm thick toughened inner with low emissivity coating. Windows are fitted with tilt-turn mechanism allowing building users to partially open the windows for natural ventilation, secure locking allows maintenance staff to fully open and clean the windows internally.

Spandrel panels and bespoke fins in decorative composite cement. The material contains a fine decorative aggregate and powder pigments to give a consistent decorative surface finish.

Retained brick cavity wall cladding with painted finish to rear and side elevations.

ROOFSBitumised rubber waterproofing membrane applied to all roof surfaces.

Third floor roof - bitumised rubber waterproofing membrane applied to hollow clay pot slab with new supporting steelwork, decked in slate grey composite hardwood, perimeter slated louvered screen, dedicated plant area adjacent to existing stair enclosure.
