Watch out Denver, Jefferson Park is bringing the fun back into community involvement with Jefferson Park Day. is year, the May 16 celebration will be bigger and better with more fun and opportunities to improve your neighborhood than ever before. e morning begins at 8:30 with a neighborhood clean up. Get your work gloves on and grab the cleaning tools because its spring cleaning time. Meet us in Jefferson Park and get a great breakfast burrito from Jack and Grill, a free t-shirt, and a sturdy trash bag so we can get the spring cleaning on the way. Team leaders will begin organizing groups while we eat. And then it is off to take care of those broken bottles, old couches, and that half-torn-apart box spring that has been irritating you all year. David Zucker is providing a roll off again this year, so get ready to do some dumping. In addition to a clean up crew, other groups will be working on the park itself. Various tasks including reworking the flower bed we made last year is on the agenda, and I’m sure that some other things will pop up as well. e cleaning will continue till around 11 a.m and then it will be time to head back to the park for a great day of festivities and food. Sponsored by a generous donation from Allied Realty Scheduled festivities will run from 11:30 a.m-2:30 p.m. Once again, Riverside Baptist will be cooking up some burgers and dogs (hotdogs, you can feel free to safely bring animals without fear of them being eaten). Along with the food and due to the rave reviews the received last year Nate Bender’s band will be playing for us all again. And hey parents! the kids are really lucking out this year. We are going to have a jumping castle as well as a velcro wall they can play on. Beyond that I don’t know what else is going on, but from the sounds of it the sky is the limit. So make sure to mark it on your calendar and come out to have some fun with the people in your neighborhood. JEFFERSON PARK DEVELOPMENT, LLC26th and Alcott StreetDenver, Colorado, 80211303.663.3554April 16, 2009PLANNING AND DESIGN AGREEMENTContained herein is a summary of our vision for the La Loma Block property.The city block that is bounded by 26th Avenue, Alcott Street, 27th Avenue, and Bryant Street is referred to herein as the Block or Property, and is owned by

William and James Brinkerhoff.During the summer of 2008, we vacated the alleys on the Property to prepare it for development. Last fall, we began the process of rezoning the Block from PRV to R-MU-30, and filed our application for Zone Map Amendment on December 17,2008.The Property is one of the key blocks in the Jefferson Park neighborhood and presents an opportunity to create a new “urban lifestyle”, with residential, neighborhood commercial services, retail, and restaurants including La Loma. With great view corridors of downtown and the mountains, and within walking distance to the Speer Boulevard Transit corridor, Auraria Campus, Elitch Gardens, Invesco Field, and other downtown activities, the La Loma Property development provides an excellent location for in-city living.As the Jefferson Park Neighborhood transitions into a new pedestrian-oriented, mixed-use neighborhood under the R-MU-30 zoning categories, the La Loma Block will become a focal point for new neighborhood eating establishments and services located primarily along Alcott Street. This development will accommodate low-rise townhomes along Bryant Street relating in scale to the residential areas west of the Block. The eastern portion of the block will accommodate mid-rise condominiums and/or apartments. Parking for residents and customers will be provided in parking garages in the center of the site, barely visible from the streets. We are planning public and private open space with landscaped areas, a Plaza, and newly landscaped public streets. Our desire and vision is to create a “landmark” project, incorporating innovative architectural components using high quality materials – stone, brick, architectural concrete, masonry, stucco and glass – in a beautifully landscaped setting. OZ Architecture and Planning, a world-class team of local architects and urban designers, has been engaged to assist in executing this vision.Preliminary massing ideas have been presented, which will be the basis for developing the architectural models of visually pleasing building forms, with excellent sun and view orientations to optimize the unique attributes of this site.The Brinkerhoff’s conceptual plans are attached hereto as Exhibit “A.” Prior to submitting our design review plans to CPD, we agree to submit such plans to the Jefferson Park Land UseCommittee for review. Such plans shall adhere to our design, planning and development concepts.In addition to the foregoing, we agree to demo the building at 27th and Alcott on or before November 30, 2009.

Another month, another rezoning approval. Though it may seem that way, please keep in ming that every new project that comes to us now will is reshaping the future of the area. There will come a time when there are no more votes, and we will be left with the decisions that are being made today. On May 5 General Membership will be asked whether to support the Brinkerhoff planning and design agreement that will lead to the rezoning of the city block bounded by 26th avenue, Alcott Street, 27th Avenue, and Bryant Street to RMU30. The Brinkerhoff’s will present there plan at the May 5th meeting. Please read their design agreement so that you can feel confident in your decision when making this important vote. The Land Use committee has passed the plan to General Membership
