Superb Marketing Designed to Sell Your Home for the Highest Possible Price

Dear Doreen,I am thinking about buying a home but want to make sure I sell my current

home first. Should I start househunting now? And if I find something, can I make an offer on it before my home sells?

—Cautiously Anxious

Dear CA,If you include a contingency clause requiring the sale of your current home

before the purchase of your new property, this will certainly weaken your offer! Most sellers only want to deal with a buyer who is able to buy now, without waiting for another property to sell.

So, it’s best to wait until your first home is sold. If you decide not to wait and the seller accepts your contingency offer, then be ready for the unforeseen—such as the buyer of your first home getting delayed, causing a delay (or cancellation) of the home you are trying to purchase.

They easily could have gone to a warm, dry grocery

store, but instead, they opted to brave the cold, wet Saturday morning to pick up baskets of fresh produce at a pocket park on Anthem’s west side. It’s part of a nationwide trend called CSA—or

Community Supported Agriculture—and it’s showing up in Anthem.

Whether it’s about eating more vegetables, supporting the local economy, cutting ties with Food, Inc., or just saving money, farmers and consumers are coming together in more ways.

Jason Duffy is one of many who participate in

Bountiful Baskets, the food co-op distributing on that rainy Saturday. Participants like Duffy save on fresh produce by pooling money to get lower prices. They simply sign on to bountifulbaskets.org and choose a conventional basket for $15, or go all-organic for $25. Add-ons such as bread and granola

are available at additional cost. Occasionally, there are offerings of specialty-themed produce packs containing all the produce needed to make, say, salsa.

“We always get the organic basket and it’s a nice variety every time. The great thing is you sometimes get something in your basket you wouldn’t usually buy at the store, so you try new things and new recipes,” Duffy said as he loaded the boxes into his car.

The operation is entirely run by volunteers to keep prices low. Participants are occasionally asked to pitch in. Toni McEachern is Anthem’s volunteer site coordinator, receiving the signup sheets and meeting the delivery truck Saturday morning. Others distribute the produce into numbered baskets for pickup.

Salad-a-Day the Duncan Way, another CSA venture, is accepting reservations for Anthem delivery. The certified organic Duncan Family Farms in Goodyear needs 30 reservations to establish a delivery in the area, according to Erin Zaleski, Salad-a-Day coordinator. A $20-per-

week subscription can be weekly or biweekly. Register at duncanfamilyfarmslocal.com.

According to the U.S. Department of Agriculture, CSAs are on the rise, with more communities and farms working together for mutual benefit. A 2007 Census study revealed more than 12,000 farms participated in CSA marketing, with 63 of those in Arizona.

“When you subscribe for Salad-a-Day, you’re supporting a local family and the local economy. The great thing about it is our produce is harvested, boxed and sent out so you get it within days of it being picked from the field. It’s really fresh, maintaining the vitamins, minerals and taste,” Zaleski said.

The farm’s in-season selection currently includes greens such as kale and spinach as well as root vegetables and fresh herbs.

An Anthem farmer’s market would bring access to farm fresh produce to those who prefer to pick and choose their produce. While still in the planning stages, Anthem’s Special Events Coordinator

Michele DeMichele said the Arizona Community Farmer’s Market Association would coordinate the participating vendors. io

Ridgeline Parents Demand Answers Director’s sudden dismissal fuels suspicion.

By Karen [email protected]

On Friday Dec. 21, hours before the final bell before winter break,

Ridgeline Academy’s Governing Board held a special meeting to terminate School Director Steven Mack immediately and without a stated cause, leaving parents stunned and demanding answers.

Mack has been Ridgeline’s director since the launch of the school in August, which opened with a healthy enrollment of 400 students.

“I was in shock when I heard that Mr. Mack was fired, said parent Michelle Cole. “The night before he was speaking to a crowd of kindergarten parents before the holiday program and the next day he was just gone.”

Cole, along with several parents In&Out spoke with, said she had not received formal notification from the school at the time of this writing,

more than half way into winter break. Most learned of the news by word-of-mouth; Cole said she saw it posted on Ridgeline’s PTA Facebook page.

The news also took parent Heather Philbrick by surprise when she ran into a fellow parent while shopping during the break.

“I was shocked because this is a brand new school... but he wasn’t very personable... and he certainly wasn’t the face of the school,” Philbrick said.

Ridgeline Board President Jason Klonoski said the news was posted on Ridgeline’s website, but an all-parent email had not yet distributed, due to difficulty in reaching all parents during the break. “Unfortunately we do not have access to everyone’s email address,” he said.

Klonoski declined to offer a statement regarding the board’s decision. “I cannot comment on employment-related issues. I have to

Page 21: January 10, 2013

JANUARY 10, 2013 | OUT& IN | 19

leave it at that,” he said.

But that doesn’t sit well with parents like Cole.

“I think it was poorly handled because you have many parents asking ‘why’ with no answers,” said Cole. “I have always liked Mr. Mack as does my 5-year-old daughter... parents want to know why.”

Mack will receive 45 days compensation and benefits, per his employment agreement, but according to the meeting minutes, “Mr. Mack shall immediately cease providing all services and shall not enter onto the Ridgeline Academy campus, except to remove his personal belongings under supervision.”

The motion to terminate Mack passed with three votes in favor, none against, and one abstention.

Keven Barker, assistant director at Pioneer Preparatory School (a sister TeamCFA school) in Maryvale, will assume the role of interim director until a permanent director is found. Barker previously served as principal of an East Valley charter. He holds a bachelor of arts in Spanish and bachelor of science in business administration from University of Arizona. He received a master’s in administration and supervision from University of Phoenix.

“I am excited to join the burgeoning community of Ridgeline Academy to work in conjunction with the outstanding staff and to have a positive impact on the daily lives of these talented students,” said Barker.

Chris Klonoski, spokesperson for Ridgeline stressed that no other staff changes have been made. io

I cancelled my newspaper subscription a while back and I don’t really miss it. Sure, there are times I could use an impromptu disposable drop

cloth, or an on-the-fly pirate hat, but I found myself just tossing it in the recycling bin more often than not. Why read a 12-hour old story in the paper when I get instant updates on my iPad?

I’m now considering adding my telephone landline to the heap of outdated technology that has lost its bang for the buck, but should I?

Reception (x2)I use my cell phone almost exclusively. With

the close proximity of a cell tower, it just makes sense. Nobody, with the exception of the political robo-callers and the guy trying to clean my ducts, ever calls me on the home phone. For my wife, however, it’s a different story and we’ll just leave it at that. Before ditching your landline, make sure you get decent reception… from your cell and your spouse.

Hanging up the Landline

How to Save on Your Cell Bill After Losing the Landline1. Most people make the bulk of calls to the same five

or so people. Some service providers allow you to exploit that fact. MyFaves on T-Mobile and A-List on AT&T are no longer offered, but if you already have the plan, make sure you take full advantage. Verizon’s “Friends & Family” is similar. Keep your list updated—do this through the service provider website. When your teen has a break-up, replace that number with the next most-used number on the list. (Hint: VZW to VZW calls are free so don’t put a Verizon Wireless customer on your VZW Friends & Family list. Refer to your bill to see how individual calls are billed.)

2. Long distance calling rates are typically better on your cell phone by default, as nationwide calling is often built-in. International calling can be had for just

Keep Your Landline

Because…• It’s easier to monitor your

kids’ phone conversations.• Great for calling tech

support for your cell phone.

• If you live in a gated community, you can still buzz-in your visitors.

Crunch the numbers. Depending on your gift of gab and cellular plan, cutting the copper may (or may not) make sense. The many plans and many variables make it impossible for me to advise you one way or another. Calculate before you separate.

Got a Backup plan?Depending on your charging habits, you might

find the safety net of a landline a necessity. If you use VoIP (Voice Over Internet Protocol) you’re subject to internet outages and power failures. As long as phone lines are working, you can still plug in an old-fashioned phone and make calls.

Other StuffI can’t remember the last time I sent a paper

fax (I use e-fax), but if you need to, you need a landline. You’ll also need one for your monitored alarm service… or pay a little more for cellular monitoring. Again, it comes down to math.

How to Save on Your Cell Bill After Losing the Landlinepennies per minute on smartphones by using apps such as Viber or Google Voice.

3. Toll free 1-800 and 1-877 numbers are free on a landline, but you will be charged minutes for these on your cell. Considering many 800 numbers keep callers on hold for a long period, it might be better to make these calls from a landline—or simply calculate them into your plan.

4. Consider a family plan. Tablets, cameras, e-readers, gaming devices… many of these require data plans to access the internet where wi-fi is not available. Add to that your cell phone bill and that of your spouse/parents/children, and you may save quite a bit by bundling them into a family plan.

Ditch Your Landline

Because…• You won’t ever be tied

to the wall during a call. • Cancelling your landline

will save about $20–$65/month depending on your features, such as voicemail, call forwarding, long distance service, etc.
