Hi Todd and Gillian,  I spoke with the TRCA (Anant Patel) and he has advise that I set up a meeting with him to discuss the actual lot lines as he is not satisfies where they are currently shown.  He will be setting up this meeting with myself for a time next week.  At that point I will have to revised the lot layouts and possible adjust my application so at this time I would like to adjourn my application until the October 2 committee meeting.  Please confirm.  Also, Gillian, would you like to be part of this meeting with the TRCA?   If so, let me know and I will forward the dates on to you.  if not, I will just adjust as per the meetings discussions and re‐submit.  Let me know if you have any questions.  Thanks

Proposal: The Owner is requesting permission to sever a parcel from

Block 31 on Registered Plan 65M-3410 to create two, single family dwelling lots.

General Description: The subject lands have frontage on Francesca Court which

is situated south of Rutherford Road and east of Pine Valley Drive.

Road Network: The severed and retained lands will have frontage on to a

public highway (Francesca Court).

Comments: The subject lands were created as part of the Subdivision

Agreement for the Fordvalley Residential Subdivision was executed by the City on January 10, 2000 and assumed on February 15, 2011. Based on the approved Plan and Profile of Francesca Court, Block 31 has service connections from the watermain, sanitary and storm sewers located on Francesca Court. The Owner shall provide Servicing Plan(s) showing the proposed service connections for proposed Block 31-A, and Block 31-B as required at the Building Permit stage. Note that any existing and/or unused services shall be decommissioned at the Owner’s expense. Also, the sanitary, storm and water service connections which are not in place on the municipal road allowance to the property line shall be arranged for installation by the City on payment of installation costs by the owner. To initiate the installation of the service connection(s) the owner shall file an application with the Environmental and Technical Services of the Public Works Department. Accordingly, the Development/Transportation Engineering Department has no objection to Consent Application B032/14, subject to the following condition(s):

Condition(s):

1. The Owner shall provide a conceptual site grading and servicing plan for the severed and retained lands, to the satisfaction of the Development/Transportation Engineering Department. The conceptual plan should identify all existing and/or proposed services, existing and/or proposed grades and include an acceptable driveway access (with a minimum 4.5 metres curb cut at the street line, and/or in conformity with By-Law 1-88, as amended by By-Law 35-2003) for the severed lands, and if required for the retained lands as well.

PowerStream has received and reviewed the proposed Consent Application. This review, however, does not imply any approval of the

project or plan.

All proposed billboards, signs, and other structures associated with the project or plan must maintain minimum clearances to the existing

overhead or underground electrical distribution system as specified by the applicable standards, codes and acts referenced.

In the event that construction commences, and the clearance between any component of the work/structure and the adjacent existing

overhead and underground electrical distribution system violates the Occupational Health and Safety Act, the customer will be responsible

for 100% of the costs associated with PowerStream making the work area safe. All construction work will be required to stop until the

safe limits of approach can be established.

In the event construction is completed, and the clearance between the constructed structure and the adjacent existing overhead and

underground electrical distribution system violates the any of applicable standards, acts or codes referenced, the customer will be

responsible for 100% of PowerStream’s cost for any relocation work.
