The Owner must submit an Arborist Report, Tree Inventory, and Tree Replacement and Planting Plan, which is to be reviewed and approved to the satisfaction of the Urban Design and Cultural Heritage Division. The Owner is advised that the removal of any private tree(s) are subject to the Private Property Tree By-law (By-law No.1 85-2007), which prohibits the destruction of trees with a diameter of 20 centimeters or more without a permit. The Tree Replacement and Planting Plan must illustrate the proposed building envelope, as well as illustrate the proposed location of the future driveway access along McQuarrie Lane. Please see file attached. The picture shows the notice for this rescheduled meeting with the driver side in the opposite lane up to the curb to see the notice. The first time we saw this was on Sunday but by the end of the afternoon, it was removed and not replaced since. This is not proper notification. A similar size notice was placed at the front of the house which is not visible from Keele St. at all.

Residents on McQuarrie Lane and the neighbouring community are opposed to this division of said property and any right of way easements on McQuarrie Lane. The below points are some of the concerns about the property application:
Possible privacy issues for residents currently residing on McQuarrie Lane (Eg. obstructed line of sight/view).
Traffic problems on McQuarrie Lane: illegal parking, increased traffic, safety concerns for young children and pedestrians.
Concerns of possible loss of property values of McQuarrie Lane properties and surrounding neighbouring properties.
Concern for possible increase in property taxes due to need for extra services (Eg. Waste management, recycle pick up etc).
This application could lead to future decisions of other neighbouring properties located on Keele Street. These decisions may be approved on a past practice argument.
There is no need for a right of way accesses (easement) from McQuarrie Lane, as there is already an existing right of way access form Keele Street.
Concern that the applicant in question is not meeting the lot requirements as per city of Vaughan by-laws.
