Through IPIN’s Secure Exit Strategy you invest a deposit into a unit in approved development projects. This one-off deposit is typically between 10%-30% of the unit’s value.

TThe developer is then contractually obliged to resell or buy back the unit within a set period of time. This is usually 36 months but was a 24 month period with this particular SES application.

YYour invested deposit is returned to you once a subsequent purchaser is found for your unit, with the generated prots paid once the resale of that unit completes. Your prots are always contractually agreed, and calculated at an annualised rate.

In this case Bernard & Maureen invested a deposit of £40,244.25 into a unit in the Raithwaite Cottages development project. They made a total prot of £31,390.52, resulting in a 78% return on their investment.

AAs their investment ran the full length of the investment period, their deposit and generated prots were paid to them at the same time, 24 months after starting their investment.

Developer goes out of business Your investment can only be accessed by the developer once a Property Deposit Bond or insurance policy has been procured to protect your deposit. In the event of the developer becoming insolvent the bond / policy issuer is obligated to repay your invested deposit.

IPIN goes out of business YYour invested deposit is paid into a client account managed by a UK registered law rm. No funds are paid directly to IPIN. Your contractual relationship is with the developer and not IPIN and the solvency of IPIN has no affect on your SES investment.

The unit does not resellThe developer is contractually obligated to resell the unit within 36 months, otherwise he must repurchase the unit at the applicable premium price. If the developer fails to sell or repurchase the unit within the agreed time frame then he is in default.
