Tempohousing Nigeria (“THN”) is a leading Nigeria based project developer specialising in the design
and manufacture of real estate structures using standard ISO shipping containers
THN has developed a unique construction system that allows for the quick construction and easy
transportation of container structures to any location
THN residential and commercial units can be constructed 3x quicker and c.30% cheaper than
conventional methods. The units are functional for either temporary and permanent use
THN operates under three divisions:
− THN Servicing: constructing service centres, camp sites and worker homes
− THN Student Homes: developing affordable student housing and private hostels
− THN Properties: developing low cost residential and commercial real estate
Lagos State chose THN as winner in the 2012 Living Labs Global Awards for the most innovative solution
for affordable housing in the state

THG is widely recognized to have developed a unique
construction system that allows for the quick

The company specializes in 3 types of buildings;
buildings for residential use, building for the hospitality
industry and offices
THG’s largest project is Keetwonen, which is the
biggest container city in the world built for temporary
student housing. Keetwonen is comprised of over 1000
modular units arranged in blocks creating a new
community, which include a cafe, supermarket, office
space, and a sports area
THG is a minority shareholder in THN and provides
project management and quality control on all projects

CLIENT DESCRIPTION IMAGES
THN installed 34 ATM kiosks for Ecobank, a pan-African
bank in 10 states across Nigeria
These units were installed in petrol/gas stations and can
be relocated to other stations if needed
THN installed an 80-persons residential & office camp site
for an indigenous upstream oil and gas services firm in
Delta State, Nigeria
The site consisted of living quarters, office and toilet units
with THN providing a turnkey solution including installation
and furniture provision
THN constructed a service centre for Harvesters, a
religious organisation, to serve their new parish in Nigeria
The project has 11 rooms over two floors that contained
offices, crèche, reception, training areas and toilet units to
serve a church of 500
The center was built in 7 weeks
ExxonMobil contracted THN to build a facility
management office for its expatriate quarters in Lekki
The project has 3 offices with 3 toilets and a storage area
THN is currently contracted by Novo Nordisk to develop
Diabetes information centers across Nigeria starting with
3 centers in Edo State
CSR initiative in conjunction with local hospitals with 2
further centers in Ondo state planned for Q3 2014

Dele is responsible for delivering THN objectives as set out by the Board of Directors
which includes forging and driving strategy, client relationship management and
business development
Masters degree from the London School of Economics (LSE) in Real Estate
Economics and Corporate Finance and BSc in Economics from University of Leeds
Co-founded Ampersam Network Associates, a business solutions and project
development company, which is also a majority shareholder in THN
Previously worked in investment banking with Nomura International, HSBC and JP
Morgan with focus in Real Estate, Transport & Logistics and Metals & Mining

Low cost Many used containers are available at a cost that is low compared to a finished
structure built by other labour-intensive means such as bricks and mortar
Conventional building methods are very expensive in
Africa, mainly due to the high cost of cement in the
continent
Construction time Once the plan is designed, the containers are prepared and fitted out at the
workshop. Construction time onsite can be as little as 7 days. Tempohousing
built 1000 units in 6 months.
Construction times using conventional methods are very
long, which adds to accruing interests on loans
Structural strength Shipping containers offer a huge structural strength for a fraction of the cost of
traditional timber, steel and concrete constructions. Because all the strength is
contained in the structural elements themselves, the foundation design is simpler
and less expensive.
Structural strength of conventional builds are often
supported by additional steel rods and more expensive
foundations
Modular All shipping containers provide modular elements that can be combined into
larger structures. This simplifies design, planning and transport. As they are
already designed to interlock for ease of mobility during transportation.
It is possible to go higher with conventional design
methods, but this increases cost of construction, due to
need of additional structural strength
Transport Pre-fabricated modules can also be easily transported by ship, truck or rail,
because they already conform to standard shipping sizes
Transportation of different materials needed contributes
to making construction costs higher
Availability Used shipping containers are available across the globe Cement, the primary product for building is readily
available, but at a high cost. Highest in Africa
Temperature Steel is an active conductor of heat so our units are well insulated to counteract
this quality
Buildings are usually well insulated
Labour The welding and cutting of steel is considered to be specialized labour and can
increase construction costs, however our technical team has extensive
experience to ensure costs are well managed
This method is very labour intensive thereby increasing
constructin cost
Limitations to Design
flexibility
Shipping containers have a rigid shape, making it difficult for more complicated
designs
Shaping bricks and mortar is alot easier so design
flexibility are endless
