HOATime flies and we’re already

well into 2013. It’s still not

too late to express our best

wishes to all residents for a

prosperous year. The Estate

concluded its financial year

at the end of February

which presents a good moment to look back and reflect.

From a security view point we’ve gone through a very quiet Festive

period – we were blessed in the sense that we did not experience a

single incident. Other suburbs and estates in the vicinity were less

fortunate. Our staff and security team deserves a special pat on the back

for this achievement. Maybe luck had something to do with it but I can

assure you that Gary Players’ famous “the-more-I-practice-the-luckier-I-

get” phrase had a lot to do with it.

In January we rewarded the security guards with some well-

deserved bonuses. Many residents contributed to this fund. The fund

was supplemented by the CHOA and the bonuses were based on

performance.

Financially we’re in a sound position where we, once again, project

a solid saving on the operational budget. Our reserves are increasing

steadily in line with the Board’s stated objectives. Pressures on our

operating budget remain a challenge but we have managed to limit the

levy increase to 8% for the new financial year.

On the capex front the buy-in levies came in marginally better than

expected and budgeted. Spending on approved capital projects is

equally well managed. Growth of our capital reserve is also doing well

and is ahead of the targets shared with members at the 2012 AGM.

As requested at the 2012 AGM, the Board made good progress with

remodelling plans for the Top Gate. Plans have been submitted to the

town council for approval.

The management style of the Board has generally been a low profile,

“get-on-with-the-job” approach. It is based on the premise that most

residents are generally engaged in the day to day chores of making a

living and requiring a safe and pleasant sanctuary to come back to for

charging of the batteries. Our analysis of the needs and wishes of the

majority provides the necessary guidance. In the process it is inevitable

that swords will be crossed here and there where individual requirements

get out of line with our view of the good of the whole.

The Annual Resident Satisfaction Survey provides us with a good

pointer whether we’re more or less on the right track. Literature indicates

that web based customer satisfaction surveys normally attract response

rates of 10 - 30 %. We got 169 responses which represents a return

of about 20%. This is very middle-of-the-road but we nevertheless

consider it as very valuable in gauging the ‘climate’ in the Estate. Based

on the responses, the vibe in the Estate can be classified as very positive

and supportive. A full report on the results is presented elsewhere in this

issue of Interface.

Some 85% of the questions dealt with Lifestyle, Security and CHOA

related matters. The results were quite closely aligned and can be

summarised as follows:

The remaining two questions dealt with the use of our roads and common

areas and although still positive, the results were visibly different from

the above:

Some 70 respondents added comments to the survey. These were a

mixture of compliments, suggestions, requests and criticism. Some

were surprisingly scathing ranging all the way from the CHOA being

a ‘toothless wonder’ to having a ‘god complex’. If nothing else, this is

indicative of the fact that everybody cannot be pleased all of the time.

Thanks to all who took the trouble to respond. It is really appreciated and

the information will receive attention to the best of our ability.

Access for visitors to the Estate will soon see an important change

when we move over to a web based booking system. It will provide

residents with a more modern tool that should streamline matters

considerably. Barring unforeseen problems this should be in position

by May/June this year. The phone-in system will be retained for the

foreseeable future.

Finally this is now the fifth time that the Estate enters a new year

with yours truly in the chair and my sincere thanks is due to the staff

and members of the Board for excellent support over the years. Many

residents also contributed and encouraged often to make life easier and

this is truly appreciated by me, Board members and staff. Sometimes

change is nevertheless a good thing and perhaps the time for a change

at the helm is now drawing near.

FEEDBACK on Resident Satisfaction Survey

During February 2013 residents (owners, tenants and off-site owners) were invited to participate in a satisfaction survey of the Centurion Residential

Estate and Country Club. A total of 169 members participated over a 14 day period. Several comments were received that will be attended to. The

overall weighted average on all responses from all questions amounted to 81.8%, this year’s evaluation is thus 1.2% higher than last year.

REpORTCApTAIN’s reportI am not sure how many of you were privileged

enough to witness our very own Darren

Fichardt’s performance at the Africa Open,

but I was sitting on the edge of my seat as

he was coming down the home stretch. (I am

not sure who was more nervous!) This win was

his fourth win in Europe and has seen Darren

move into the top 100 on the Official World

Golf Rankings. Also well up the leader board

was Desvonde Botes who ended in 5th spot.

Not to be outdone, Herman Minnie won his first

tournament as a professional at the IGT played

at Irene recently. Well done to our Centurion

Boys!

Over the same weekend, a group of 16

members set off to Silver Lakes in defence

of the Matkowich Trophy that we won late

in 2012. Not making any excuses, but the

Champions of Champions was on the same

weekend, so many of the regulars were not

available for selection, needless to say we were

taught how to play golf. The day was won by

Silver lakes, with Woodhill 2nd and Centurion

holding the wooden spoon. The next match

will be played at Woodhill and we hope we will

redeem ourselves.

Talking of the Champion of Champions,

congratulations must go to Piet du Preez who

beat off stiff competition to win the men’s

section and Marliza Annandale who managed

to win the ladies section.

Monday, 18 February 2013 saw the Canon

Pro Am Series day being held at Centurion

and we were graced with the presence of Ian

Woosnam, Sam Torrance and Michael Campbell

in the field. Judging by all the reports, much

fun was had by all and many compliments

were paid to the course which I must say is in

immaculate condition. Thanks must go to Petrie

and his team for giving us a course that we can

all be very proud of.

The annual Club Championships are planned

for 9/10 March 2013 for the Juniors, Ladies

and Veterans and the Men’s Championships

will be held the following week 16/17 March

2013. I trust you have all entered and are

raring to go!

At a recent Gauteng North meeting, Centurion

was complemented for the hosting of the

Under 15 championship in January 2013.

Compliments were not only paid to the course,

but to the club, catering and management of

the event. While hosting these events does

interfere with our member’s ability to get

access to play on the course, we must bear in

mind that much needed revenue is generated

for the club and this is a massive marketing

opportunity for us.

For all of you who will be participating in the

Club Champs – GOOD LUCK! And remember:

REpORTCApTAIN’s reportLady

February has been another busy and successful golfing month for the ladies section. I would like to welcome our new lady members, Leanie Louw, Magde Meyer and Shardi who are now active in the Thursday ladies competition. It is always a pleasure to welcome new faces, may you share many happy rounds of golf with us.

Last Tuesday Wilma de Wet arranged a game of golf for us at her ‘home away from home’ golf club, Sandy Lane, which is situated at Hartebeespoort Dam. It is a beautiful 9-hole golf course. Thanks Wilma for arranging the day for us, it was a most enjoyable and we were made to feel most welcome on our arrival at Sandy Lane. This is the second away game that we have been on, it seems to go down well with the ladies so will be arranging one again in the not too distant future.

Last Thursday we celebrated Sue Smith turning 40-something - we were all treated to scones and tea on the patio after our round of golf. Congratulations go to Wilma and Chris de Wet on the arrival of their 8th grandchild, you are so blessed.

This coming Thursday we will be hosting our last ‘Spar’ Mini Open. It has proved very successful

with all the ladies from both our club and neighbouring clubs over the last year. Carol-Anne Ferreria, the Owner of the Jean Avenue Spar and Tops has made this day possible with her kind sponsorship. Unfortunately for us ‘Spar’ is no longer able to sponsor this event as they are going to be sponsoring the Centurion Hospice, which is a very good cause. I would like to take this opportunity in thanking Carol-Anne and Spar for their sponsorship that we received over the last year.

March means Club Championships, hope you have all entered... it is an event I look forward to every year. A great way of having a bit of serious competition with our fellow members but the best part is sharing a glass of wine and getting to know one another on the patio after the round of golf.

Last Monday saw the annual Canon golf day taking part at our club. The significance of this golf day is that they had three very special guests taking part being Ian Woosnam, Micheal Campbell and Sam Torrence. They started the day off by playing a 3 hole exhibition starting on our 7th hole, they then played hole 17 and 18, and what an absolute thrill it was to get to see these three famous golfers up so close and personal. And to

just complete my Monday I got to have my photo taken with them on the putting green afterwards. Photo’s I will cherish forever.

The Thursday ladies competition is going from strength to strength. If you wish to play send me an e-mail - [email protected] by mid-day on the Wednesday. I then do the time sheet and e-mail your tee time and what competition we will be playing to you. This way of booking is proving very successful, so I will be sticking to it for the foreseeable future.
