How do I Value a building?

Control of Asbestos Regulations 2006

• Duty holder must have an asbestos policy in force

• Have a record, compiled by a "competent person" of all materials known to contain, or presumed to contain asbestos

• Should recognise that if disturbed or damaged by maintenance work or accident, that certain types of asbestos do present a significant risk to health.

• Take reasonable steps to find out if there are materials containing asbestos in non-domestic premises, and if so, it’s amount, where it is and what condition it is in;

• Assess the risk of anyone being exposed to fibres from the materials identified.

Pastor Electrocuted While Performing BaptismMan Grabbed Microphone While In WaterPOSTED: 8:28 pm EST October 30, 2005WACO, Texas -- Funeral services are pending for a Texas pastor who was electrocuted in front of his congregation Sunday morning while performing a baptism.

The Rev. Kyle Lake was standing in water up to his shoulders in the baptistry at University Baptist Church in Waco when he grabbed a microphone and was electrocuted.

Jamie Dudley, who is married to one of the church's other pastors, said doctors attending the service performed chest compressions on the 33-year-old minister until he was taken to a Waco hospital and declared dead.

The woman that Lake was baptizing was unhurt, she said.

Dudley said Lake, who had a wife and three children, had been at the church for nine years, the last seven as a pastor.

She said about 800 people attended the Sunday morning service, which was larger than normal because it was homecoming weekend at nearby Baylor University.Copyright 2005 by The Associated Press.

Electricity at Work Regulations 1989

Duty holders responsible for buildings to ensure the safety of all electrical systems:

• The Council for the Care of Churches recommends:

– Churches have electrical installations inspected and tested every 5 years.

– Carried out in accordance with IEE Regulations, Guidance Note #3, and inspection certificate obtained in every case.

– The certificate kept with church records.

• Switchgear in the church labelled to show date of most recent inspection and the date of the recommended future inspection.

Fan heaters are a serious fire hazard, and it is strongly recommended that alternative methods of heating are adopted.

If fan heaters have to be used, they must be included in a fire risk assessment.
