Introduction Appendix B: Fannie Mae Usage Scenarios is designed to assist industry participants

implementing the MISMO Version 3.0 Reference Model in their loan delivery applications to

meet Fannie Mae’s requirements for submitting loan delivery data in the XML file format.

Although the basic loan delivery XML file format will be supported by both Fannie Mae and

Freddie Mac (the GSEs), there are differences in data conditionality for each GSE. Fannie

Mae will continue to maintain independent business processes and Appendix B: Fannie Mae

Usage Scenarios reflects required (R) and conditionally required (CR) data points that are

applicable to submitting loan delivery data in the XML file format to Fannie Mae. No single

loan will require all of the data points at loan delivery, and the usage scenarios do not include

all the CRs because several CR data points will apply only when a specific business condition

exists.

The Fannie Mae usage scenarios have been developed for several mortgage loan products that

capture fictitious data and do not relate to real people. The names, addresses, and Social

Security numbers were created at random. The scenarios illustrate how the loan delivery data

is populated within the corresponding MISMO data point supported in the loan delivery XML

file.

The Fannie Mae usage scenarios include a narrative, followed by the MISMO data points in

tabular format, which is organized by the hierarchical container structure. These usage

scenarios include the specific MISMO data points that are applicable to Fannie Mae Loan

Delivery for the following loan characteristics:

Borrower Information:

John Quincy Smith, Jr. was born January 2, 1967 and is a U.S. citizens who identify himself as Black/African

American and not Hispanic or Latino. John’s SSN is 888-12-3456.

Property and Loan Information:

On January 15, 2012, John, a first time homebuyer, purchased a home for his primary residence, a detached, single-

family home built in 1998, located at 123 Main Street, Anytown, Virginia, 20191. The property was appraised on

January 4, 2012 for $200,000. John’s new mortgage is a 30-year, 80% LTV, fixed –rate conventional loan for $160,000

at 6% interest rate (rate locked on January 5, 2012). John’s loan has no special characteristics, prepayment penalties, or

associated second liens.

John’s loan application was received December 21, 2011. The loan casefile ID 9876543210 was submitted by the seller

to Desktop Underwriter (DU) on January 5, 2012 and received an Approve/Eligible recommendation. Include Investor

Feature Code 127.

John qualified for the loan with $12,500 documented monthly income and an Equifax middle credit score by 730. His

new monthly liabilities total $2,500, which includes his new P&I payment of $959.28 and total housing expense of

$1,125.

Appraiser Information:

The property was appraised by an appraiser whose license number is 123456ABC. His supervisor’s license number is
