Opus North’s latest success is the sale of its retail park at Armley. Construction hasstarted on the once derelict site and the park is due to open in March next year.It is already fully let to companies such as Lidl, B&M Homestore and

Farmfoods. Lidl have purchased the leasehold of their 1,858 sq.metres(20,000 sq.ft.) superstore and Palmer Capital Income Fund have bought theremainder of the site. The two sales raised £8 million.Andrew Duncan of Opus North said: “We have transformed a derelict

eyesore in a prominent area of west Leeds into a first class retail park withhousehold names as occupiers”.

Judging from the level of activity,and the reaction to the Brexitvote, the Yorkshire commercialproperty market is in robusthealth.

What is important is that theLeeds office market has riddenthe EU exit vote effectively. Thequarterly report from the Leeds’Office Agents Forum showed thatoccupiers have, on the whole,adopted a business as usualapproach.

Take up in the city centre was11,642 sq.metres (125,321 sq.ft.)in the third quarter, an increaseof 71% on the previous threemonths. Out of town deals at6,126 sq.metres (65,944 sq.ft.)were slightly lower than April-June.Interestingly, in the first half yearthe out of town market beat thecity centre in lettings.

Paul Fairhurst of Savills and theLOAF spokesperson commented:

“At face value, the relatively limitedsupply of Grade A space and localeconomic dynamics have so farhelped cushion any uncertaintycompared with London and thesouth east”.

“We have continued to see apositive story play out in Leeds butthe ongoing supply issues beingexperienced in most regional officemarkets continues”.

However, there are three majorcity schemes (Central Square,5 Wellington Place and 6 QueenStreet) completed and soon3 Sovereign Square to relievethe shortage. Knight Frank’sEamon Fox said: “Two more citycentre schemes at Platform and3 Wellington Place together withParadigm at Thorpe Park andKirkstall Forge (where there are4,181 sq.metres (45,000 sq.ft.)remaining) in the out of townmarket are all under construction

and will help plug the gap in thenear future”.

Central Square, developed byM&G Real Estate and Marrico AssetManagement, is the largestspeculative office scheme ever builtin Leeds and it also has the largestfloor plates. Sam Jones of M&Gsaid: “We expect the new officesand associated amenities to attractfurther tenants and contribute tothe creation of a new city centredestination”.

A former yarn and cornwarehouse, Concordia Works,has been refurbished by BoultbeeBrooks for offices, creating a fusionof original features and moderndesign. Knight Frank and Savills arejoint letting agents for the1,293 sq.metres (13,922 sq.ft.)building. Eamon Fox points out that“this is a unique and striking propertyset over 5 floors creating a dynamic,hi–spec loft style workplace. The

interior respects the integrity of thewarehouse’s industrial past withexposed brickwork, trusses andcast iron columns”. The first dealhas been brokered to YonderConsulting who have taken 282sq.metres (3,040 sq.ft.) on the thirdfloor of the building.

The pace of development is beingmaintained because the city plannershave approved the £55million SouthBank mixed use project at GranaryWharf by CTP and regenerationspecialist U+I. This is part of thewider Holbeck Village regeneration.South Bank wll have 250 residentialunits, offices, restaurants andlandscaped public space.

David Topham of CTP said: “Thereis a growing demand for high-qualityaccommodation in Leeds”.

Knight Frank anticipate that citycentre prime rents will top£301.28 a sq.metre (£28 a sq.ft.)by the end of the year.

Leeds GOES LARGE

IN BRIEFEqui-rek, a family owned specialist manufacturer of horseboxes andtrailers, has bought the 17,280 sq.metres (186,000 sq.ft.) former FoxWire factory in north west Sheffield for £1.6 million with the help ofLeeds City Region and Barnsley Council. Knight Frank acted for thepension fund that sold the site.

Park has been sold to MethnorProperties.CBRE’s Robin Bullas said: “The

recent sales demonstrate the currentinvestor appetite for well positionedoffice accommodation with assetmanagement opportunities”.Councils like property investment

and Leeds City Council hasbought Muse Developments’7,510 sq.metres (80,840 sq.ft.)Logic Leeds at Junction 45 of theM1, which is occupied by Amazon.

The recovery of Sheffield hasbeen a long time coming afterthe loss of so much steel andengineering business.A key part has been played by the

Heart of the City project where thefinal building, a 7,060 sq.metres

(76,000 sq.ft.) speculative officedeveloped by CTP at 3 St Paul’s Placewas completed in the summer andopened by Lord Kerslake, formerChief Executive of the council whostarted the scheme 20 years ago.Andrew Antoniades of CBRE

commented: “The development of3 St Paul’s Place will ensure that thereis a market-leading occupationalspace in the centre of Sheffield”.Meanwhile, research by Lambert

Smith Hampton (LSH) said thatalthough demand for office space inSheffield is subdued because of theBrexit vote, owner occupiers areseeing value in the out of townmarket. This is shown by that sectorbeating the centre in the secondquarter with take up of2,506 sq.metres (26,974 sq.ft.).The supply situation will be

transformed next year with the openingof the Sheffield Digital Campus andthe refurbished Steel City House.Tom Buriaga of Lambert Smith

Hampton said: “It is clear we are seeingan improvement in the office marketfollowing a difficult second quarter.Out of town has proved to be morepopular with owner occupiers takingadvantage of depressed capitalvalues. We are expecting a strongfinish to the year in both markets”.Like other cities, Sheffield has

a thriving market in studentaccommodation and Unite hasacquired a site in the city centreclose to the university for a schemeto house 570 students in a£35 million development.

Sheffield has really come to liferecently with the completion ofnew developments and plans forfurther improvement.

These include a transformingregeneration project by the council(with Queensberry Real Estate asa partner) in the heart of the city’sretail area.

The plan is for a £490 milliondevelopment that will bring worldclass shopping to the centre ofSheffield. Paul Sargent of Queensberrycommented: “My team has been

focused for the last 18 months onwinning this major instruction. It isa dream come true with a schemethat will meet the scale of ourambition and challenge our creativeexperience to date”.

In another major project for thecity, Urbo is to develop a £175 millionmixed use scheme of 10 buildings atWest Bar Square of 130,060 sq.metres(1.4 million sq.ft.), with half in offices,300 flats, shops, restaurants andpossibly a 4 star hotel.

Once again, the council played a

leading role in the development,which has BNP Paribas Real Estateand Knight Frank as letting agents.

Looking ahead, the decision toroute the HS2 line into the citycentre, rather than on the outskirtsat Meadowhall, will really putSheffield on the international map.

Mark Latham of Urban Splash said:“The arrival of HS2 in the city centreis a real positive for the long termfuture of Sheffield and is a massivebonus”. That underpins the decisionof Sichuan Guodong Construction to

invest £220 million in a propertydeal in Sheffield, claimed to be thelargest Chinese investment outsideLondon. The money will be spent onfive projects in the city centre overthe next three years. These willinclude offices, shops, apartmentsand the city’s first five star hotel.

An indication of the wideningoccupier base in Sheffield isprovided by Maple Syrup Mediataking a floor in Fountain Precinctfor its UK Quidco business, which isa cashback platform.

One development that epitomisesthe strength of the regionalmarket is Sterling Capitol’sCapitol Park at Leeds wherethree major occupiers havesigned new leases.These are NHS Shared Business

Services, Hermes and DePuyInternational who, between them,took a total of 13,006 sq.metres(140,000 sq.ft.) in deals brokeredby Knight Frank.Richard Clark of Knight Frank said:

“Capitol ticks all the boxes. It is nextto the M62 and within five minutesof the M1, so it has access toYorkshire’s superb motorway network”.In the city centre, it is significant

that a global media agency like

Dentsu Aegis Network has taken1,255 sq.metres (13,509 sq.ft.) in6EP, which is the largest refurbishedoffice property in Leeds at3,901 sq.metres (42,000 sq.ft.).This is a joint venture of BridgesVentures and Evanacre.Alex Hailey of letting agent CBRE

said: “The redevelopment of 6EP, astrategically located building in theheart of the business district, is animportant addition to the Leedsmarket at an opportune time”.In another deal, CBRE has let

further space at 8 Park Row to theglobal digital media company,Perform, giving it a total of1,486 sq.metres (16,000 sq.ft.) inthe building.

It is heartening to see thatmanufacturing features in newdevelopments in the region,such as the scheme at the165 acre Temple Green in theAire Valley by Evans PropertyGroup and Harworth Estates.After a £7 million investment in

infrastructure, roads are open in whatis claimed to be the largest advancedmanufacturing and logistics sitein the north. It will have241,540 sq.metres (2.6 million sq.ft.)

of space and is in the Leeds CityRegion Enterprise Zone.The marketing of the park has

been stepped up this year with theappointment of CBRE and Gent Visickto join Dove Haigh Phillips as agents.Unfortunately, the industrial

picture is not totally rosy becauseBrexit is playing a part by bringinguncertainty, as illustrated by Burberrypostponing the construction of a new£50 million trenchcoat factory at theSouth Bank Leeds.

Doncaster has a distinct advantagein the national distributionnetwork through its location insouth Yorkshire with easy accessto the motorway system and themain urban areas of the northand Midlands.

So, it should be no surprisethat Amazon should go for a102,190 sq.metres (1.1 million sq.ft.)facility at Verdion’s iPort. This is amajor scheme on a 335 acre sitewith the potential for a further557,400 sq.metres (6 million sq.ft.).

This is just another peg in theboard of Amazon’s march across theUK to give it a dominant position ine-retailing and it now has 12 UKhubs. Even more startling is thatAmazon accounted for 26% of theUK industrial lettings in the final

quarter of last year.The success of Doncaster extends

to SMEs where Bullrush BusinessPark, developed by CarnellManagement Services, has recentlyattracted four new tenants, thelatest being Fabb Projects who tooka 1,115 sq.metres (12,000 sq.ft.)unit, leaving just two units empty.

Rebecca Schofield of Knight Frank,joint letting agent with PPHCommercial, said: “We now have avibrant business park populated bysmall andmedium sized businesses”.

Elsewhere in south Yorkshire,Helical Bar is to expand theCortonwood Shopping Park atRotherham with an 11,148 sq.metres(120,000 sq.ft.) extension to bebuilt by Finnegan. Clearly it is anattractive location because Helical

Bar has pre lets on 10 of the11 units, all of them taken byretailers that are new to the area.

Adam Russell of Helical Bar said:“By attracting new retailers to thearea the scheme is bringingsignificant capital investment and newjobs in addition to adding to thevibrancy of the retail destination”.

Obviously retail parks are amajor part of the south Yorkshireshopping scene because the lastremaining units at the OnyxRetail Park on the site of theformer Manvers Colliery atWatch-upon-Deane, have been let.The park was built by OnwardHoldings.

BransonThere is a solidity to theperformance of the commercialproperty market in the regionwith early indications of itshrugging off the effect ofthe Brexit vote.To be fair, it is early days yet for

the trauma of leaving the EU withnegotiations spread over a numberof years (how many?). All the same,Yorkshire has the ability to makes itsown decisions and think outside the box. That may come from a realpride in Yorkshire.That passion for the county was shown in bucketloads at this year’s

Olympics when its athletes won so many medals.Of course, it has some natural advantages such as a fine motorway

network and well established towns and cities that have a history of realindustrial power.The numbers indicate a positive market, whether it is city centre

lettings in Leeds or out of town business parks but also includes newoffice and industrial development. Hopefully, the early indications ofmore manufacturing capacity will prove to be long lasting and helpcounter leaving the EU.Sheffield encapsulates the changes in the region as it steers away

from undue reliance on the public sector that guided its property marketfor so many years. The prospect of a new HS2 station in the middle of thecity is significant at a time when the council has been emboldened topush new development of offices and shops.
