The Lessee will not be permitted access to the tenancy to commence any fitout works until such time as all Lessee obligations as set down in the Fitout Guide and The Lease have been fulfilled to the Lessor’s satisfaction. Any delays to the Lessee’s fitout program, caused by the Lessee, the Lessee’s Designer or Lessee’s Shopfitter will in no way obligate the Lessor to extend the Lessee’s Fitout Period or suffer any financial loss as a consequence.

Fitout Guide - Five Simple Steps
The Fitout Guide has been broken into five simple steps. It is very important that you work through each point in the checklists, referring to the information on the corresponding pages. Please note, you must refer to the body of the document for the details you will need to comply with your lease.

Your Retail Designer
To assist you to achieve your full business potential, you MUST appoint a Retail First -approved Retail Designer. This Retail Designer must be suitably qualified and experienced. A list of suitable designers is available if required.
Retail First must approve your Retail Designer BEFORE engagement and commencement of design work.
Your Retail Designer is required to develop your design concepts, produce informed design drawings, provide detailed documentation on the designs, make all site visits as necessary and monitor on-site works.
Should your proposed signage or graphic elements require further design development, Retail First may request you appoint the services of a suitable graphic designer.
Signage contractors are not considered graphic designers.
Once your Retail Designer is approved, Retail First will issue a “Programme of Lessor Works” to you and your Retail Designer and design requirements will be discussed.

Lease Plan
To commence the Fitout process, Retail First will provide you with a lease plan outlining the following:
Dimensioned Plan (1:50) showing lease line and services
Shopfront Elevation
Shopfront Section
Site Plan
It is your responsibility to verify and check all services locations and dimensions and notify Retail First of any discrepancies.
Retail Design Manager (RDM)
The RDM is Retail First’s representative whose role is to brief you, provide feedback and review and approve design submissions. Retail First will provide contact details of the RDM.

Final Design Approval
The RDM will issue final design approval once the final drawing submission is reviewed. This approval shall be subject to comments and/or mark ups on the design drawings by the RDM.
A set of stamped, approved final drawings and approval conditions will be issued to you by Centre Management. It is important that you give your Shopfitter a copy of these stamped drawings for accurate pricing and construction purposes.
The ‘as-built’ fitout must reflect the final RDM-approved drawings and conditions. Any deviation from the approved drawings and conditions not expressly approved by the RDM shall be considered a defect you must rectify.
You will be responsible for obtaining all relevant authority approvals (including construction and hydraulic) prior to commencing work on site. Copies of these approvals must be sent to Centre Management in order to start work on-site.
Note: Final Approval is given for design intent only. It shall be your responsibility to ensure that the tenancy is designed and constructed in accordance with relevant codes and current industry standards.
Owner’s Consent Letter
Once your drawings have been reviewed and approved by the RDM, an “Owner’s Consent Letter” will be issued by Centre Management to enable you to submit your drawings to Council for relevant approvals.
Note: If design drawings have not been approved by RDM, an Owner’s Consent Letter cannot be issued.

PRELIMINARY DESIGN SUBMISSION & REVIEW
Your Retail Designer must submit your preliminary design concept to the RDM for review. This submission must include:
Floor plan, reflected ceiling plan, shopfront elevations and sections and internal elevations 1:50 scale
Sample Board
Coloured shopfront perspective.
Digital photos of most recent fitouts (if applicable)
Services layout (drainage points, electrical and access).
This must also be copied to Retail First nominated services contractors.
The submission must be complete in order to evaluate your proposal fairly. Where required, your preliminary design submission may need to be revised and submitted for further review.
Note: “Standard Designs” submitted on the basis of “corporate presentation” may not necessarily be accepted, and generally would require modifications.
Final Design Submission
The final design submission must address comments made by the RDM on the preliminary designs.
The final designs drawing shall be at a minimum of 1:50 scale and must include the following:
Final Services requirement (as coordinated by your Retail Designer and the Centre’s nominated contractors).
Floor plans – fixtures, fittings, services and materials.
Reflected ceiling plan – ceiling heights, bulkheads and/or dropped ceiling delineation, full height walls, lighting layouts and specification of light fittings.
Internal elevations and sections – fixtures, fittings, materials, details and all finishes.
Shopfront elevations and sections – details and finishes.
Signage details at 1:10 – elevation, section, details indicating type, size, graphics, colour and material.
Joinery – details.
Final sample board.

All works must be performed strictly in accordance with the approved drawings. Any alterations to design and drawings after Final Design Approval Conditions have been issued must be re-submitted for approval to the RDM prior to commencing fitout works on site, and the lessee is responsible for paying any additional fees incurred.
General House Rules
House rules may vary from Centre to Centre. The following rules and guidelines for Retail First Centres must be adhered to at all times.
All work must be carried out by Shopfitters who are licenced and operate in a professional manner.
All Shopfitters and contractors must have current Workers Compensation Insurance (unlimited) and Public Liability Insurance (cover not less than $10,000,000.00).
All materials used on-site are to be new and all work is to be completed in a professional manner and with
minimum interruption to the trading of the Centre.
No heavy duty or noisy power tools are to be used during trading hours.
Your Shopfitter, Project Manager, Retail Manager and Contractors must complete a Retail First General Safety Induction. This is available online at http://induction.retailfirst.com.au
You must provide a copy of your fitout schedule to Centre Management prior to commencing work on site. The schedule must align with the Lease Commencement Date.
All fitout rubbish is to be removed to a bin provided by the shopfitter.
Hoarding to be arranged through a Centre Management nominated contractor by the shopfitter at the lessee’s expense.
At all times you are responsible for the safety, behaviour and professionalism of your contractors on-site. Centre Management reserves the right to remove from site any unauthorised person or any person interfering with the operation of the Retail First Centre.

Your Shopfitter
You are required to appoint a Retail First – approved Shopfitter. This Shopfitter must be suitably qualified and experienced. A list of suitable Shopfitters is available if required.
Retail First must approve your shopfitter BEFORE engagement and commencement of work to assist you in appointing a suitably qualified Shopfitter.
Your Shopfitter is required to undertake project management, ensure all works are carried out in accordance with final approved design drawings, ensure quality workmanship, on-time delivery, ensure works are carried out in accordance with all relevant WH&S and other statutory authority requirements.
Centre Management
Centre Management is Retail First’s representative on-site whose role is to monitor the fitout works. Centre Management must be kept advised of your construction programme and any alterations to base building services at all times. You will be required to liaise closely with the Centre’s Operations Manager prior to and during the Fitout.
Centre Management
Centre Management will issue you a ‘Handover Notice’ to include electricity, water meter reading and confirmation of the commencement date of your fitout works.
NB. The Handover date will also be the Lease Commencement Date, unless otherwise agreed.
Construction works cannot commence until:
Final Design Approval and Conditions are issued by the RDM.
Authorities approvals are issued (copy to be provided to Centre Management).
Your Shopfitter has been approved.
Site induction by Centre Management with your approved Shopfitter & Contractors has been successfully completed.
Shopfitter Registration Checklist form has been completed and all shopfitter paperwork provided to Centre Management.
A programme of fitout works is provided to Centre Management.

Pre-Fitout

Electricity
The Shopfitter is required to make provision for temporary power supply for fitout purposes.
Arrangements are to be made with Centre Management with respect to applicable charges for power usage.
All task lighting is to be provided by Shopfitter.
Electricity charges apply from Lease Commencement Date.
Working Hours
Centre Management will confirm permitted working hours at the site induction.
No work outside permitted working hours will be allowed without the prior written approval of Centre Management.
Strictly Prohibited Work Practices
DO NOT store or install combustible materials above finished ceiling or in any other concealed, non-sprinkled space.
DO NOT create any structural load, temporary or permanent, in excess of tolerance standards as set forth in approved documents.
DO NOT cut any holes, chases or bolt fixings in the shell structure without Centre Management’s written approval.
DO NOT install or display any signs other than the standard construction
location/identification signs as approved in writing by Centre Management.
DO NOT interfere with the completion of Lessor’s work in the premises.
DO NOT commence work without having undertaken site induction and had all paperwork approved by Centre Management.
DO NOT block access to the site, Retail First Centre access roads, bus bays, fire egress, etc.
DO NOT use purlin clips off purlin flanges for the fixing of bulkheads, pipework, ductwork and similar. These items should have hangers mechanically fixed through purlin web.
DO NOT fix any wall framing (full height from floor to roof structure), which does not allow for any vertical movement either up or down to thermal activity and/or wind loads plus short/long term slab creep deflections. Suitable head restraints should be provided.

Access
Centre Management will grant access to all approved contractors during normal construction hours for each day that the site is open.
Access outside these hours will only be by written agreement with Centre Management and any costs that may arise will be the tenant’s responsibility.
Parking and Deliveries
Shopfitters and Sub-Contractors can only park in areas nominated by Centre Management.
Centre Management will nominate where material may be delivered and unloaded.
Prior arrangement must be made with Centre Management for all major materials delivered.
Any materials hoisting arranged in advance with Centre Management at your cost.
Rubbish Removal
The Shopfitter is responsible for removing rubbish from the fitout site.
Fitout rubbish must not be put in Retail First’s Centre rubbish disposal facilities.
Centre Management reserves the right to remove any rubbish accumulated by the Shopfitter or Fitout Sub-Contractors and charge the offender accordingly.
Work Area
No fitout work will be permitted outside of the store. Shopfitter must confine their activities to the designated area.
All temporary hoarding required to the fitout site must be to a standard approved by Workplace Health and Safety and will be provided by Centre Management at your cost.
Security
Any security staff required during the fitout period outside of core hours must be pre-arranged with Centre Management and will be at your cost.
Water
The Shopfitter may use Retail First Centre’s temporary water supply.
Water outlets will be agreed with Centre Management.
No fire services shall be used for water supply.
If applicable water charges apply from Lease Commencement Date.

DESIGN AND CONSTRUCTION CHECKLISTS
These Design and Construction Checklists outline the requirements that MUST be complied with by you during the fitout of your store. It is now essential that your fitout works are carried out in accordance with final approved drawings, as per Step 2.
These checklists below and following are a handy way for you and your Shopfitter to make sure all requirements during fitout are met according to the high standard of quality design and workmanship set by Retail First.
Shopfronts - General
Shopfront is a high quality design, with high quality finishes, as approved by Retail First.
Shopfront is in keeping with site-specific conditions, as determined by Retail First.
Shopfront has individuality and the design demonstrates a strong concept incorporating graphics/signage and sound visual merchandising, as approved by Retail First.
Materials used are appropriate to the design concept and are of a quality finish. We have preferably used materials such as: solid timber or veneer, 2-pac polyurethane finishes, stainless steel, quality metal finishes, high quality vitrified tiles, back painted glass and natural stone.
Areas subject to potential shopping trolley damage are adequately protected and constructed of durable material.
Finishes at skirting levels are durable to avoid damage from the mall’s cleaning machines.
The following materials have not been used: laminates, natural anodised aluminium glazing frames, mirror, plain pointed shopfronts/skirtings, simulated materials such as imitation brick or wood grain laminate, exposed fittings (unless an approved design feature) and industrial shutters or grilles.
The total shopfront is a self-supporting construction from the floor, independent of the Centre’s soffit or bulkhead.

Shopfitter’s Responsibilities During Fitout
Ensure all fitout workers have completed the General Safety Induction course.
Undertake project management.
Ensure all fitout works are carried out in accordance with final approved design drawings.
Ensure fitout complies with Retail First’s design and fitout standards, as outlined in Store Fitout checklists on page 12.
Ensure quality workmanship and on-time delivery.
Ensure works are carried out in accordance with all relevant WH&S and other authority requirements.
Co-ordinate alterations to all building services and structures directly with the Centre’s nominated contractors (Centre Management must approve any alteration to base building services).
Ensure a copy of the stamped approved drawings are on-site at all times.
Copy of Retail First’s “Contractor’s Rules” must be displayed inside hoarding at all times. Compliance with the “Contractor Rules” is mandatory.
Your Responsibilities During Fitout
Ensure all fitout works are performed strictly in accordance with approved drawings and conditions.
Ensure any changes proposed are approved by the RDM.

Inter Tenancy Walls/Margins
RDM (or Operations Manager where applicable) to specify treatment of one or both inter-tenancy wall margins.
Floor Ingo Zone
Common area floor finish, differentiated floor finish, inlaid logos or specific patterns or graphics may have been installed on the floor ingo zone with approval of RDM.
Signage Outgo Zone
Signage outgo zone is the area where signage can sit outside the lease line.
Signage sits no more than 300mm outside the lease line.
Checked whether conditions vary in our tenancy and understand that final approval is subject to the RDM.
Floor
Where required all store floor finishes including sub-base and/or levelling compounds has been supplied.
Floor finishes tie in with the overall concept of the store.
We have preferably used floor finishes like natural stone, concrete tile, terrazzo, ceramic tile, timber, carpet and specialised vinyl applications.
Where construction and expansion joints exist in the structural slab, movement joints in the floor finish coincide.
Junction of the mall floor and store floor finishes are flush and a metal edge strip is fitted between the two finishes.
Surface screw fixed cover strips have not been used.
Non-slip finishes are provided in all wet areas, steps, ramps and landings.
If water is used to wash down food preparation areas, a water proof membrane has been installed to the floor prior to laying floor materials and turned 300mm up the inter- tenancy walls.
If it is a food premise, install a waterproof membrane and provided a written warranty for material and workmanship.
Chases, penetrations, drilling or saw cuts of the slab have not been made without prior consent by Centre Management or Retail First Engineers.
All penetrations must be water proofed. Where penetrations are required to be fire rated, a suitably licensed contractor is to perform the work and provide a certificate for each penetration.
Where common area floor tiles are required for shopfront ingos or outgos, these are to be at the Lessee’s cost.
Shopfront may be braced back to the base building structure, as long as structural certification can be provided upon completion of the fitout.
If required, relief air/return air opening in the shopfront is provided.
All tracks, locks and hinges are concealed.
Stacked sliding of bi-fold doors are
concealed in housing incorporated into the shopfront design.
If store is external, shopfront design and construction is suitable for outdoor conditions – including but not limited to finishes, signage types and waterproofing.
Shopfronts - Food Stores
Food or food court retailers have checked if they are subject to specific design criteria.
Where specific design criteria applies, this criteria has been carefully followed to ensure full integration with the design strategy for the whole Retail First Centre.
Counter heights do not exceed 1200-1350mm.
Counters are designed to accommodate disabled serving access.
Shopfront Outgo
Shopfront outgo is specifically for the framing of particular elements of the shopfront (e.g. entry portal) and is not to be regarded as an overall extension of the lease line.
Checked the allowable outgo for this Retail First Centre (this will generally be 200mm max), bearing in mind that in some Retail First Centres where mall space is narrow, there will be no shopfront outgo allowed.
Outgo area has been approved the RDM.
Glazing
Simple, frameless, full-height glazing is installed to internal mall shopfront, unless a specific design concept requires otherwise.
Shopfront glazing and structure is properly designed and documented to comply with industry standards, Australian Standards and all statutory, regulatory code requirements.
Structural and glazing certificates for the shopfront were submitted to Centre Management prior to trading.
Shopfront glazing is on or within the lease line, unless a specific outgo has been approved by the RDM.

Walls
Installed, finished and provided all internal partitions.
All inter tenancy walls are lined.
Wall finishes complement the overall design of the fitout and have been used in combination with merchandising, graphics and props.
No unrendered or unpainted walls.
Back of house area is not visible over low height walls.
No painted blockwork walls.
All internal partitions are constructed from metal or timber studs.
Walls for food tenancies meet all the regulatory code requirements including the Health Code of Australia and are impervious and vermin proof.
If noise is generated check if soundproofing insulation is required and install it.
Any required security mesh above inter tenancy walls has been supplied and installed.
Chasing of any inter tenancy walls has been approved by Centre Management.
Provision of movement joints in walls coincide with construction and expansion joints in the slab.
Internal and/or Intertenancy walls waterproofed as applicable to the tenancy usage and/or as directed by Centre Management.
Ceiling
All shops to have a ceiling installed by the tenant in line with legal requirements relating to the retail usage. The type of ceiling needs to be noted on the design plan.
Use of coved ceilings with recessed lighting, suspended panels, ceiling detailed with louvers and baffles and/or other creative ceiling systems have been considered.
Ceilings are supported from structural elements and are not suspended from mechanical ducts, cable trays, hydraulic or fire services.
The ceiling or shopfront is not supported from the mall soffit or bulkhead. Certificates have been provided for any suspended or overhead items from a structural engineer.
Access panels are provided to allow the access and maintenance of services in the ceiling space eg. Air conditioning, Fire systems, Electrical.
Signage
Shopfront signage represents a critical element of shopfront design.
Shopfront signage demonstrates exceptional creativity.
Shopfront signage is three-dimensional.
Shopfront signage is internally illuminated.
A retail graphic designer has been used to design and develop our signage concept (recommended).
Checked whether or not our shopfront signage location is subject to specific design criteria (this will depend on the Retail First Centre design strategy and is especially important with food court stores).
Where there is specific design criteria, they have been followed and work approved by the RDM.
Shopfront signage is limited to the store name and/or logo and does not include any merchandise-branded elements.
Shopfront signage is supported from the base building structure and certification from a structural engineer provided to Centre Management prior to trading.
Signage, illumination and all lighting for the first 2 metres behind the shopfront will be illuminated at all times during the Centre’s trading hours and extended trading.
Plain, illuminated signboxes have not been installed unless the design demonstrates a high degree of creativity and is integral to the design concept of the store and has been approved by the RDM.
No advertising placards, banners, pennants of signage other than that approved as the shopfront signage is supplied and installed.

Step 4: Fitout

Merchandising and Fixtures
Visual merchandising plays a significant role in a store’s appearance and is important in creating maximum impact to entice customers.
Displays including use of colour coding, lifestyle graphics, theming, full height merchandising and displays, integrated merchandising systems on walls and/or product groupings have been used to create a strong visual impact.
Store fixtures are designed in context with the store’s concept and create a backdrop to present products in a
illumination and adequate ventilation.
All internal illumination is concealed from view.
All light fixtures are glare free.
There are no surface mounted fluorescent tubes or bare tube fittings, except in storage or back of house areas.
There are no exposed or coloured lamps or bulbs, exposed neon, strobe, sodium vapour lamps or spinner-type lights.
Signage and shopfront lighting are separately switched to a timer and illuminated during Retail First Centre trading and extended trading hours.
In externally exposed stores, display windows and signage lighting is on a timer for illumination and will remain on until a time nominated by Centre Management.
Energy efficient lighting must be used for compliance with the Building Code of Australia – Section J.
Store Security
Security or enclosure systems are within the boundary of the lease line.
Glass doors, bi-fold doors, open trellis sliding shutters or clear span roller shutters have been used (recommended).
Location and type of security system has been approved by RDM.
All enclosure systems are structurally supported.
Certification for security and enclosure systems has been supplied to Centre Management prior to trading.
Regulatory Requirements
All design, fitout work and materials used comply with all relevant industry and Australian Standards and all, statutory, regulatory and code, requirements.
Council approved construction certified drawings were supplied to Centre Management prior to works commencing on site. (Construction work cannot commence on site without Council approved drawings).
KIOSK TENANTS
Only to be completed by kiosk tenants. Kiosks must comply with additional and specific design criteria, as outlined below.
Kiosk design demonstrates an exceptional design standard, given its fully exposed location. (Final design approval has been carefully considered in relation to overall design merit and site location).
Approval for kiosk designs are based on the precinct’s design principles, functional requirements and individual site characteristics. This may include consideration of sightline clearances, canopies, exhaust requirements, signage, mall circulation and queuing.
Minimal sightline obstruction has been maintained and is critical to kiosk design approval.
Minimum impact has been exercised at all times in consideration to overhead or high elements.

No pegboard-type display systems.
No excessive areas of continuous slatwall.

Lighting
Retail First is responsible for lighting to public areas outside the shopfront lease line. The design, supply and installation of lighting within the store is the Lessee’s responsibility.
No surface mounted or recessed lighting has been installed outside the leaseline.
General lighting layout has been approved by the RDM.
Effective illumination has been installed to the shopfront – min. 1000 lux.
Recessed downlights, metal halide, pendants and other innovative lighting systems have been used (recommended).

Display Counter and Equipment
Maximum counter height does not exceed 1350mm AFFL.
Screens and equipment do not exceed 1400mm in height and extend no more than 30% in the horizontal direction.
Counter designs are considerate of disabled serving access.
Materials account for potential wear and tear of trolley impact.
All equipment is built into the kiosk design.
Kiosks have a retail presentation on all sides.
There are no blank, uninteresting walls.
All equipment and storage is concealed.
Lighting
Lighting requirements to counters are incorporated into the counter designs and concealed from view.
Signage
Signage is imaginative and high quality.
All signage designed is an integral part of the kiosk shopfront.
Simple vertical type signage has been used (recommended).
Signage located in a horizontal direction has been subject to rigorous design review. Any element above the maximum 1350mm counter height has been carefully reviewed to ensure no detrimental sightline impact to adjacent stores.
There is no structure impacting on the sightline clearance zone.
Sightline clearance zone is generally between 1400mm – 2500mm above mall finished floor level.
Overhead Canopies
Retail First will only approve a canopy where it is required by statutory or health code requirements.
If a canopy is required, it is not to be supported from the mall ceiling.
Canopy may require full fire sprinkler protection – if required, this is to be provided by the tenant.
4 Step 4: Fitout
Fire, Mechanical and Structural certification for any canopies and overhead structures has been submitted to Centre Management prior to commencement of trade.
If any overhead structure is required, it has been individually assessed and approved by the RDM.
Kitchen Exhaust
Retail First does not provide kiosk sites with base building exhaust capacity.
If exhaust system is required, Retail First has approved it, and the tenant has supplied it.
Building works impacting on the base building were carried out by Retail First nominated contractors at the tenant’s cost.
Flooring
Retail First’s floor finish remains intact.
Skirting is of a durable nature to minimise damage from mall cleaning machines.
Suitable protection to the mall floor (waterproof membrane or similar has been installed under all new kiosks, new floor coverings, counters, plinths and equipment.)
Membranes are not fixed and cannot cause damage to the mall floor.
If the mall was damaged during the fitout upon vacation of the store, the floor has been made good to ‘as new’ condition upon vacation of the tenancy.
Floor penetrations have been approved in writing by Lessor’s structural engineer and copy of approval given to Centre Management.

• Sprinkler layout shall be as per existing site configuration and to existing heights.
• Any extension, relocation, adjustment, addition or replacement of sprinkler heads, including draining down of the system.

• All Fire systems work will be carried out by Lessor approved contractor.
• Certification of works.
• Provision of “as constructed” drawings
• Fire doors that are used solely by your tenancy.
Mechanical Services • Conditioned air as per the existing diffuser layout.
• Kitchen exhaust capacity provided to food tenancies only.
• Exhaust duct location provided to a point nominated by the Lessor or as shown on the tenancy plan.
• Kiosk tenancies - refer notes on P24 +25.
• Installation of air grilles.
• Air conditioning system modification including:
- supplementary systems where the proposed heat loads exceed the existing design load.
- any additional supply or return air grilles.
- any additional ducting including rebalancing and commissioning to accommodate actual conditions.
• Airconditioning work will be carried out by Lessor approved contractors.
• Kitchen exhaust and make-up air including all hood(s), booster fans and branch connections to the main exhaust duct.
• Certification of works.
LESSOR/LESSEE SCOPE OF WORKS (To be read in conjunction with the Offer to Lease)

Hydraulic Services • One cold water supply point capped off with a control valve.
• One capped off drainage point to a location nominated by the Lessor.
• One trade waste point to a location nominated by the Lessor (for food tenancies only).
• All plumbing and drainage connections and services above floor level.
• Supply and installation of a Centre Management approved cold water supply water meter in a readily accessible location.
• Individual hot water supply.
• Reticulation, venting, connection of air conditioning condensate drainage line, traps, sinks, basins, fittings and fixtures.
• Compliance with the relevant authorities.
• Any alterations, additions and relocation of services will be reviewed by the Lessor’s consultants where required. An additional fee will be charged for additional design and services, installed by the Lessor’s nominated contractors at your cost. This includes the cost of all core holes.
• All hydraulic appliances, taps, toilets, showers etc meet the flow requirements as set down in Southeast Queensland water restrictions.
• List of all devices and flow rates sent to Centre Management.
• Certification of works.
Electrical Services • Electrical distribution board to the rear of tenancy, generally with:
- single phase 63amp supply for non food tenancies.
- three phase, 80amp supply for food tenancies.
• Supply capacity will vary per Centre: – this must be confirmed with Retail First.
• All electrical wiring throughout the tenancy.
• Light and power outlets, light fittings including emergency and exit lights, hot water, refrigeration and other electrical equipment, circuit breakers.
• All authority applications and fees including supply and (where required) installation of electrical meters.
• Retail First’s nominated contractors will carry out any necessary power supply upgrades.

Notify Centre Management of Trade Commencement Date
Your Shopfitter must notify Centre Management of your proposed date for commencement of trade minimum of three working days prior to opening.
Centre Management Fitout Inspection
Centre Management will inspect the fitout to ensure that the store has been constructed as per the final approved drawings.
Defects
Major defects and safety related issues identified by Centre Management must be rectified prior to the opening of the store. Failure to do so will affect Authority to Trade. If the defects are not rectified within seven days Retail First reserves the right to rectify these defects at your cost.
Minor defects are to be rectified within 14 days after opening for trade.
Authority to Trade
An “Authority to Trade” will be issued by Retail First when all of the following items are submitted to Centre Management.
Certificate of Classification from Council or Certifier.
“Services Checklist As Built” form, checked off against “Services Checklist” submitted with final designs (Step 2).
As Constructed plans showing all Fire Systems Installations including:
Sprinklers Detectors Emergency & Exit Lights Hose Reels, Hydrants & Extinguishers Passive Installations Fire Doors Fire Rated Penetrations
Certification of fitout works.
Public Liability Insurance.
Bank Guarantee.
Executed Lease and other required documents in Retail First approved format.
First month occupancy charges, outgoings, and associated charges.
Cheque for legal fees and stamp duty (including registration – where applicable).
