Construction Indoor Air Quality Plan 1

SECTION I. PURPOSE

A.

To prevent indoor air quality problems resulting from the construction processB.  To help sustain the comfort and well-being of workers during construction

C.  To protect the building’s occupants after construction is complete

SECTION II. EXECUTION

A. Control Measures1. HVAC Equipment Protection: The use of the HVAC system will be

phased and will begin prior to building turnover. Until the units are

started, all open return air duct work will be covered with plastic to

prevent dust from entering the HVAC systems.2. Once units are placed in service, filter media will be used at each open

return duct to eliminate contaminated air from recirculating through the

building and to keep the system clean. This media will be monitored and

periodically changed to ensure clean air. All filters will be replaced prior

to building substantial completion.

B. Source Control1. The architect has specified and approved, through the submittal

process, low VOC products. M.A. Mortenson will purchase and install

low-emitting VOC materials in accordance with the architect’s and

government’s specifications and manufacturers’ recommendations. Byimplementing and managing this strategy, the quantity of indoor air

contaminants that are odorous, irritating, and or harmful to the comfort

and well being of installer and occupants, will be greatly reduced.

2. All waste products will be removed from the project and placed in trash

and recycle containers that are at close proximity to the building.

3. All Test And Balance work will be phased. In order to ensure accurate

air flow readings and that TAB work is not affected by construction

debris, all TAB work will be completed after all architectural finishes are

complete.

C. Pathway Interruption1. As the building becomes enclosed we will utilize a sequence of fans

to circulate air and exhaust dirty air out of the building, if needed.

2. For workers directly involved in any activity that creates large amounts

of construction dust, they may be required to wear respirators to eliminate

exposure to poor air. This type work (i.e. cutting block) will be required to

take place outdoors or utilize a vacuum system to collect the dust and

debris

D. Housekeeping

1. Building cleaning is completed regularly. Pickup and removal of allgarbage and excess materials is completed during the cleaning process.

General clean up includes sweeping and the use of sweeping compound.

In areas where the use of a vacuum is practical, a shop-vac will be used.

2. All subcontractors are responsible for maintaining a clean work

environment at all times.

3. To eliminate any undesirable pest of rodent activity, no food or drink,

other than water, is permitted inside the building.

4. As materials are delivered to the site, storage for these materialsconducted in accordance with the mfgr’s recommendations. Materials

stored in the building are covered in plastic sheeting or remain in their

original packaging to eliminate exposure to dirt and debris.

5. A No-Smoking Policy is in effect in the building. Any person caught

smoking inside the building is asked to vacate the site.

6. Porous materials like insulation and drywall are stored in dry areas.

Any such material that is exposed to moisture is replaced.

E. LEED Specific Items

1. If Air Handling Units are used during construction MERV of 8 filters

will be used.

2. As part of the Pre-Occupancy Plan Mortenson will conduct IAQ

Testing per LEED EQ Credit 3.2, Option 2, to ensure that major

contaminants are below recognized acceptable levels prior to occupancy.

3. All filtration media will be replaced upon completion of the building

IAQ Testing.

4. Mortenson will prepare an IAQ Test Report confirming that all of the

requirements of LEED EQ Credit 3.2 have been met.

5. Mortenson is anticipating having all of the major interior finishes

completed before the IAQ Testing.

6. Air samples will be collected 3-6 feet from the floor to represent the

breathing zone of occupants.

7. Sampling locations for the IAQ Testing will be based off of the

recommendations given in LEED EQ Credit 3.2.
