Warwickshire landlord, Gurjit Johal, took on an ambitious project to transform a vacant town centre office building into student accommodation and retail outlets. GreenACT helped him make them a natural first choice for students looking to rent in Leamington Spa.

Warwick District Council’s planning regulations require 10% of the property’s energy to come from renewable sources. Although Johal had 15 years’ experience as a landlord and of managing 34 properties, this was his first encounter with renewable technologies.

GreenACT designed and specified the hybrid heating system and managed the whole installation through to commissioning and certification.

Primary heating is via two 20kW air-source heat pumps, located to the rear of the building. The heat pumps operate in a cascade so each is brought on line individually as required to meet the increasing demand for heat.

A gas boiler was fitted to supplement the heat pumps when temperatures drop especially low, and also to provide hot water, which is stored in two 500 litrecylinders.

The heat pumps alone provide 92% of Victoria Chambers’ heating requirement, which will save Johal approximately £1,000 per year, compared to the cost of gas for a traditional heating system at the same property.

In September 2013, a little over one year after installation, the heat pumps have recorded a 310% seasonal performance since start-up.

That means that for every 1kW of energy used to run the heat pump, they generate 3.1kW of heat into the building. This exceeds the 300% MCS Standard for an air-source heat pump running at this temperature. And after one of the coldest winters in recent years, it’s a notable achievement.
