In January, Facebook launched Graph Search, a natural language social search engine to “help all of us fi nd people, places and things and explore Facebook in a whole new way.” The big deal about Graph Search is that it is different from a standard Web search. Mark Zuckerberg, CEO of Facebook, explained the difference between Web search and Graph Search like this: “Web search is designed to take any open-ended query and give you links that might have answers. Graph Search is designed to take a precise query and give you an answer, rather than links that might provide the answer.”

For example, people might ask Graph Search, “Who are my friends that like National Apartment Association?” and it will return a highly personalized result that lists all of that person’s Facebook friends who in fact “Like” NAA’s Facebook page.

So, what impact does Graph Search have on proper t y management companies and all those Facebook pages that

are set up for apartment communities? In a way, Facebook has just created a method to search for apartments that leverages the entire social network of a potential resident.

Here’s an example: A young professional is thinking of moving to Boston and happens to have several Facebook friends who either hail from or reside there. That person could choose to ask Graph Search, “Apartments in Boston that my friends like,” or “Apartments in Boston near my friends.”

Typing those queries into the customary Google search window will not bring high-quality results. Only Graph Search allows this. So, if Boston-based apartment communities do not have their Facebook pages optimized for the new Graph Search, they may not be included in the results.

Five Things to Improve Your PageHere are fi ve steps apartment marketing professionals can take to optimize apartment community Facebook pages for Graph Search.

1. Make Sure the Community’s Facebook Page is CompleteThis seems like a no-brainer but it’s the most important part: complete and update the information in the “About” section. Make it as complete and thorough as possible. Consider getting a custom Facebook URL if one has not yet been claimed.

Grow Your Resident Fan BaseThis can pain those who aren’t fans of collecting “likes” for the sake of it, or those who prefer quality over quantity, but Graph Search is forcing its users to rethink that mindset. Search results will rely heavily on follower c ou nt s , w h ic h me a n s a n apa r t ment property business page with a large fan base will be more likely to turn up in relevant search results. That means getting more people, and the right people, to hit the like button.

4. Post Engaging Content and Get People TalkingEngagement on Facebook has always been important, but it matters more than ever with Graph Search. Apartment managers can expect the Graph Search algorithm to give priority to business pages with the higher levels of engagement. That means apartment pages should focus on fostering engagement by publishing compelling content, offering incentives and interacting with fans.

5. Encourage Resident Brand Evangelists to Share ContentBrand evangelists are nothing new in the multifamily housing industry. Resident referrals are an important part of apartment marketing and many communities are harnessing the power of

social media to run referral campaigns. With Facebook Graph Search, social media referrals will be more organic because

people who share a community’s posts will automatically, and unintentionally, be referral marketing on the community’s behalf. Communities need to post engaging content and encourage their fans to share and share often because, rest assured, Graph Search will pay close attention to all those shares.

Hands down, Facebook owns consumer engagement like no other social platform, and the new Graph

Search places even higher priority on engagement and geo-targeting. So make sure those apartment community

Facebook business pages are fully optimized and ready for Graph Search. Because when Graph Search comes out of beta later this year and potential residents use it for apartment searches, they don’t just have to Google it. Now they can Facebook it.

Spruce Up Your Properties for the Big Moving Season

As we all know it won’t be long until school is out and summer arrives. That is traditionally the beginning of the time that owners and renters are more likely to move to new locations. It’s also the time when the vacancy rate can fl uctuate and the turnover rate increases. Whether your owner-clients are thinking about selling, raising the rent or just want to fi ll the vacancies faster, a spring makeover can be a big help. Here are a few simple ideas that can help bring the buyers and the new residents in droves.

First do all that you can to improve the buildings’ “curb appeal.” It doesn’t matter if it’s a house or a multi-family complex, the fi rst impression that a potential buyer or renter receives when they drive by or up to the building can make a huge difference. If that fi rst impression doesn’t say, “You or your potential residents are going

to love living here” then get the help of some exterior consultants who can give you ideas. Planting lots of fl owering plants, repainting the doors a universally popular color or small touches like quality front door mats can help.

The use of window boxes filled with geraniums, pansies and primroses can give that warm and “homey” look to an older building or house. Painting the front porch, trimming the trees and generally improving the landscaping can work wonders. Instead of spending a lot of money to paint the house or complex try pressure-washing it to see if that will be enough to freshen it up. Clear away any debris, trash and unsightly objects that send the wrong message. Replace damaged or warped screens on windows and make sure those windows are clean!

Patio furniture, play areas, awnings and shutters should also look clean, neatly arranged and well-maintained. Send the message to potential buyers and renters that you take pride in your buildings and you want your residents to enjoy a positive “quality of life” experience. If your houses or apartments are older consult with a company that specializes in renovating without losing the valuable architectural features and elements. It may be worth it to spend the money to remove and replace poorly insulated windows and doors, even if you have to take out a loan to do so.

Interest rates are the lowest in history and home improvement or equity loan money is more available. Now may also be a good time to clean or replace badly-stained carpets and railings. The goal is to take a building that may look old, moldy or dilapidated and to make it look inviting and qualitative. “Staging” is another good idea and there are realtors who are experts at doing just that. It can include some inexpensive but nice-looking patio furniture or updating the light fi xtures inside the residences. If you get some second opinions from people who’ve had success at this you’re bound to experience more success yourself. You’ll also attract better prospective owners or renters, and that’s important too.

Embrace Apartment Rating Sites

For years now, restaurants and other service providers have used Yelp as their local review site. They’ve learned how to not just take the good reviews with the bad reviews, but also figure out how to manage those bad reviews so that people will still trust them and try them out. With review sites like Yelp.com — many people can just be plain mean, using the site to (sometimes unfairly) rant about the vendor in retribution for what they saw as a huge problem during their experience. Sometimes they’re based on true stories. Sometimes they’re not. And now there’s the whole scandal of business owners paying members of the public to post negative reviews on competitors’ Yelp pages.

Property managers of apartment buildings and other multi-family properties have had to deal with similar problems on the rev iew sites for their industr y, l ike Move.com, ApartmentReviews.net, ApartmentRatings.com and yes, even Yelp.com. In fact, these sites were once completely dismissed, f i l led as they were w ith only negat ive (and sometimes overwrought) reviews of communities. This was especially true

for ApartmentRatings.com, a site that gained a reputation as being the terminus for particularly unpleasant reviews.

But now, property managers should take note. Whether or not you approve of the review sites’ content, or believe everything they say, you should still be checking them out. According to a 2012 report by J Turner Research on Trends in Resident Technology and Communications Preferences, your potential tenants are using these online review sites when deciding where to live. In fact, over 74 percent of people interviewed not only said they used the review sites, but also that the sites had a significant impact on which communities they would consider renting in.

While business owners, including property managers, should take all negative reviews with a grain of salt — as they say, there’s usually a “type” of person who posts negative reviews repeatedly — they should also see all the reviews as an opportunity to engage with your residents, past, existing and future.

Take a page from Madison Apartment Group based in Philadelphia, who has started a “Rate, Review and Recommend” program. The program actively encourages current residents to post their opinions on many forms of online review sites and social media outlets, including Yelp, Facebook, Foursquare and ApartmentRatings.com. Another smart move by the group is to distribute resident satisfaction surveys the old-fashioned way — on paper — at key times during the residents’ experience: move in, move out, after maintenance has been completed, and so on. By posting the results on their ApartmentRatings.com community pages, they show potential tenants a more in-depth look at how life is at their community.

It has also been noticed that the more property managers encourage their residents to review, the more positive reviews they receive. But remember — this process is like a garden. You can’t expect others to do all the work, nor can you neglect it and expect it to thrive. Here are some tips to get involved in the online reviews that are being written about you — whether you like it or not:

The fi rst step is to proactively claim your properties’ pages on Yelp, ApartmentRatings.com, Google Places and every other site that you can.

Take advantage of the sites’ features, like ApartmentRatings.com’s Manager Center that sends an alert when a review is submitted.

Assign one person to respond to reviews. This way there is someone not only with the responsibility to manage and reply to reviews, they also have the power to do so. That way reviews are consistently monitored and answered — especially if they are negative or untrue.

If you see an especially negative review, do what you can to take the conversation offl ine and on to a phone conversation. That way you can have a real-time discussion with the disgruntled reviewer, and prevent an online argument from happening. And you should never let that happen.

Post your best reviews on your website. See if your website designer can add a scrolling function for quotes from happy clients. If not, you may want to look into companies like AppFolio, that will build websites for a reasonable fee with a host of features, including search engine optimization, full integration with their property-management software, Google Analytics, social media sharing, and more.

Face it — the Internet is not going away. If anything, today’s renters are using it more and more frequently in their search for a new home. Sticking your head in the sand and hoping for the best is not going to work, so sign on and start facing these reviews head on. If you do your best to follow our advice, and you may even be pleasantly surprised with an increase of positive reviews.

Reduce Kitchen Stovetop Fire Risk to Save Money and LivesBy Ken Stewart, Capital Insurance Group - Products, Compliance & Commercial Lines Manager

It’s every apartment manager’s nightmare. A resident steps away from something cooking on the stove ― just for a second ― to answer the phone, see who’s at the door, attend to a crying baby … In some cases the consequences are no worse than a burned pancake or a pot boiling over. The nightmare is when fl ames ignite and fi re spreads.

Unattended cooking is the leading cause of cooking fires, according to the National Fire Protection Administration (NFPA), and cooking fires account for the majority (42 percent) of all home and apartment fires. As part of a 2011 study, NFPA found that between 2005 and 2009, kitchen fires accounted for an average of 155,400 home and apartment fires each year, resulting in an average of 390 deaths, 4,800 injuries, and $771 million in direct property damage annually.

Now for some good news: Apartment owners and managers can slash these startling statistics dramatically by installing special fire suppression technology that extinguishes stovetop fi res before they have a chance to spread.
