ADDENDUM #1 FOR RFP PC649 – Rehabilitation of 68 “HOME” funded Rental Units-various locations County of San Bernardino The following addendum to this Request for Proposal is hereby incorporated into the bid process. PLEASE NOTE: Questions and Answers: The following topics and clarificationss were asked during the Job Walk. Please review the responses and include them in your proposals.

Roofing
No access to roofs
All roofs guarantee to be water tight for ten years
Contractor to provide price for sheathing replacement
Roofing and exterior repairs to include all buildings on each property
All unused antennas or dishes to be removed, if antenna, replace after roofing
Roofer to install appropriate venting using dormer and ridge vents
All vents to be painted to match roof color
Spec: Tear off and dispose of existing roofing down to wood sheeting.
Housing Authority Of The County of San Bernardino
Thoroughly inspect roof sheeting for dry rot. If dry rot is found it shall be
replaced on a time and material basis.
Install metal edge around entire perimeter.
Nail one 30 lb. non-perforated rag felt over entire roof area.
Install new Owens Corning Oakridge Pro 30 fiberglass shingles according to
manufacturer’s specifications. Color to be determined per site
Seal all pipes and penetrations using flashing cement.
Paint all pipes and vent flashings.

Remove all roofing debris.
A standard 10 year guarantee shall be issued upon completion

Insulate each water heater replaced
Water heater – six year warranty SCAQMD Rule 1121 compliant

Cooler specs
A. Unit shall be rated in accordance with AMCA Standard 210.
B. Cooler cabinets, blower housings and blower wheels shall be protected against
“rust-out” for a period five (5) years from the date of installation, but the
manufacturer’s limited warranty, providing operations and maintenance
recommendations are followed.
C. Pumps shall be protected against defective material or workmanship for a
period of two (2) years from date of installation.
2.1. CABINET
A. The cooler cabinet, blower housing and blower wheel shall be constructed of
heavy gauge, rust and corrosion inhibiting, hot-dipped galvanized steel.
B. The cooler cabinet shall be protected inside and outside with a baked polyester
enamel.
C. The water reservoir shall be die-formed, welded seam construction. Mastics or
adhesive coatings are not acceptable.
D. The water distribution internal to the unit shall be PVC.

E. The water troughs shall be fully visible and adjustable from the outside of the
cooler, without removing louver assembly.
PART 3-INSTALLATION
A. Remove currently installed evaporative Cooler block-out.
B. Provide and install Evaporative Cooler
C. Provide and install all plumbing piping (1/4” copper tube) and fitting as
necessary to tie to existing water source
D. Provide and install evaporative cooler support frame, attach to roof with
screws/anchors
E. Provide and install all caulking and sealant for a weather-tight installation
F. Provide and install PVC overflow drain, extend approximately 5’-0 min. to
roof gutters
Cooler service
Remove scale build up, clean pan, adjust belt, replace pads, clean out spider lines,
oil bearings, replace pump basket

The grading should lead the storm water out of the court yard past the trees near the street
Asphalt patch seal and strip – north driveway patch and seal up to concrete channel
ADA install two ramps one at each of the ADA parking stalls first parking space in each
lot on the west side. Include signage and markings.
