THE WESTIN OTTAWA HOTELOntario, Canada

RRA was responsible for the complete design and renovation of the first four floors of the Westin Ottawa Hotel in Ontario, Canada. By integrating new furniture, finishes and lighting with existing structural elements, RRA transformed massive interior spaces into welcom-ing centers of activity. This 495-room hotel renovation included the redesign and reconfiguration of the hotel’s main lobby, lobby bar, res-taurant and porte-cochere. RRA’s design featured a double story storefront and glass entrance that looks in on an enlarged three-story atrium. A 14 ft. wide fireplace made from backlit alabaster and sculpted wood extends from the third floor ceiling to the ground floor level emphasizes the atrium space. Three Swarovski Crystal chande-liers were custom made for the hotel to enhance the atmosphere.

Conference CenterIn addition to overhauling and updating the first four floors of the Westin Ottawa Hotel, RRA also inserted new 7,200 sf conference center with 6 meeting rooms into a dark and underutilized basement. New lighting, furniture, and finishes were added.

Banquet RoomsAs part of the hotel’s phased upgrades, RRA was also responsible for the new 8,000 sf banquet rooms on the 4th floor, as well as the renova-tion of 18,000 sf existing banquet halls.

THE WESTIN HARBOUR CASTLEToronto, Ontario, Canada

RRA was hired by Starwood Capital to improve the street presence and develop a location identity that was more welcoming for the hotel’s visitors. The site occupied a full city block on the perimeter of downtown Toronto bound by a wide and semi-industrial street.

RRA proposed multiple concepts then developed two of the concepts into alternate schemes that proposed re-cladding the existing structure with a new back-lit curtain wall system –one with multi-colored glass on steel rods at different depths to add more visual interest to the monolithic plane of the massive façade – and the other with a dynamic volume formed from a torqued curtain wall frame with backlit acrylic panels, befitting its location on a high-speed road. In addition, RRA proposed modifying the planters, sidewalk, stairways, signage and site lighting to enhance the pedestrian experience.

The proposed scheme provides a more welcoming arrival experience for both cars and pedestrian visitors as well as a more appropriate image for the hotel’s branding concept of “refresh” and sensory welcome.

4 ACRESSouthwestern, USA

RRA was challenged to design a premier hotel and condominium development on a four-acre site. RRA collaborated with Mathes Brierre Architects to develop a program that would set a new stan-dard for modern buildings in the southwest.

Utilizing the triangular shaped site, RRA designed two oppos-ing curved structures to capture the views of a beautiful mountain. The program includes a private interior courtyard, sub-grade park-ing, ground floor retail, spa, bars, restaurants, ballroom and meeting spaces, 153 hotel rooms and 44 condo units. The multi-level Zen garden in the courtyard features a cascading two-story waterfall.

RRA carefully considered the unique ecosystem and climate and implemented the steps necessary to receive LEED certification for the project. The exterior envelope of the building will feature glass, local flagstone, concrete, and metal. In addition, a metal louver system will reflect natural light into the interior spaces and at the same time, deflect solar heat gain. Large covered balconies will allow hotel guests to take advantage of the weather year round.

NATIRAR SPAPeapack-Gladstone, NJ

RRA, working with designer Rockwell Group and a team of engineers, is responsible for all architectural design development, construction documents, details, coordination and execution of an $8.5 million, 25,000 sf sustain-able spa building at the Club at Natirar. This new construction is part of a larger resort complex complete with hotel, banquet, sporting, restaurant and organic farm facilities sited on a 500-acre estate formerly owned by the King of Morocco. The spa building is sited on a promontory adjacent to the existing 1912 Manor House overlooking the north branch of the Raritan River and miles of lush green hill country. The program includes a full-service spa with 15 treatment rooms, whirlpool bathhouses, saunas, steam rooms and specialty showers as well as changing and locker facilities on the 19,000 sf lower level and a fitness gym, studio and beauty salon on the 6,000 sf of program on the upper level. The structure features a shallow-intensive green roof and an infinity-edge reflecting pool ending in a cascading waterfall. The water slices through two glass pavilions which are masked with floating cedar screens. The fitness club program extends seamlessly outdoors over the grass onto outdoor lounge areas paved with blue-stone and with outdoor fireplaces. The spa is accessed through a minimal zinc-clad stair built into the reflecting pool. Construction is expected to be completed pending funding.

NEW WORLD COFFEENew York, New Jersey & Pennsylvania

New World Coffee introduced darker roasted, more flavorful coffee to New York City. The design mandate was to create a prototype store that evokes the warmth and aroma associated with authentic espresso beverages. Materials such as bronze, stone, and cherry were used to establish this atmosphere. To catch the attention of passersby, a green-gold backdrop was used to generate an inviting warm glow, contrasted by cream colored walls and floor, and enhanced by the ambient lighting. Twenty-eight additional stores opened in New York, New Jersey and Pennsylvania over the next two and a half years.

The diagonal line of the counter provides a foundation for the scheme on both the experiential and functional levels and creates a strong visual interaction with its surrounding space that, in turn, invites impromptu or future visits. Placing the counter on the hypotenuse maximizes its presentation length and creates a deeper free space for activity in front, thereby avoiding the typical "galley" layout.

We designed a logo and graphic program that evokes traditional rituals associated with coffee-drinking: the globe rises from the triangle's horizontal boundary in a copper glow, surrounded by "rays" of steam. The idea of coffee is further implied through the use of earthy coffee colors in the logo's various applications.

EMERALD PLANETNoho, NY

The Emerald Planet's 1,700 sf restaurant in Noho provides an alternative and contemporary approach to specialty food service that is both beautiful and highly functional. RRA incorporated an expansive glass facade, dramatic light-ing, and complimentary natural materials to communicate the restaurant's concept of healthy, high quality food and value pricing in an elegant and relaxed setting. Custom designed details include a belly bar fabricated from rebar, a mica screen wall and colored concrete floor.

RRA also designed a second 2,000 sf location in Rockefeller Center that incorporates a 225 sf juice bar.

AMERICA’S COFFEENew York, NY

This prototype coffee/espresso bar required the counter to be a high visibility, high design kiosk design, appropriate to its location on the concourse level at the World Trade Center. Special design considerations included an awkward existing corner site, asbestos problems, and the necessity of maintaining maximum visibility and efficient pedestrian queuing without interrupting the heavy flow of traffic in the busy public corridor.

The architecture centers around the strong, pure geometry and tapered volume of the semi-circular ‘barista.’ The canopy structure, in shot-blasted copper and aluminum, is suspended above the counter and reinforces the strong shape of the kiosk while providing space for signage and lighting: two-foot high, stainless steel, pin-mounted letters spell out the name of the client. The canopy also conceals a track for a rolling security gate and the new walls pro-vide pockets to store the retractable gate when the store is open.

The materials were carefully selected to coincide with the overall dynamic of the space yet be functional and easily maintained. The front counter is a combination of marble and composite stone, while the back work counter is non-directional stainless steel. Blue aniline-dyed and light stained Ash create a differentiation between the central ‘barista’ and the serving counter. Serving trays at the specialty drink serving counter are laminated with heat-sensi-tive, liquid crystal sheets that react to the heat of the cups set on them, creating ephemeral designs on the counter. The rear wall is painted with a motif of the world map, pierced by three flat-screen, plasma televisions. The remain-ing walls are treated in encaustic paint in rich shades of maroon, yellow and green complementing the logo.

COLUMBUS CIRCLE WINESNew York, NY

With the design expertise of RRA, this 2720 sf space was transformed into a wine store. To work with the challeng-ing, off-center entry and long, linear floor plan, RRA decided to create distinct merchandise regions with a diagonal path. The path is a tinted concrete band that divides the reclaimed wood floor. Custom designed Brazilian cherry display units line the path and lend a rhythmic pulse to the merchandising. The path culminates at the Enomatic tast-ing unit which allows customers to sample a variety of fine wines. Proper wine storage (horizontal), subtle signage, and precise climate control were particularly important to this client.

THE APPLE SOHO STORENew York, NY

In 2001, following its “think different” maxim, Apple Computer transformed a former post office in New York’s Soho area into the first of its retail stores, in the process creating a pro-totype for other Apple Stores around the world as well as new standards for retail design.

The 18,000 sf interior is inviting, with its use of custom-designed glass features – a 15-foot high staircase, a bridge and a 70-foot long skylight – immediately echoing the iconic design sensibility of Apple and Macintosh products.

RRA was a member of the collaborative design group consisting of Steve Jobs, The Apple Team and Bohlin Cywinski Jackson. The Apple Store has garnered numerous accolades, including special recognition by The American Institute of Architects and Business Week for Design Excellence.

DAVIS WARSHOW SHOWROOMNew York, NY

Davis + Warshow, New York’s oldest and largest plumbing fixture distributor, hired RRA to design a 7,220 sf showroom and event space to became their flagship store. They were looking for a retail feel, focusing not on brand recognition, as is the industry standard, but on the fixtures themselves. We strived to make every aspect of the showroom adjustable and interchangeable in order to meet the needs of the ever changing fashion of fixtures and to allow for the flexibility needed to accommodate various size groups for events.

Davis + Warshow took a stand on presenting their fixtures without the use of running water but its inevitable presence in the showroom was essential. RRA enlisted subtle hints of movement and flow-ing materials to create the illusion of water. With twenty-one 5’-6” x 8’-0” windows on two walls, the focus of the showroom is inward on the walnut pod displays that sit clustered on the original wood floors under exposed oval ductwork.

WALKER ZANGER SHOWROOMNew York, NY

RRA designed a multilevel showroom for the most comprehensive stone and tile supplier in the world. Our staff worked closely with the Walker Zanger design team to restore the historic exteriors of this 6,400 sf loft space and also to divide its interior into a series of zones, sample rooms and interiors that showcase Walker Zanger's extensive collections of stone and ceramic tiles.

RESTORATION HARDWAREBroadway, New York, NY

RRA joined with Seaton Wilson Architects to restore the historic exteriors of Griffith Thomas’ Mortimer Building - one of the first commercial structures in the “Ladies Mile” Shopping district of Manhattan. RRA’s team researched and analyzed historical draw-ings, photos and painted surfaces in order to replicate the building’s original architectural details and achieve the 16,408 sf renovation for Restoration Hardware’s flagship store. We restored two antique clocks and completely revitalized the mid-nineteenth century cast-iron columns with painted wood fascia and Corinthian capitals. RRA also designed the interior retail space to conform to Restoration Hardware’s design standards. To allow access to the additional retail space in the cellar, we designed a grand staircase that opens up the ground floor and provides a focal point.

BLACK RESIDENCENew York, NY

Our clients needed a space that would provide them with a flexible layout that was also highly functional. The new design transformed this 3,000 sf raw loft and 1,600 sf terrace into a three bedroom residence through a series of open and connected public spaces with the kitchen positioned at its center. Careful detailing of hidden, sliding pocket doors allow spaces to be adapted to the appropriate occasion, creating a den, guest room or vast entertainment space. The den's three oversized 5' x 9' sliding door panels of mahogany and glass enclose a full guest room off the living room when nec-essary. These subtle separations are distinguished by systematic changes in material and lighting. The bathroom boasts a full green onyx wall and counter with colorful glass tiles. In the kitchen, mahogany cabinetry, maple flooring, a marble countertop, stainless steel tiles and appliances combine to create visual and textural interest.

BARRETT RESIDENCENew York, NY

The client for this midtown 1,550 sf residential apartment wanted to accommodate an additional guest bathroom to his loft. In apart-ment buildings with over 6 units we are required to adhere to ADA requirements. Once the location of any fixture is moved, the entire bathroom must follow the ADA guidelines, as well as all new bath-rooms. Ultimately we wanted to instill a feeling of luxury. The new guest bath was created in an alcove that looked out onto a terrace we had previously designed. The second floor terrace was renovated into a lush retreat with IPE decking, teak planters and trellis. Bamboo grasses, high plants and rattan furniture complement the tranquility of the space, transporting the visitor out of the bustle of the city. The master bath was also enlarged and reconfigured to include a 3’-6”x 8’-6” walk-in shower, double trough sink and bidet. The key features include a spa bath which is accessible from the master bath through a sliding door. The opening allows natural light into both baths and the ability to access the bathtub from either room. One side of the door is a full mirror, the other side is tiled to match the walls when closed. We repurposed and separated a 6 panel mirrored room divider into single 2’-3” x 8’-6” chrome framed mirrors in both bath-rooms to accentuate the 14’ high ceilings. Level changes were handled with minor and barely noticeable slopes. All features were ADA Compliant.

1200 FIFTH AVENUE PENTHOUSENew York, NY

Ronnette Riley Architects restored this 6,300 sf triplex penthouse that had been separated into six apartments years before. The penthouse required a complete redesign to return it to the gran-deur of the original 1928 Emory Roth design.

The developer wanted to retain the pre-war feel of the building with traditional details, but modernize the kitchen, pantries and 5 1/2 baths. The penthouse has access to 5,000 sf of private roof terraces on two of the three floors, all of which RRA re-tiled with terra-cotta, and commanding views in all four directions. The original 3-story spiral staircase was rebuilt in the existing well, of which only a rem-nant remained. The existing coffered ceilings and grand entry were retained and restored.

The new floor plan consists of a large kitchen, master suite plus seven additional bedrooms, library, gallery, dressing room, two wet-bars and laundry room. For the purchaser, who paid $15 million for the unit in 2008, RRA also accommodated specific finishes and design requests.

EAST 74TH TOWNHOUSENew York, NY

Previously a Kips Bay Designer Showcase house, this 6 story 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets. Because each room was designed like a TV studio set, much of the interior was superficial in the sense that plumbing fix-tures were not all connected, existing walls were “false walls” built in front of actual partitions and much of the construction had to be rebuilt. The main objective was to create a functional yet elegant and cohesive single family living space.
