Every year, many households

fall prey to an intruder who

sneaks inside and steals their

money. It’s not a common thief, but

rather the outside air coming in

through cracks and gaps and driving

up heating and cooling costs.

Even in moderate climates,

properly weatherproofed doors,

windows and venting systems will

save electricity and money while

keeping occupants more

comfortable.

Weatherproofing is not as

difficult or costly as some might

fear. With a few products sold at

the local hardware store,

homeowners can seal up and

insulate their homes against drafts

and prevent warm air from

escaping.

Or, if the task still seems

daunting, you could always leave it

to the pros. An air-sealing company

can ensure your home circulates air

in an efficient way without

sacrificing safety. Regardless of the

path you choose, it’s essential to check

your home — it may be holier than you

expect.

“If you added up all the cracks and

gaps in an average home, the area would

be about three square feet. Imagine the

amount of cold air that can come in

through those spaces and the amount of

warm air that can get out,” says

remodeling contractor Danny Lipford,

host and executive producer of the

nationally syndicated TV show “Today’s

Homeowner with Danny Lipford.”

The biggest air transfer can occur

through the attic, cracks around windows,

gaps around doors and electrical outlets

on exterior walls, Lipford says.

Weather strippingCheck for air leaks by running your hand

around doorframes and windows. “You’ll

need weather stripping if you feel drafts

around the inside joints,” says Sean

Mossman, vice president of weatherization

for M-D Building Products.

Sealing gaps around doors and

windows with weather stripping can

reduce heat and air-conditioning costs by

as much as 30 percent, according to John

Kelsey, author of “Weatherproofing” (Fox

Chapel Publishing, 2011).

Weather stripping products are

available in metal, plastic, rubber and

vinyl, including tubular gaskets and

adhesive-backed strips. Take a piece of the

old weather stripping with you to the

home improvement store so you can

easily match it, or consider an upgrade.

For instance, Mossman says that foam

weather stripping on doors wears out

within three years.

M-D Building Products has an

aluminum weather stripping product

called Cinch that can be easily measured

and cut, and then peeled and stuck to the

top, sides and bottoms of doors.

On windows, “rolled rubber weather

stripping applied to the inner sash, as well

as the top and bottom, will create a strong

seal that will last for about three years,” he

says.

CaulkingOn the other hand, if you feel drafts or

see cracks around the outside joints of

doors and windows, you’ll need caulking,

Mossman says.

Redo cracked caulking around windows

and doorframes using a long-lasting,

siliconized acrylic caulk that can be

painted and resists mold and mildew, he

recommends.

Caulk also can be used to seal around

outside vents, including the dryer hose

vent.

Window blocksOne of the easiest and most

inexpensive ways to block window

drafts is with a window insulator kit

— sometimes called a “shrink and

seal” kit — consisting of shrinkable

plastic sheeting and double-sided

tape. The plastic membrane is hung

on the window and then sealed with

a blow dryer, “forming a nearly

invisible shield,” according to Kelsey.

Attic insulation“Since warm air rises, if you don’t

have enough insulation in the attic,

your heating bills are quite literally

going through the roof,” says

Lipford, adding that if ceiling joists

are visible, “you need more

insulation.”

Different geographical regions

have building codes requiring

different R-values, or thickness, of

insulation. Your local home-

improvement store can give you

the requirements or

recommendations for your area.

A common area of heat loss that is

forgotten when insulating the attic is the

stair or access area. Attic stair covers will

help block airflow between the attic and

living space.

Electrical outletsOften overlooked as sources of air leaks

are electrical outlets and wall switches on

exterior walls. Electrical outlet insulation

comes in either a foam gasket or an outlet

cover with a foam gasket preinstalled.

Once a home is properly insulated,

Have the system serviced by a professional

to make sure it is operating at maximum

efficiency, and change air filters once a

month, he advises. l
