Splish, splash I was taking a bath...and realized that my bathroom needed an overhaul.

Bathrooms are one of the most highly utilized areas of a home. The high ROI (return on investment) when remodeled or upgraded makes them a wonderful project whether a homeowner intends to remain in the home for several years or place the home on the market for sale.   Whether considering how to redecorate or completely remodel a bathroom space, homeowners should make a budget regardless of how big or small the project. It is important to know how much space --square footage, you are working with because every inch, foot, linear foot represents a cost and needs to be incorporated into the budget.   Also, remember if the bathroom has a window, the shade or window covering needs to be a line item in the budget.       

Now, let’s get to the fun part, deciding what to replace!  The list should go some-thing like this: Toilet, Tile, Tub, Sink(s), Vanity, Hardware/Faucets, Mirror(s), Light Fixture(s). 

Oh yeah, don’t forget the miscellaneous items like: adding recessed lights, tile threshold to make the transition from the tile in the bathroom to the fl ooring in the adjoining room and the exhaust fan cover--these can get very dusty and discolored--there are styles available for every budget.

Toilets--the porcelain throne should always be replaced during a remodel. This is especially true if the home is older. New toilets are much more effi cient with low-fl ow water features, and are generally more aesthetically pleasing. There are round bowl styles and elongated styles, it is really a matter of personal preference.

Tile--Marble, travertine, porcelain, glass, metal (copper, stainless, etc.), faux hardwood porcelain.   There are many tile choices for every style and budget.  Carrara white marble (polished or honed) is pres-ently very popular with homeowners and builders.   It is beautiful, timeless, elegant and compliments any space.

Tubs--Alcove, drop-ins and corner tubs fi t snuggle next to the wall and compliment the scheme of the bathroom.  Freestanding and claw foot tubs are visually interesting

and often the focal point of the bathroom.Sinks--Pedestal, farmhouse, fl oating,

vessel, there are many choices to suite any style.   Figure out the style that fi ts your taste and your room.

Hardware/Faucets--Brushed nickel, oiled bronze, copper, chrome to name a few of the fi nishes available. Also remember you may need supply lines and drains. There are different types of faucet mount types; widespread, wall-mounted, single hole, and center-set. The costs differ by design and there is one from every budget.

Mirrors and Light Fixtures round out the list. This is where homeowners can add a very personalized touch to the room, with a fun or unique fi xture that compliments the bathroom but also brings an element of interest to the space that is interesting yet, not disruptive.

Regardless of the reason for a home-owner’s bathroom remodel project, it’s important to always use quality products and reputable contractors. Make sure the budget has accounted for all project-relat-ed items/expenses, big and small. Have fun with the project and make the space a wel-coming and comfortable destination within the home!

Okay so this is the year you treat your-self to that home remodel you have been dreaming about. You’re excited about all the fun stuff like picking out sexy South American hardwoods, cavernous cabinets, and gorgeous granite counter tops. You’ve seen all the shows about adding awesome outdoor living spaces but now you’re faced with that troubling question. How am I go-ing to pay for all of these goodies?

Fear not home improvers there are ac-tually more solutions available to you than you may think.

If paying cash is not an option for you, you need to look for ways to fi nance your project. There are essentially three ways to fi nance a remodeling project, a cash out refi nance, an equity line, or a renovation loan. The fi rst two options can work well if you have a lot of equity in your home today. Renovation loans work well in all situations because the amount you can borrow is based on how much your home will be worth after you make the improvements.

Let’s take a look at the cash out refi -nance and equity line options together because they work very similarly. When you apply for one of these loans the bank will order an appraisal to determine your home’s current value. The bank will then lend you up to 85% of that value for the cash out refi nance and typically 90% for the equity line. From that amount you simply subtract your current mortgage balance to determine the amount you net for your project.

Again, these options work well if you have a lot of equity in your home. But what if your current loan balance is at or above 80% of your current value? What if you need more than $10,000 to $20,000 for your proj-ect? This is where the renovation loan saun-ters in to save the day.

The renovation loan was designed with you and your project in mind. It has two huge advantages that make it an extreme-ly useful fi nancing tool. The fi rst is that the bank bases the amount they will lend you on the after improved value of the home, so you get credit for the upgrades and additions. The second advantage is that if you meet credit requirements, the bank will lend you up to 95% of the after improved value if needed. By the way, this product can also be used to purchase a fi xer upper and fi nance the improvements into the same loan.

Let’s look at an example to see how im-pactful these advantages can be for you. Let’s assume that you have a project in mind that will increase your home’s value from $300,000 to $350,000 and your cur-rent mortgage balance is $250,000. Because renovation loans use the after improved value, that means you could borrow up to $332,500 ($350,000 x 95%) which would net you roughly $82,500 for your project af-ter you pay off your current mortgage. Us-ing these same fi gures you would only net $5000 on a cash out refi nance and $20,000 using an equity line. You’ve priced out Bra-zilian Cherry and Sub-Zero refrigerators,

would that extra $62,500 to $77,500 come in handy for your project?

PREPARATING FOR MY NEW FLOORSWhen installing a new wood fl oor, the

material needs to acclimate to your home environment. To acclimate properly, it is recommended to store the hardwood mate-rial inside your home, not in your garage or on a porch. Proper acclimation reduces the amount of natural movement a wood fl oor will have throughout the seasons.

All furniture and personal items will need to be removed from the work space. You may choose to do this yourself, or make arrange-ment with the contractor to do so. Remember to clear countertops and remove toilet(s) if necessary or arrange for the contractor to do the work. Also, consider opening your blinds and shutters. Also suggested is for window treatments be removed or lifted off of the fl oor to protect fabric and create a well-lit working environment.

Appliances such as your refrigerator and range also need to be removed. It is recom-mended to do this before installers arrive. After project completion, you will be respon-sible for re-hooking the icemaker on the re-frigerator as well as a gas stove. Make sure the connections are good. After reconnection, it is advised you check the hook-ups at least once in the following hour. You don’t want water to damage your new fl oors.

Please make sure that your pets are in a secure and safe area or not on the premises. Let your contractor know if you would like any cabinets or valuables draped.

INSTALLATION DAYThe average time for most projects range

from 2 to 7 days. However, the amount of time that your hardwood project will take depends on the scope and size of your project.

Dust is an element of the project that is inevitable. There is dust containment equipment available; however, even the best equipment will not be dust free. Please be aware that there  will  be some dust during the installation process. Be aware that dust may continue to settle several days after project completion.

You will need to please wait 24 hours before walking on your new fl oors. Allow 48 hours for furniture and pets and 1 -2 weeks before placing carpets or other area rugs. Also avoid using water on the fl oor for one week. 

TAKING CARE OF MY NEW HARDWOOD FLOORS

You will fi nd that your new hardwood fl oors are a great pleasure. They are also easy to care for, clean, and maintain. Remember to vacuum regularly using a brush attach-ment. Dust mopping works well, but do not use a household dust treatment on your mop. These chemicals may cause your fl oors to be-come slick or dull.

It is recommended to use a fl oor cleaner called Bona. This cleaner is a water based, environmen-tally friendly formula that leaves no residue.

Adaptive Gardening – What to Do When Your Physical Abilities ChangeWhen Barry and Janet Leavell met

nearly 6 years ago, both knew they were a perfect match. Not because they were confi ned to wheelchairs, but because of their mutual love of gardening. Janet was the victim of a gunshot wound with spinal damage that would leave her un-able to walk. A car accident left Barry a quadriplegic with only partial use of his arms and hands. Both agree that a big part of their lives would be missing if they didn’t have gardening.

The Tucker couple work around their half acre lot, adapting tools, techniques and the gardening environment to suit their needs. Wooden ramps, raised beds and many native plants enable them to cultivate and enjoy a wide variety of plants that attract birds

and butterfl ies, which Janet says has a calming effect. Barry sees the benefi ts of growing vegetables because the couple eats them.

They are among millions of Ameri-cans either living with disabilities or who are aging at home fi nding ways to continue to enjoy one of the world’s most popular hobbies.

Former HGTV host Joe Washington will talk about adapting your environment to suit your gardening needs at the North Atlanta Home Show – Gwinnett Center, Friday February 21 at 2pm, and Saturday February 22 at 1pm. Joe’s presentation will feature techniques, tools and resources to help your gardening experience remain enjoyable for many

For 2014, the trend in European cabi-netry continues to be textures and colors inspired by nature. Wood grain laminates are popular. The technique continues to improve and makes an excellent (and less expensive) option to genuine wood. A few of the new offerings in a representa-tive range of colors is shown below. “Antique Oak,” shown at left, is a beautiful horizontal grain laminate with texture. In the center is a high gloss polymer glass coated door that gives a glass appearance and depth. On the right is a matt textured laminate shown in a color called “Alpine Gray.” We love this new accessory bar for the backsplash area.  It features a narrow shelf

at top for small items and has optional ac-cessories like a very attractive knife block, hooks for utensils and a towel rack. A cutlery tray is a great organizational tool for storing cooking utensils where they are needed.  These are available to fi t most metric drawer sizes.

Solutions for Spring Dead Spots?Spring dead spot symptoms usually

appear in the spring as bermudagrass resumes its growth from winter dormancy. Spring dead spot can causes damage to bermudagrass in winter, when temperatures are below freezing during winter dormancy. The disease is common for most of the United States. When the bermudagrass begins to green up circular patches of grass appear to remain dormant and eventually die. Bermudagrass has an aggressive growth habit and the ability to

spread quickly, but recovery is very slow. The patches of grass in the areas are often completely dead so the recovery is mainly by the stolons spreading inward from the outside. At times in a severe case it could possibly take the entire growing season for the areas to recover completely.
