Lightning brightens the sky
and provides a spectacular
display of Mother Nature’s
power. This awesome phenome-
non also causes more deaths and
property destruction in a typical
year than floods, hurricanes and
tornadoes combined.
Don’t underestimate the dangers
of lightning
The threat of lightning danger
can occur anytime, but the most
likely time for damaging thunder-
storms is June through August.
The early spring is also a vulnera-
ble period.
Scientifically speaking, light-
ning is the visible discharge of
electrical energy. It is often accom-
panied by thunder, which is a sonic
boom created by the same electri-
cal discharge.
This electrical energy seeks a
path to ground and that path can be
your home, a tree in your yard, or
even you! The key to your protec-
tion is diverting that discharge to a
grounding path away from people
and property.
A lightning protection system
has two objectives: Provide a
direct path for the lightning to fol-
low to the ground and prevent
destruction, damage, injury or
death as it travels that path.
Many of you are likely aware
of lightning rods. Contrary to typi-
cal references to these devices,
lightning rods do not attract light-
ning. They also cannot prevent
lightning from striking your home.
What they are designed to do is
provide that safe path to the
ground for the electrical current.
Rods are just one part of an effec-
tive lightning protection system. If
you’re serious about lightning pro-
tection, State Farm recommends
you have a qualified contractor
evaluate your home, explain the
many parts of a total system and
perform the installation.
While lightning’s first target
may be your house, there’s also a
need to protect the property inside
your home from the electrical
surges that accompany a lightning
strike. Surge protection devices
installed at the main electrical
panel or meter and at outlets serv-
ing electronics can often prevent
these sudden spikes in electrical
current from damaging TVs,
VCRs, computers and other expen-
sive electronic devices.
Personal safety first
Most importantly, protect
yourself. If lightning is present,
seek shelter inside an enclosed
building or vehicle, stay away
from electrical appliances and
avoid using the telephone. If you
cannot find shelter, stay close to
the ground in a low-lying area,
avoiding isolated trees, high
ground, bodies of water or large
open areas. If someone is injured,
administer first aid if you are qual-
ified to do so and call for emer-
gency help. You cannot be
“shocked” by someone who has
been hit by lighting.

You’ll need to empty out the basement of unnecessaryfurniture and stuff; clean the boxes out of the garage. Will youneed to make room in your closet for the latest colours andtrends? Remember to donate items you no longer need.
The YARD SALE ads are starting to show up in the newspa-pers. Maybe it’s time to prepare for your big garage sale orfor a big donation to your favourite charity..? It’s a great wayto get rid of items you don’t need..
Where is the best area to begin a home-decluttering project?
Unless you’re tackling just one cluttered room, it’s always best to start
in the master bedroom in order to create a sanctuary at the end of your
hectic day & to get energized in order to tackle the remainder of the
project. Next are the other bedrooms, then to the bathrooms, to the
family room and dining room, and finally…the kitchen.
Ensure you have boxes or containers ready to start the de-cluttering
process. Take the full boxes to the garage…on their way to your
favourite charity, i.e. SalvationArmy, May Court, Re-Store (Habitat for
Humanity), Goodwill, etc.. Or maybe you’ll have a garage sale? Ask
your neighbours; they may have items they want to get rid of as well. If
that’s the case, advertise a multi-family yard sale in the local papers to
generate interest.
What small steps can someone take “to be & to remain”organized?
• Store stuff in clear containers or bags so you can actually see the
content at a glance. It takes away the stress of trying to find an item in
closed-up boxes and in dark bags.
• If you purchase an accessory item for the room then take one item away
from it.
• Display accessories in clusters of 3’s for balanced look.
• Keep flow of traffic areas open for unnecessary stress.
• Look at another option for that unused ceramic bowl which is hidden
in the cupboard.
• If you don’t have a use for Aunt Jane’s colourful vase, then donate it,
sell it, or transform it into something else (see below). Don’t give it
away as a gift; give it away to someone who actually wants it. Leave
the guilt behind.
What are a few tips for everyday purchases or for specialoccasions?
• Don’t buy stuff just because it’s on sale; buy it because you love it and
you absolutely will use it or wear it.
• Don’t attend a garage sale unless you NEED a specific item.
• Don’t buy gifts for others unless they specifically told you what they
want and the colour they want it in.
• It’s best to buy products that will not take space nor gather dust: choco-
lates, nuts, specialty cheeses, candles to match their colour scheme,
tickets to an Art Centre performance, theatre tickets, coupons for
dinner at their favourite restaurant, their preferred wine or liqueur,
coupons offering your babysitting services, etc..
• Let go of the guilt; don’t keep an item just because someone gave it
to you; it’s best to donate it so others can make use of it.

and the ability to tap into your home
equity if the need arises, buying a home
is a wise and prudent investment for
most people.
TIP 2- It Is Very Important To Buy A
Home That Will Go Up In Value. Slow,
steady home appreciation has been the
rule over most of the nation’s history, and
many real estate investors became quite
wealthy in that environment. They did
so by very carefully analyzing the appre-
ciation potential of their investment, and
they invested for the long term. You
should too. Even if you plan on living in
your home just a few years, you will
want it to have gone up in value when
you put it back on the market.
TIP 3- Use A Buyers Agent. If you're
going to work with a real estate agent,
contract with a buyers agent. A buyers
agent has a duty to represent your inter-
ests, while the subagent represents the
seller's interests. The subagent, which has
been the traditional relationship between a
buyer and an agent, is ethically required
to disclose all relevant information (such
as the fact that you’ll be willing to raise
your offer if necessary) to the seller.
TIP 4- Choose Your Agent Wisely. If
you are using a real estate agent look for
one with experience in working with
buyers, with knowledge of the neighbor-
hood(s) you are considering, and who

buyers need time and patience so they
can satisfactorily sort out the myriad’s of

Rates. Try to buy
and/or sell when
interest rates are
low. The amount
of mortgage you
can afford (and
thus the price of the home you will
cosider) will change as the interest rates
rise or fall. A certain asking price may
sound expensive to you, but at a lower
interest rate you might be able to afford
it. You may own several homes over your
lifetime, and the factors that will limit or
increase the value of the home you will
be selling will similarly affect the price
of its replacement. Since those factors
largely wash each other out, interest rates
remain the most important factor.
TIP 6- Always HaveAHome Inspection
Contingency In Your Offer and always
hire a professio-nal home inspector to
provide you a written report, along with
“ball park” estimates or ranges of repair
costs. If the inspection turns up prob-
lems that weren’t readily noticeable, you
can use it and the ball park estimates for
negotiating leverage to get the seller
to make the repairs or provide you a
commensurate price reduction.
TIP 7- Learn As Much As Possible
About The
Seller’s Circum-
stances. There
may be mutually
beneficial oppor-
tunities. For ex-
ample if you
might face diffi-
culty qualifying
for a big enough
mortgage, and the
seller is worried
about college
costs for his or her
sixth grader, then
maybe the seller might be interested in
accepting a second trust for part of the
purchase price if the interest rate is above
what they could otherwise earn and the
loan is paid off the summer before the
child’s freshman college year. From
your perspective the rate will likely be
less than you could get from a
traditional lender.
TIP 8- Research Your Mortgage Options
Well Before You Make An Offer. You
won’t have enough time in the five days
sellers normally allow to get all of your
paperwork together, determine the best
kind of mortgage, who is offering the
best rates etc. Consider getting a contin-
gent letter of approval for a loan, or an
actual loan commitment prior to making
an offer. The former is not actually a loan
commitment, but rather a contingent
approval for a loan up to a certain
amount. While it has relatively little
enforceable value, it nevertheless can
impress a seller, who might be more will-
ing to accept a lower offer because of the
perceived financial capabilities of the
seller. Its also possible to get approved
by a lender with a longer term “lock” on
the interest rate in order to protect you
from subsequent rate increa-ses. While
this should substantially increase your
negotiating leverage, keep in mind that
you pay more directly or indirectly for
the longer commitment, either in terms
of the rate and/or points.
TIP 9- Learn How To Negotiate Like A
Pro. There’s more money involved in this
negotiation than just about any other area
you’ll encounter. Even if you’re using a
buyer’s agent, you’re part of the team,
and you’ll have to make the ultimate
decisions about how much to offer and
how much to compromise on a counter
offer.
TIP 10- STUDY! The tips in this article
are only the beginning. You’ll need to
learn a lot more if you want to get the
best possible deal. Read as much as you
can on home buying, on negotiating, on
neighborhoods in your area that might fit
your needs, and on factors that impact
long term appreciation like schools,
infrastructure, major new business
expansions or closing etc. Keep copies of
everything you send the lender and
everything the lender sends you.
